Good location located close to shops, restaurants, Edinburgh Castle and Bus lines. We stayed there in July and the weather was very warm and the rooms had no AC. Fans were provided, but the rooms were still very warm. Friendly very helpful staff and other than being very hot in the rooms an enjoyable stay.

Room Tip: The lower level rooms located more in the center of the hotel are not as warm, so are more comfortab...

A tad expensive, but its worth it for the location. Fixed price 3 course meal £19.95, plus glass of wine , was good value. Lots of street entertainment going on due to the Fringe. Would stay again if coming to Edinburgh

We stayed for 2 nights whilst visiting the fringe festival and the grassmarket location is easy to get everywhere from.
The hotel reception staff were friendly and on departure even suggested a better route to avoid the stairs when traveling back to Waverley bridge to get the bus.
We were on the 3rd floor and the corridors were really hot as the weather outside was warm, and as mentioned before the heating has no cooling function but a fan had been left on in the room, and the window was left slightly ajar (well as wide as it would open)
Beds are comfortable and the room had a decent length bath and a separate shower cubicle!
When we arrived we were offered to add breakfast for £10 per person per night (versus £13.99 std price), but we prefer to eat out and support the local market and would highly recommend loudons about 10 mins away
Overall great location and the rooms at the back were really quiet and don't forget to take your duck home!!

Located below the steps to the castle in a square with pubs and restaurants it is a good location. It is relatively easy to walk to Princess Street either way around the castle. The Apex City is close to the Apex International and we confused the two and ended up parked at the International. There were many good places to eat so we didn't try the restaurant. The rooms are clean and well appointed. Our stay was friendly and enjoyable.

Room Tip: We had a castle view room. It overlooks the square but we were not disturbed.

Spent 2 nights at this conveniently placed hotel. Situated on Grassmarket it is a few minutes walk up to the castle and The Royal Mile. The food was of good quality with fair sized portions. We ate in 1 night and had the 'early bird' special, 2 courses for £9.95. Good value for money. Drinks were somewhat expensive. We had a nice clean, comfortable room with a view of the castle. Only problem was that the room was VERY warm, despite opening the windows, turning the AC on to cold and having the fan supplied running, took a full 24 hours to cool down. There were plenty of staff on duty and all seemed keen and eager to attend to your needs. All in all a good place to stay.

This is a great hotel in the hidden gem of Edinburgh, the Grassmarket. A good variety of pubs and restaurant's in the Grassmarket so something to please everyone. The only thing that spoiled the stay was the heat in the room as it had no air conditioning and made sleeping uncomfortable, although I would add it was a very warm summer weather for Scotland.

I was, however, sorry to read that your room was too hot during your visit, but agree with your comment that Edinburgh was going through a particularly hot period. Unfortunately things have returned to normal and the weather is back to being wet and windy! On the positive side the rooms are certainly cooler.

Spent 2 nights at this perfectly located hotel in Edinburgh, right on Grassmarket with views of the castle from our windows. Our family of 4 had 2 adjacent rooms on the 2nd floor. Rooms were fairly sized, clean and comfortable. Baths were large and well appointed. Parking available (paid) right behind the building. One should be warned that the noise from late night partying on Grassmarket does travel to the open windows (we were on the 2nd floor), but again, the location was walking distance from everything!

Thank you for posting a review. Your feedback is greatly appreciated and I am glad you enjoyed your stay with us. The rooms at the front of the hotel offer great views of the Castle and the Grassmarket but can be a little noisy, particularly at the weekend. Our location, as you mentioned, is perfect for all the great night life that the Grassmarket has to offer, but of course this does come at the expense of some noise from the many people enjoying the area. If you stay again and would prefer a quieter room please be aware that we also offer accommodation to the rear of the hotel and these rooms offer a very peaceful sleep - but do not have the same view.
