“Great location, service/value a let down”

I booked this property based on location and with city busy with the Edinburgh festival, there were not many options for a reasonable rate.

The location is very good, if your looking for a hotel in the middle of everything, then I would recommend this property, however there were a few things which let us down.

When we arrived, I gave my credit card for incidentals (hotel was pre paid from a Booking.com) I didn't notice though the receptionist didn't take my card details at the time. I needed to make a phone call though found the line was blocked for outside calls and needed to go back to reception to give my card and unlock line. We were in a hurry so this was not convenient and should have been informed of this during check in process.

There is no safe, no fridge, no iron in the room, yes it's considered a budget hotel so really is the bare minimum.

On our departure day, we checked out and needed to leave our bags for a couple of hours and was told there would be a £2 charge per bag for holding the luggage, this really to me was a little petty particularly as it's only being held in a room so don't see the warrant for this charge.

As the hotel faces hunter square, it was also fairly noisy at night due to the area really being almost a 24 hour happening place, we did get awoken many times from noise of the streets.

Overall it was perhaps a little disappointing though if your not planning to spend much time in the room and enjoy the city then these things may not be a concern. I would recommend this hotel purely for the location.

Room Tip: Suggest to book room away from hunters square due to street noise

Avoid this hotel at all costs, the staff were downright rude and abusive, the rooms are tiny and don't look like they've been decorated since the 1970's

We paid on average around £200 per night for this hotel, and the hotel manager shouted abuse at my children.

Carpets in the room were filthy, we had an 'extra' bed for one of my children which was no more than a small shelf that have been folded down from the wall, with a mattress barely 1 inch thick on it.

The hotel is noisy and the lobby gets very crowded as people just drop in off the street for a quick sit down.

Great location -hotel just off Royal mile, walking distance of the main attractions, far size rooms but very clean and bright.Good Wifi. the only small problem the floor has two leavls and the lift may arrive up four steps so have to carry bags up or down steps to get to room. could be an issue for some

.... to the centre of the action if you're coming for the Fringe. The rooms are small & basic (but excellent bed & shower) and the staff are delightful, charming and 110% (yes I know!!) helpful. It's not cheap, but Central Edinburgh in August, it's not unreasonable at all.
In summary, if you want somewhere right on pitch to put your head down for the Festival, definitely recommended.

The location on the royal mile is great. Easy access to lots of sights, the Edinburgh HoHo bus, Edinburgh castle, Fringe festival goings on, etc. From our window we could even watch street performers entertaining crowds, which was pretty neat. However, it was very noisy at all hours of the night. Open windows for air circulation (it was hot and stuffy in the room) brought the volume up to an 8. Windows closed reduced the volume to a 6. The place was fine, room was clean, cost was relatively low for the location... Just be aware that you are RIGHT in the center of the action in August.

The location is definitely the best thing going for this hotel, well placed just off the Royal Mile and within easy walking distance of the train station. Don't expect any frills with this hotel though, it is pretty basic, but is somewhere to get your head down for the night. We had booked in advance and did get a reasonable rate for such a well located city centre hotel. Unfortunately when it was time to go home we discovered that all trains in Scotland had been cancelled due to the bad weather and we were facing the prospect of staying another night, at which point we checked with reception and were offered the last room available at £180 for the night. Given that we had paid approx £70 per night for the past two nights there was absolutely no way that we were going to pay £180 for a basic hotel, stranded or not. I did think that they could have been more accommodating given our predicament. In the end we hired a car and drove home and it still worked out a lot cheaper than staying another night!
