Pleased to find out breakfast was included in room price & free parking. Staff very friendly. Rooms basic but clean & good shower.

Our breakfast is indeed complimentary and included in all room rates. We have recently expanded our buffet selection to include blueberry and chocolate mini muffins, cheese slices and baked beans which have all proved to be a hit with our guests.

As someone who regularly stays at luxury hotels, why am I at the Holiday Inn Express in Leith and not, say, at the Balmoral Hotel up on Princes Street? Well, we had to have a proper car park and that eliminates 95% of Edinburgh’s hotels. We wanted to be within walking distance of our two dining venues - Martin Wishart and The Kitchin - and frankly, based on previous experience, there’s also a common rip-off approach and also a high cringe factor in many Edinburgh hotels that offer tartan this, tartan that and bagpipes for breakfast. And in Leith, the Malmaison looked a bit of an expensive risk so the Holiday Inn it was, for £190 for two nights, including parking, breakfast and internet. Great value.

OK, it’s a box. An acceptable box. Our room was fairly small, the view wasn’t great, the bathroom tap squealed like a stuck pig and the furniture came straight from an Ikea clear-out. But the bed was comfy, the pillows soft and there was adequate storage space. Wi-fi broadband in the public area, though we never got a signal in our room. Breakfast was very basic and tea and coffee was on tap 24 hours. Staff at the front desk were cheerful, knowledgeable and obliging.

Leith is one of those regeneration areas that looks a bit like a bomb site and the recession means it will probably stay that way for decades. The Royal Yacht Brittania is here and that’s a brilliantly organised, must-see tourist attraction. And there are regular buses up to the city that’s looking pretty seedy these days.

As for the restaurants, we loved The Kitchin’s smart yet casual ambience and the fabulously light and essentially simple, ingredient-led cuisine. I’m afraid we didn’t like Martin Wishart’s poncey, Michelin-led cuisine which turned great ingredients into over-worked tasteless decorative art.

Situated in Leith, near to the Royal Yatch Brittania, this hotel was excellent value for money. The food (breakfast) was good with choices, but could have added bacon to the menue to make it perfect. Lots of foreigners stay here but there was not a problem. The staff were welcoming and friendly and worked very hard. The rooms were okay, beds comfortable and clean. Bathroom was clean and all in order. The shopping centre was just over the road where you can catch a bus to any where. The Royal Yatch was minutes away and well worth a visit. The only problem we had was one of the lifts was not working, but there was another one. The emergency exit signs were scarce and there needs to be more showing where the stairs are. But a goos three night stay and we (all 8 0f us) will return soon. Oh and the rooms are quiter at the rear of the hotel, as the road outside the front, gets busy early in the morning!

This is a standard Holiday Inn Express. Has vending machines and a bar and breakfast was fine. The nearby shopping centre also has several restaurants as well as a cinema. The Brittania is next to the centre so worth a one night stay to do the shopping have a meal and the Brittania. Not sure that i would go here for any other reason unless maybe to have a cheaper stay and bus in to town. I thought a couple of repair jobs in the hotel were fixes rather than proper replacements and although didn't affect stay it didn't look as good. Having said that I would have no problem staying here again.

The place was ok, it wasnt bad but for an expresss. the staff were friendly enough, the breakfast was diabolical but i know from experience that this is expected for expresses.

Room was very standard and very outdated, bed was comfortable enough, shower was quite good. The overall standard of the hotel, the outside looks brilliant but the inside looks old and outdated, skirting boards looked like they had been chewed by a dog.

the bar was small and had to be run by the receptionists which resulted in me waiting 10 mins for a drink, which made my friends just want to leave and go elsewhere for a drink, which to me is loss of business because the general manager was tight with staff.

The main thing that really bothered me, there was no ironing board in the room, i rang down and asked if they offer them, the lady on the desk said ''yes but you will have to come down to get it yourself'', i was shocked, i am staying and paying for a service, i should not have to go down 4 floors to get my own ironing board.

my overall stay was ok to get my head down for a night, but if i was going away to relax and enjoy then i would choose somewhere a bit more comfortable.

Room Tip: if your paying more than £30 then dont book it!

I’m glad that your first impression of the exterior was so favourable as we have made a number of improvements to the hotel including some upgrades to the outside and a recent refurbishment of our lobby area. Our maintenance teams do work hard to ensure a consistently high standard throughout the hotel so I will share your comments regarding the skirting boards with them.

I am pleased that you were able to take advantage of our free breakfast buffet but apologise that it was not to your satisfaction. The quality of our breakfast is of huge importance to us and we are introducing new products and improving the layout of the buffet in the coming weeks so I hope that you will join us again to experience the changes.

As a limited-service hotel we are focussed on providing all the essentials for a great stay without unnecessary, expensive extras and our team are trained to multi-task to ensure that we can continue to offer value-for-money but I apologise that we were unable to serve you at the bar as quickly as we would aim to. As you mentioned, we do make irons and ironing boards available but are not always able to deliver these to rooms during busy periods and I apologise for the inconvenience.

It's about a 15 bus ride to city center and a 25 min. drive from the airport -- our stay in Edinburgh was too short to be this far away from the attractions. The staff was very friendly and helpful and the bus service was very convenient. It's walking-distance to nice restaurants and the whole neighborhood appears to be going through an urban-revitalization, it's an interesting area. This was booked as part of our 'package' and I would recommend looking into hotels that are a bit closer if you're planning on seeing the main sights in Edinburgh in a short time-frame. The room itself reminds of a cruise-ship room -- about the same size but very sparse in decoration. Not very warm or inviting and the bed was uncomfortable.

I’m am pleased that your found our staff to be friendly and helpful as we are proud of the high standards of customer service that we offer.

As you have mentioned the bus service from the hotel is very convenient with award winning Lothian Buses passing every 5 minutes during the day. We also provide free on site parking allowing all our guests to take advantage of this great service.

The Edinburgh Waterfront area has indeed been redeveloped over the past few years and now boasts the ever popular Royal Yacht Britannia visitor attraction, the Ocean Terminal shopping and leisure complex and three Michelin Starred restaurants all within short walk of the hotel.

As part of our continual improvements we invested in new beds for our guest rooms last summer and offer an option of ‘soft’ and ‘firm’ pillows for your comfort. I am sorry to hear that our new beds were not to your satisfaction.
