We stayed with Joon for a couple of nights over a sometimes rainy March weekend. Having spent the night before in the Sheraton at a conference, we also had something to compare it to.

We expected things to be different from a recently refurbished business hotel, and they were. No overblown styling, no formality - just a lovely room and some very attentive, personal, and top quality hospitality.

The room itself is lovely - lower ground floor, spacious, with high ceilings. With a large sofa, desk, wardrobe and laptop / wireless provided it has everything you need, and with a very well appointed bathroom up the stairs (which is private for guests to boot), we definitely had everything we needed. The lower ground floor has its own door in from the street so we felt very comfortable coming and going as we pleased.

Hospitality was excellent, with a warm welcome and plenty of local tips offered. Breakfast was fantastic (we didn't eat lunch either day!) and we were very well looked after (electric blankets turned on, treats on pillows etc).

Location wise, you're about 10 min walk from the west end of Prince's street, so not far from town at all, and even though you're just off the main road the sheltered lower ground floor room means you get no traffic noise.

In short, thoroughly recommended. Will very likely be back there with no hesitation next time we're in Edinburgh,

If you are looking for the perfect B & B, look no further. 16 Learmonth Terrace has everything you could wish for. Interesting, well cooked breakfast with lots of variety and a spacious, comfortable room with fridge, WiFi, TV, music and lots of lovely personal extras including the best chocolate fudge ever tasted! Bathrobes, slippers and toiletries are all provided. When we returned from a night out our bed had been prepared with hot water bottles, lavender sachets and a chocolate on the pillow-far, far more than we ever expected and it really made our first trip together to Edinburgh very special for us.
Joon and Peter are so welcoming and friendly, they also go out of their way to make your stay memorable. We look forward to our next visit and know we have found the perfect retreat.

Following a recommendation, we celebrated an anniversary at Joon’s lovely townhouse in the centre of Edinburgh. The location was perfect as was our bedroom – it had everything you could want (and more) – very comfortable bed and sofa, lots of space to relax in, Sky TV, DVDs, CDs, fluffy robes and slippers and a noise-free fridge (for our champagne!). Joon’s homemade tablet and choc rock plus a great selection of teas and a whisky dram all made our welcome special. Our private bathroom was very smart, offering heated towels, jacuzzi bath and courtesy toiletries. Joon’s a lovely lady (with a great taste in art). She’s very hospitable without being intrusive. Breakfasts were fresh and delicious and finished off with Joon’s scrumptious homemade jams. We were made to feel totally at home - this is definitely a place to recommend and to return to.

My boyfriend and I decided to stay here as a little treat for his birthday and valentines weekend.

We had read the reviews on trip advisor and they seemed really good, I have to say though I still did not expect the room and service to be as fantastic as it was!

Our room was perfect, so much more than we expected! Cleanliness and decor was superb!

The bathroom has a jacuzzi bath which was fantastic, so relaxing.

Joon and Paul we so friendly. Very welcoming and made our stay such a special treat. I have to say the breakfast was quite literally the best breakfast I have ever had! So much variety and Joon was so accomodating,everything was totally perfect!

Such a pleasant surprise ... Would definately stay here again and I highly recommend it!

We stayed with Joon on a Friday night before picking our son up from school - we fancied a night out in Edinburgh!
16 Learmonth Terrace is a lovely classically proportioned Edinburgh property (with the most fantastic curved windows!), everything is comfortable, convenient, and spotlessly clean;but it is Joon's hospitality, welcome and attention to detail that mean that this is a place to which we will definitely return.

We stayed with Joon at the end of December 2010 for Hogmanay and I couldn't say enough to recommend the experience. A large room with all the facilities you could need including internet, sky TV, our own carafe of whiskey and other Scottish treats. Our own bathroom with amazing spa bath and use of lovely toiletries. Everything was spotless and beautiful from the furnishings to the endless, interesting artwork covering the walls.
Joon made us feel at home from the outset, with her friendly, interesting demeanour and endless local knowledge. We included most of the activities on our trip with her recommendation and enjoyed it all. We could easily walk into the town centre from the house but there is also a bus stop nearby and always taxis.
Lastly the food.....always delicious, fresh and homemade from local produce, I am a vegetarian and am not often so well catered for. Offering many local delicacies and anything else you could think to ask for, Joon has impeccable taste.
We would recommend Joon's place to everybody!

We spent 2 nights at No 16 Learmonth Terrace and highly recommend it. Right from the start, Joon, the lady whose house we were staying in, was very welcoming, telling us to come and go as we pleased and chatting about what we wanted from our trip - welcoming but not intrusive at all. She showed us our lovely big room with the most comfortable bed and sofa. We had wireless connection and were offered a laptop if we needed it. The room was very quiet and we loved the little patio outside for sitting with a good coffee (coffee is taken seriously here). Joon makes delicious jams and specialises in preparing a wonderful breakfast. It was my husband’s birthday and she produced a little homemade cake and card at breakfast and we shared some champagne later in the evening. No 16 is very central for exploring the New Town, art galleries and quirky Stockbridge. We consider ourselves lucky to find this gem and will return.
