stayed here for 4 nights, staff very friendly, room was just what we needed somewhere to sleep as we were out all day. Bus stop right outside hotel to take you in to town, for a family of 4 it cost 4.40 it means you dont have to worry finding car park. Just across the road from hotel is a shopping mall with lots of shops,cafes and places to eat in the evening, also a cinama but if u want to see a film with your kids u will need id because its law in scotland, even though my son was going with his dad to a 15 cert he was not allowed in so they missed out on the film but only disapointment we had all holiday.I would recomend this hotel, its clean,cheapish,very friendly and easily located for town very quiet. Also across the road is the Royal Britannia Yaycht, well worth a visit. This hotel caters for everyone, there where alot of foriegn people there when we were there but nearly all the staff could speak a different language.The breakfast was good but only thing i would say is to get signs to tell people about the toast, as u have to do it yourself in small toasters which takes along time by the time you get back to get it someone has already pinched it, this happened to us 3 out of 4 mornings it was abit anoying,otherwise very good. The bar area was very clean and tidy no worries there. On the whole a very good 4 days away.

Stayed here as a reasonably priced alternative as usual hotel priced vastly over inflated due to festival
As far as express's go this one is fine, decent room with large TV, air con and decent wifi
Average breakfast and all in all ok for price, discount voucher for Britannia Spice nearby

This area is about 20 minutes from city centre, but we found it pretty good to get away from the crowds. Lots of good restaurants around and very handy bus service. The hotel room was small and quite spendy (festival week) but it met our needs and we had no complaints. Clean and safe area.

Room Tip: One lift which is very slow - maybe try for a ground floor room

Smart, tidy and good value. Stayed here several times for work. Breakfast good and available early. Rooms well set out. Overall value for money. Expect to pay more during the Fringe. The hotel is on the No 22 bus route that goes along Princes Street.

Stayed overnight to allow us to visit a number of shows during the festival. The price was about half of what similar hotels were charging elsewhere. Left the car in the free car park and jumped on one of the frequent buses to get into the centre of Edinburgh.

Room a reasonable size, bathroom/shower does as required.

Breakfast now has hot food included, so plenty to get the day off to a good start. Visited the hotel a few times and always found the breakfast a pleasant experience with no problems with tables or accessing food/tea etc

Had a drink in the bar on return, quiet, prices as expected in hotel.

Large Ocean Terminal across from shop with restaurants, shops, cinema etc.

Booked this hotel again, only because it was at a convenient place for us.

The staff are the best thing about this hotel, friendly, patient and very helpful.

Room was good and clean but the noise from the air conditioning unit on the wall prevented a good night's sleep. It made a similar noise that a piece of paper would make in front of a fan. Turning off the fan meant keeping the window open with the resulting traffic noise.

Breakfast was the usual self-service buffet with lots of tables available for guests. The small seating area was well utilised by families and groups of people who needed somewhere to socialise when they were occupying more than one bedroom. Fortunately the adjoining breakfast area could also be used because the Commonwealth Games was on the television and was the focus of attention.

Convenient for Ocean Terminal where there are opportunities to eat out until late evening and the multi screen cinema.

Vastly overpriced for a budget hotel. WiFi/mobile access not good from the bedroom we occupied.

Will I stay again? Yes, but only if I need to stay in Leith.

The good points, nice location, bus stop on doorstep, close to shops.
Bad points, very overpriced bar prices, clean room but overpowering smell of bleach which caught your breath, taps on sink were loose and were hard to go off, very small "double" bed, and our room was at the front of the building and was very noisy with traffic and roaring motorcyclists even the bad double glazing didn't keep out the noise.
