This holiday apartment is furnished and decorated to a high standard and is a very comfortable base for your visit to Edinburgh and Scotland. Guests who have a laptop can also enjoy a free broadband connection either through the supplied cable or by wifi. LOUNGE/DRAWING ROOM: This vast room provides incredible views of a southernly aspect of the city and a beautiful view of Holyrood Park. The room consists of a comfortable leather sofa , anoak dining table suitable for four people and some smaller items of furniture and lighting features. There is a gas coal effect fire which provides additional heat to the gas central heating and creates a wonderful ambience in the room. A large widescreen lcd tv with approximately 30 digital channels and a DVD home cinema system. BEDROOM 1 This is a lovely double bedroom with a window overlooking the historic Fishmarket Close . A 5ft (1.52 metres) wide size bed with two bedside tables, a large built in wardrobe and chest of drawers provide ample storage space for your possessions. It has wonderful working shutters to shut out the world to aid a good night's sleep. BEDROOM 2 The second bedroom also has a view of the historic Fishmarket Close. It has a 5ft size zip'n'link bed that can be split into twin beds ( please indicate when making your booking if you want this setup) with headboards and beside tables. There is a wardrobe to provide storage for your possessions. There is also working shutters in this room. KITCHEN The kitchen has a window with the same views as the bedrooms. It is equipped with a fridge/freezer, electric cooker, microwave oven, washer/dryer, dishwasher and cutlery & crockery for up to four people. Bathroom This is a large room with a bath with mixer taps and a separate large walk in shower. A shaver point is also in the bathroom. Additional information * All gas & electricity costs are included in the rental. * Linen and towels are provided. * A modest amount of complimentary tea and coffee for arrival * Ironing facilities and a hair dryer are provided. * Street parking is available but is expensive, various longer term parking solutions can be given. * The airport bus drop off point and main railway station are approximately 250 m away. Restrictions * No smoking is allowed within the apartment. * No pets. * This second floor flat will be unsuitable for some people with disabilities as there are only stairs. * No lift is available. * Strictly no parties - Guests must be quiet between 21:00 and 08:00 to respect neighbouring properties. A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 2 days after departure. Access arrangements There is a "meet and greet" service , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure are sent out in the formal confirmation and can be found in the secure guest area. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated). Please note that arrivals after 19:00 will incur a range of late arrival fee. **LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day.

Beautiful spacious apartment in an excellent location
Clean, spacious, and well equipped apartment in a wonderful location. From the first point of call with Glenn from ESC to everything about the apartment, I could not recommend this highly enough. The large, modern walk in shower was superb, the kitchen and living area was well laid out, the 2 double bedrooms were big enough for 4 people and it is within walking distance to many local attractions in the old town as well as good restaurants. The tourist information centre across the road was an added bonus.

Sad to report apartment was completely let go. Every wall scuffed or marked, fixtures missing or broken, mold in bathroom, door warped from water, floors scuffed lights out beds worn out. The pictures must be from when the renovation was first completed. I contacted the booking agent who said he passed along to owners but have not heard anything back. Booking agent Glen, staff JoJo and JoAnn were great, location is excellent but for 500 + USD a day I expected more. Kitchen dishes and utensils were great but the only condiment was salt. not enough toilet paper (we purchased). french press for coffee which I love but if you don't know how to use you might have to google. Still a great vacation, during the fringe. Hate to complain but with someone else had written an honest review before I booked as there are many wonderful places to stay in this lovely city.

Excellent Apartment in Superb Location!!
We rented this apartment for a week in November. The apartment is in a wonderful location so close to everything you would want to do. The apartment itself is in a very nice building, it's a great size and furnished very nicely. It's light and bright and a very comfortable space. You do hear some street noise but, that just adds to the charm of lovely Edinburgh. The only thing I will say is that the mattresses need to be replaced. They were comfortable for sure but, sagged on the sides of the bed. Other than that that apartment was awesome. Like I said the location is the best. I definitely would recommend and will stay here in the future.

Lovely apartment, BUT...
This apartment is brilliant in so many ways -- great location, right off the Royal Mile; spotless; well and stylishly furnished and equipped; light and bright. The ONLY drawback is that it is situated on an alley that is apparently the main route for every drunk leaving the main street, because for several late hours EVERY night (and we were there during the week -- I can only imagine what it's like on weekends) we were regaled with long, loud, drunken shouting. Other than replacing or augmenting the lovely big windows on the bedroom side with double panes, I'm not sure what can be done about it. But if you are a light sleeper, beware.

Lovely accommodations!
We were pleasantly surprised with the flat. Great location. And to be in the middle of the filming of the Avengers movie....an added plus. The living room is large with plenty of natural light. Loved the kitchen, bleauifully done. Each bedroom was comfortable and well-sized. The bathroom is fabulous. As many will say when staying along the Royal Mile, you will have street noise at night, especially from some of the ghost tours. It's just part of the Edinburgh experience. We really enjoyed our stay. The pictures don't do the flat justice. Will book again when in Edinburgh.

Fabulous Flat in a Great Location!
We arrived a few days before New Years and were amazed at not only the location of the flat, but with the size as well. Very spacious and well- equipped. The comfort of the beds and the accommodations was above par! We will definitely come back again...once again had a great time in Edinburgh and happy to have experienced Hogmanay!

Edinburgh - what a city ❤️❤️
This is the 2nd time we have stayed in this apartment and it won't be the last. Had a wonderful few days here and there is always something new to see 🙂 The apartment was beautiful, loads of space, beds so comfy you could stay there all day (but then you would miss all the action) a very modern apartment but still nice & cosy. The manager (Dave) was really helpful and on hand if we needed him. Would not hesitate to book again. Already looking for next December 🙂 All in all a great place to stay and right in the middle of the Royal Mike.

Fabulous apartment in amazing location
This gorgeous, two bedroom, one bathroom apartment is beautifully furnished and includes a fully fitted out kitchen with dishwasher and washer/dryer. Bright and spacious, it is the perfect space for two couples to share and the location is amazing - right on the Royal Mile. Walk outside the door and all that Edinburg has to offer is within easy walking distance. The agent is extremely helpful and we would definitely love to stay here again.

Beautifully appointed, spacious apartment in an excellent location.
This excellent apartment only 10 minutes walk from Waverley train station, suited our family perfectly. Just off the Royal Mile, it was perfect for walking to all the sights and the Fringe - the main reason for our visit. Everything in the flat was great quality and worked perfectly. Comfy beds with pure cotton and a spacious shower made it home from home! Would highly recommend and would definitely book again.

Gorgeous Apartment Right on the Royal Mile
This apartment was incredible--gorgeously designed, comfortable beds, and best of all, a location right off the Royal Mile. It was so close to absolutely everything! TIPS: 1. If you book this apartment during one of the busy times of the year, bring earplugs--we were there during the Fringe festival and due to the location, people are merry-making all night long right outside your window. 2. There are multiple flights of stairs that must be navigated to get to this apartment. 3. When they say 'self catering' they really mean it- you literally have to buy your own toilet paper (they provide two starter rolls). We were also only able to find one extra blanket in the apartment so you may want to bring extra bedding if you get cold at night.

So pleased to hear there was many aspects of the Parliament Sq 2 apt that contributed to a successful trip to Edinburgh. Despite full working shutters and curtains in the bedrooms It is actually a very good tip to bring ear plugs as Edinburgh can become very boisterous during the festival. This is a second floor property with no lift and may not be suitable for guests with mobility issues. We do operate self catering properties, we are not a serviced apartment company or provide bed & breakfast, however we do provide some tea, coffee, milk, shampoos, shower gels, loo rolls to assist guests getting started on a self catering trip . There are plethora of smaller stores and larger supermarkets in the area for provisions. Surprised that the warmth was an issue during the summer months but we would have been able to assist with heating if we had been contacted. Regards, Glenn Ford manager.
