We loved Edinburgh and Joon and P to. They were marvelous hosts and made our stay a delight. The breakfasts were first class with even on one day Joon cooking us asparagus wrapped in bacon with poached eggs.There were so many little touches around your room from a choc and lavender left on your pillow to a wee dram and tablet left on the side. Joon and P were so helpful in every way. Enjoyed the visits to Camera Obscura and Surgeons Hall museum both fascinating. If you want the perfect base for exploring Edinburgh this is it. Cant wait to come back!

what a wonderful experience for our first trip to Edinburgh. Joon was such a excellent host, and breakfast with her was outstanding. Our own private entrance allowed us to come and go as we pleased. Joon gave us great advice on finding the perfect little pub to start our trip (Bailles). The room had all the amenities we would want. Highly recommended.

Joon will spoil you rotten with attention/food/hospitality and whilst Joons looking after you,Peter will tell you all about modern Scotish artists-2 reasons to make this a first call if you need a great B nd B in Edinburgh..

It was my first trip to Edinburgh during the Hogmanay period and I'm so glad that we decided to stay with Joon and Peter at No. 16 Learmonth Terrace.

We had our own private entrance and the room was amazing. It was filled with thoughtful little touches such as DVDs of the Lord of the Rings trilogy (we're fans), CDs of Scottish music (because we were going to the Kellidh party on NYE) and even a toy tree ent! Coffee, tea, hot cocoa, a dram of whisky (which my boyfriend really enjoyed), snacks, a personal laptop, guides, electric blankets, bathrobes, you name it, they had it. Everything was clean and spacious. The bathroom came with a jacuzzi bath tub, heated towel rails, full set of amenities and toiletries, what's not to love? I particularly enjoyed breakfasts in Joon's kitchen; it was great starting the day with a wonderful spread and friendly chatter about everything and anything.

Even pre-stay, the service provided by Joon was really something. She helped with our itinerary, made dinner reservations on our behalf, checked out timings, booked our tickets for the Kellidh and in general, was such a good source of information about Edinburgh and Scotland.

We've already recommended Joon's place to our friends and family, and wouldn't hesitate to stay at No. 16 again for our future visits. I'm already looking forward to our next trip!

We were treated like royalty ... no really! Greeted with fresh fruit, all kinds of snacks and lovely fresh flowers and all types of spa amenities. Breakfast was more than I ever expected and better than any resort I have visited. Best of all is the location ... we walked everywhere. The best was our first morning we walked downtown and turned that last corner after a short morning walk and there in front of us was the castle rising up out of the city ... what a site! I highly recommend 16 Learmonth. Peter and Joon are lovely hosts! They went above and beyond and we quickly became fast friends. Just book it and have an amazing visit.

My partner and I chose to stay at 16 Learmonth Terrace on a recent trip to Edinburgh, having seen some recommendations here on TripAdvisor. I'm glad to say our visit really lived up to expectations! The house is a lovely Victorian townhouse, very typical to Edinburgh, and it was located a very short walk from the centre of the city. We opted for the private bathroom: jacuzzi, toiletries, fluffy towels, slippers - the works, 5* style. Our room was large with high ceilings, comfy bed, TV, fridge (a noiseless one), laptop with free wifi, plenty of light, and importantly for me, it was warm and very peaceful.
Joon and Peter are charming hosts. It's the extra level of attention they pay that really sets the standards high and makes you feel at home. From homemade chocolate rock and tablet and the welcome dram of whisky, to the most delicious fresh breakfasts I've had in any accommodation - the attention to detail was wonderful. Joon and Peter are happy to chat over a glass of wine or give advice for what to see and do (and where to eat and drink!) if needed, but are never in your face and we felt happy coming and going as we pleased.

Really, a lovely stay and great value for a luxury minibreak. We'll definitely be back next time we visit bonnie Edinburgh!

We stayed with Peter and Joon during the final week of the Edinburgh Fringe. The property was in a quiet, safe street with no traffic noise despite the indication on the map that it could be a main road. We walked to the various fringe locations in less than 30 minutes each day, and a bus stopped very close if desired. The location is over a mile from the nearest stations (either Haymarket or Waverley), so a taxi is required if you have luggage (cost around 5-7 pounds). The B&B is only for one couple, and is set in the spacious basement of a very large terraced house with great character. There was plenty of light and guests are given their own key and entrance, so are free to come and go at any time. It would not be suitable for anyone who has difficulties with stairs. There is an internet connection for your own laptop, and a laptop was also made available in the room for guests' use. The bathroom is solely for the use of the guests, but is a short flight of stairs away (I never saw anyone else while using it in the middle of the night - dressing gowns are made available). A fringe event directory was made available.

The hosts could not have been more accommodating. They were eager to tailor their service to meet our needs, for example asking us if there was anything in particular they would like bought for breakfast (we opted for delicious smoked haddock one day). Breakfast was superb with a large choice and quality produce. Extras such as fudge and whiskey were also available in the room and little finishing touches like this make it an extra special place. Joon usually stayed with us for the first half of our breakfast, and she was a lovely lady, friendly and intelligent. We discussed local restaurants, the fringe events, our families and many other subjects.

During a very busy week, it was a pleasure to stay here, and we hope to return some time in the future.
