I've stayed here with my wife, with friends and with the boys (all separate occasions!) and wouldn't hesitate to return.

The locations is pretty good down in Leith Docks with plenty of excellent bars and restaurants around the vicinity (albeit not noisy).

Food in the restaurant for meals is generally good quality and breakfasts are great.

There are different room grades and if you pick up a room on a comparison site for £80 expect it not to be of the highest standard, clean and comfortable but not high class - expect Premier Inn type room for this deal.

They do often offer deals with DBB which are good value if you just want to get away.

Room Tip: Wait till the last minute and strike a bargain directly with the hotel for the Port of Leith Suite...

Stayed at the Malmaison on a short business trip early March 2014. Beautiful hotel, really modern and chic, very tastefully furnished. Cleanliness is a big thing for me and the room, bathroom and all public areas were spotless. I didn't try the restaurant due to meeting colleagues elsewhere but I did have breakfast which was very good and plentiful.

I would happily stay here again and and am considering booking up for a weekend away with my wife.

My wife and i got married 3 weeks ago and my my wife to be at the time wanted to stay in the Malmaison with her bridesmaids the night before our wedding and then just the 2 of us on the night of our wedding. I sent 4 emails spaced over nearly 2 months and heard nothing back at all, i then eventually spoke to a manager after sending a complaint and then we finally got things sorted. As i had a few things i needed to ask i couldn't just book it online as i normally would, but we eventually got things sorted and booked, to his credit the manger was very helpful in accommodating our requests(wedding related).

Upon check in my partner paid the amount in full due for the room, she told me that it was not the warmest off welcomes, i would have thought that there would have been a bit off effort considering i had to deal with a manager to book it. Then on check out we were asked to pay the balance in full again, so we explained that we had paid it already at check in, it took a good few minutes for this to be checked out and when they realised we had paid it there was no apology. There was no questions asked like did you enjoy your stay, did you have a nice wedding(my wife was carrying her wedding dress in bag so it was obvious), absolutely no questions or interaction at all what so ever, which is very disappointing. A few other things that was not good that i won't bother going into as it was nothing major.

It is a real shame that the service in here is no good as it really has the potential to be a great hotel, the building is absolutely magnificent, the surroundings right on the water et is excellent and the rooms are really nice as well, so all the making are there for this to be a top quality hotel, but service lets it down.

We would never stay at this hotel again, not even if we were offered a free weekend stay, so i would not recommend this place to anyone, unless the service improved massively.

I booked two nights at the Malmaison as a surprise for my wife and after reading some good reviews I was really looking forward to it.

Unfortunately the room we were first shown to did not meet expectations - it was pokey and lacked any kind of character while facing a building site. My heart sank.

The girl at reception, who could barely speak English, was quick to tell us that the hotel was fully booked - without really looking into it - and that we could not move, but her colleague soon appeared and swiftly and helpfully pointed out another available room, of several, which we moved to.

This room was beautiful and had a great view and pretty much everything I expected it to have, so why we were not placed in this room in the first place is a mystery. I would ring ahead to check what room they have chosen to stow you in beforehand.

We paid for one day's breakfast each when paying the whole bill in advance when checking in and the food was lovely.

The experience was spoiled, however, by the two waiting staff in charge openly slagging off colleagues and customers with foul language a few metres away from us. This complete lack of professionalism made us feel really uncomfortable and paranoid.

For this reason we decided we would definitely not take breakfast the second morning, but to our surprise we were ordered to pay for one when we left.

The girl we had originally spoken to on reception when checking in, who was extremely unfriendly, would simply not take no for an answer when I tried to explain we had not had two breakfasts as she pointed at the charge over and over again on the screen.

After about five minutes of this debacle, her colleague appeared and resolved the issue within about 10 seconds.

It is embarrassing that a hotel of this standing would employ someone so incompetent with such a weak grasp of English.

On the plus side, the hotel is well placed in Leith for some great restaurants and bars around the Shore area, while the stop for a cheap and regular bus to the city centre is right nearby.

The decor, bed and bathroom were all of a really high standard and, had we not been upset by some incompetent and unprofessional service, we would happily recommend the hotel to others.

However, I am unable to do so.

Good location in Leith, excellent front desk service, in fact all the staff, breakfast or bar are all very helpful and friendly. Comfortable beds, quiet rooms and spacious bathrooms. Nothing lacking in terms of space, sleep and eating. The biggest let down is the gym, which has not had an update for years. The treadmill is particularly knackered with a lumpy surface - not good, and the other equipment needs updating. On the positive side it is open 24 hours. It consists of treadmill, bike and stepper. One bench, one mat and some free weights.

Stayed here for the last night of our trip with my girlfriend. We had emailed before requesting a room with the bath in the living room. And the room was amazing. Really unique place. The beds were quite firm but comfortable. The prices are quite high but if you can, treat yourself for one night. Would definitely book again if I was staying in Edinburgh.

We have stayed here twice now & loved it. It is a small hotel with lovely decorated themed bedrooms & comfortable beds. Lovely friendly helpful staff too. The restaurant food is great & it also has a lovely cocktail bar & underground nightclub with priority entry, perfect location for all the Edinburgh tourist areas, 5 mins walk to Harvey Nics, & Princes street gardens .

Room Tip: We loved the Bejing themed bedroom
