good location 15 mins walk from Princes Street and opposite a lovely park (although on warm night it stayed noisy until very late. My problem with this hotel is its price and rating its 4 star price but 3 star quality. I stayed 3 times in 3 weeks and the rooms were really small, and no air con the weather was hot and sunny and the rooms at the front were boiling and just a plug in fan, thats not 4 star to me. no trouser press in the rooms and no iron/board you can ask for one form reception which i did and early one morning it took 2 reminder calls and nearly 2 hours to be delivered. breakfast is good evening meals disappointing and that's the overall summary for me, disappointing. Having stayed at the holiday inns and travel inn morrison street i think they are better value.

We've slipped up on this occassion....there really is no excuse for not delivering an iron & ironing board to a guest bedroom promptly. We don't know what happened but we've changed procedures to make sure it does not happen again. Although air-conditioning is not a requirement in 4 star hotels in Great Britain, on the few days of the year when it is uncomfortably warm in Edinburgh, we use room fans and closed window curtains after room cleaning to keep temperatures comfortable.

Our room rates include many "extras" which other hotels may charge for e.g. fre full breakfast, free wi-fi, free car parking and free tea & coffee. We are very comfortable that we offer great value for money in Edinburgh.

We've stayed twice at this hotel now, and plan to return again. We opted for larger rooms, and both were lovely, with views over the city. One had a four-poster bed, while the other had a fabulous bathroom with freestanding bath as well as big modern shower. Furnishings are tasteful and relaxing. There is free internet access, and although I had a problem with wifi in the second room, I was given an ethernet cable so that was fine.

One of the best things about the hotel is its location - opposite a park, so that it feels almost out of the city, yet an easy walk to Princes Street and the Royal Mile, as well as having the advantages of being clost to the many pubs and restaurants in the adjacent Morningside area (which also has loads of interesting shops).

Staff have been unfailingly friendly and helpful, the breakfasts are really good with lots of choice of fresh items and excellent Scottish specialities as well. Thoroughly recommend.

I stayed one night in June 2010, good location with car parking only £5-6 taxi ride to city centre/rail station or a 20min walk across the park. Efficient, attentive and very friendly staff. The hotel bar serves excellent cocktails and beer and is a place where many local people seem to meet! Breakfast was excellent. The hotel is a lovely building. I had a large room on the first floor, however the weather was hot and the room would have benefited from air conditioning. A fan was provided (it was on as I entered the room) and this kept the air circulating.. Excellent bathroom and shower. As others have commented my only negative was noise from another guest having a rather loud late night conversation outside my room.
I will return on my next business trip to Edinburgh.

Stayed three nights in June 2010, great location with car parking, short bus od taxi ride to city centre.

Very friendly staff, lovely building and we had a large room on the first floor. The weather was hot and the room would have benefited from air conditioning however a fan was provided and this kept it quite bearable overnight. Excellent bathroom and shower.

Breakfast was excellent, good choice and again, very friendly service.

We had lunch one day, served in the courtyard outside at the rear which was v ery pleasant on a hot day. We didn't have dinner in the hotel as were meeting others and sampling restaurants in Edinburgh.

Only negative comment and not really the hotels fault, we experienced very noisy guests leaving early in the morning and English businessmen who thought it necessary to shout and carry on mobilke phone conversations in the corridor at 4.00am!!

This is one of the best hotels I have stayed at in Edinburgh and would have no hesitation in returning.

We have visited this hotel twice now, and loved it both times! Last time we went was a quick getaway before our daughter was born! Indeed I was 8months pregnant, and still found the beds very comfy and couldn't get enough of the mushroom risotto on the menu! Breakfast was superb, with everything you could expect.
Both of us work in hotels, so it was a novelty to be the customer for a change! All staff were friendly and helpful and certainly made the experience!
Lovely location, just a stroll through the park to the city...this hotel is now quite sentimental to us - as the first time we stayed was to celebrate being 3months pregnant, and the second time we got engaged!
Will definitely return as soon as we have the chance!

Nice hotel in convenient location with good transport links into Edinburgh city centre.

However we were given room 37 which unknown to us was directly above dining/breakfast room and at 6am we were awoken by continual scapping of tables chairs etc and this continued until we had enough and left.

We did mention at reception about the noise but we were told that they knew about noise issues and informed us that we were directly above breakfast room & staff had been told too try and keep noise down.

I would like to thank you for giving very constructive feedback following your stay at our hotel. We appreciate that you have done this as customer comments are very important to us.

I apologise that you were distured by early morning noise coming from our Brasserie restaurant. This is not acceptable and it is clear that the operation of the brasserie this particular morning was not considerate for guests in nearby bedrooms. I must assume that at 6.00am the noise was being created by our staff and not our guests, so that is particularly frustrating. You also received a less than appropriate response when you raised this with our front desk staff.

I've made sure that our staff are very aware of this issue to prevent any such reoccurance of this distrurbance to future guests. Thank you again for bringing it to our attention.

I arrived in the early afternoon after a hard slog from London and was greeted by a wonderfully friendly desk person who upgraded me from a twin to a family room. Although it was just me and my friend the room was HUGE: could've probably slept 10 people and very bright and airy. There's a huge park just across from the hotel. Yes, it is a bit outside the center of town, but really only a few minutes walk and much quieter, so in my way of looking at things, that's preferable. Also, free parking a huge plus if you're arriving by car.

My only issue is like a lot of hotels in Scotland they charge by person, not by room, so it can start adding up if you're traveling with a bunch of people, and in this regard, while it was good value (especially given the upgrade) I wouldn't say it was exceptional.

The room was spotless (points only taken off for a few dubious spots on the furniture.) Overall they are able to immediately create a feeling of comfort which gives you a positive feeling as you set out for your tour of Edinburgh.
