“Perfect hotel for central Edinburgh”

Stayed here for 1 night on business. The hotel is in a great location on Grassmarket, with Waverley train station and the Hub conference centre only a short walk away. Easy to find. Check in was a breeze, the room was comfortable and clean. The rubber duck next to the bathroom is a nice touch! I had a slightly uneasy wait to be acknowledged when arriving for an evening meal, but the food was delicious and great value. Can highly recommend the mussel starter. Breakfast was good too, good selection. The air conditioning was a bit noisy and there didn't appear to be a switch that made it stop! Overall though would recommend it and definitely stay again.

My wife and I stayed for 2 nights in mid-May.
The hotel is in an excellent position on Grassmarket with great views of the Castle, which were a feature of our corner room on the 2nd floor. The room was very comfortable - large king-size bed, large flat-screen TV, fridge, hot-drinks tray, iron & board together with modern bathroom (bath & very large shower). No noise from neighbouring rooms and very little from street.
An instruction leaflet re the TV / Internet / Air-conditoning would have been useful.
Reception staff were unfailingly helpful & friendly, as were the dining room staff where we enjoyed full Scottish Breakfast on both mornings and a special set-price 3 course evening meal on one evening.
An excellent and enjoyable stay - thoroughly recommended

Room Tip: Any corner rooms at front of hotel, for views over Grassmarket and of the castle

The location of the hotel is excellent. It's right in front of Grassmarket and the Old Town. The front desk service, especially from Sarah Docherty, was caring, friendly and excellent.
The hotel needs to improve in the air conditioning.
I'll definitely book this hotel again!!

Just checked out today and was sad to leave Edinburgh so much to see so little time. This hotel was in a great location at the grassmarket in the old town and was within easy walking distance of mostly everywhere and if you dont want to walk a great bus service right outside hotel. The hotel was very clean and well presented free wifi in rooms and lovely elemis toiletries also tea & coffee tray, hairdryer, iron & ironing board everything you would need really. Rooms are nice and modern although ours was too hot but wouldn't put me off coming back. Bathrooms were great with a bath & wet room/shower and big fluffy towels. Breakfast was great and such a great choice too. Staff were all very pleasant & helpful. Hope to return soon.

Great location, bed I thought was going to be too soft but it was amazingly comfy. Had everything we needed. Reception staff excellent n the text to say our room was ready was fantastic as we had arrived into the city at 9am n they were more than happy to store luggage which was a bonus

Stayed here for a week with my daughter on a scouting trip for her upcoming Edinburgh University course. Everything was satisfactory: the room and facilities met all our needs.
It's right on the Grassmarket which has lots of good (if slightly "touristy") restaurants and pubs, and is very central & convenient for the city (closer to the old town than the new, by the way).
We ate breakfast in the restaurant once: it was good but quite expensive, there are more economical breakfast alternatives nearby.

Bright clean yet cosy boutique hotel in the middle of old Edinburgh outstanding location next to pubs, restaurants and sights. Food was outstanding!!! Caters to groups flawlessly . Service helpful, friendly yet unobtrusive. Spacious rooms and comfortable beds. Could use more hooks to hang items in bathroom . No idea why bathroom door is glass (opaque but light shines through possibly disturbing partner during night time bathroom breaks) but minor complaint. Sad to leave.
