stayed here while attending an event in Edinburgh. This is our first choice place to stay there because the location is very convenient, the place itself is nice, the food is good and the staff are very friendly.

It's not cheap but it's good value I would say. Got upgraded to a suite last time we were here but not this time round.

The main downside here is parking. If you are travelling by bus or train its not an issue though. There is a car park nearby but its £20 a day so I drive down Leith Walk and turn right into Albert St. Theres free on street parking from there on if you can find a space. Its a 10/15 minute walk back.

Spent 2 nights 26/27th February on a B&B basis, this was a city break treat for my husband's birthday and we were not disappointed. Staff friendly and helpful the room was a good size with a very comfortable bed. Loved the ambiance cosy and classy but not old fashioned there were flame fires in the lounge and restaurant and quirky old lift now a feature in the hallway. Really pleased to see the toiletries were 'The Tub' by a Scottish company based in Falkirk, made a change from the usual Molton Brown. The best way to reach this hotel coming from the centre of town is by Waterloo Place rather than the steep Calton Hill. Having said that there are stairs opposite the hotel on Calton Hill which take you down to the Omni the large cinema complex and lots of restaurants also The Playhouse Theatre. The hotel is around the corner from the main thoroughfare so no road noise giving you a perfect nights sleep

Stayed here for 2 nights on room only basis. Room was quite a trek from reception but was comfortable and clean. The location of the hotel was excellent-nice quiet area yet within 5 min walk to station, shops etc. Didn't eat in hotel so cannot comment on service however receptionist was pleasant.

Had a vist to Edinburgh Playhouse so booked ionto the Parliament. Reception was excellent, staff really friendly. Restaurant comfortable and food of a reasonable high standard.
Wine prices a bit steep at >£20/bottle.
Would not take car again as parking is a nightmare unless hotell can get a good deal with NCP next door but at £20/night is out of order.
Bedroom tidy clean and comfortable but should have tea etc facilities available in room

Would rcommend if yoyu want easuy access to shopping and the sites.

Room Tip: make sure if you cant tackle stairs to get a lift access

Stayed at the PHH last week and can not say enough about the place. We arrived a little early and room was not ready so we were given room 8 which as it happens is THE ROOM to have. Complete with fireplace, whirlpool, huge dining room table, superb city views over the city from three directions etc etc. We plan on staying again before year end for several nights and the staff were extremely friendly and helpful in every way. My wife claims to know the city like the back of he hand and still ever knew this gem existed. Location is superb, really within walking distance of everything!

Room Tip: Room 8 is the best, likely the most expensive though.

Was a bit noisy in the morning in our second day of stay, and we got the room that is far far away from reception no elevator to reach the room that stayed which sucked, I asked if we could change a rod but there were no empty rooms left. but good hotel overall! Friendly staff

The hotel is very well positioned for visiting Edinburgh and is just around the corner from Waverley railway station and Princes Street where you can pick up the sightseeing buses which will take you on an interesting tour of the main attractions. If you are walking to the hotel enter Calton Hill from the top as it is a bit of a climb otherwise. The hotel itself is pleasantly cosy with a fire in the reception/bar area(not a proper bar as such but drinks are readily available). We were in room 401 which was a good size with a very comfortable bed and nicely warm, clean and quiet. The staff were very pleasant and helpful, in both reception and the restaurant where the food was very tasty and the service was very good. All in all a very enjoyable 2 night stay and well recommended.
