Booked a 3 night stay at this hotel, the price included bed and breakfast plus a free dinner on the first night.
This hotel is classed as 3star but I think it was more towards a 4 star,on arrival we were greeted by a very friendly young lady on reception who gave us a warm welcome,as the hotel doe,s not have a lift our cases were taken to our room for us although the stairs were easy for us to manage. Our room was very spacious and had a lovely en suite, the level of cleanliness was very high, the decor was also very impressive. If you stay at this hotel make sure you take advantage of the restaurant the food is really good without being overpriced, (try neeps haggis and tatties),breakfast is self service and is really good.
The staff were brilliant and always smiling and always tried to go the extra mile to help.
Summing up this hotel I must say this is the best hotel I have ever stayed at,I am not one that is easily pleased but out of 10 I give this hotel 10.
would I stay there again the answer is most definatly YES.

The hotel is a 50 minutes bus ride from Waverly station till Greenbank Crescent, and a 10 minute slightly uphill walk. Friendly and helpful reception staff, cosy hallways and a nice little room awaited us. We dropped our bags at the hotel en route a city tour and returned for a late check in, in the night. A poor woman who has stepped out for a late night smoke had to be the door stopper herself, because if the door shuts, she would have had to call out to someone to help open it. We were catching an afternoon flight to London the next day, and upon request, they did extend our checkout time, which was great. The breakfast was a nice spread. But the staff in the restaurant, could have been more courteous. The view is good from the restaurant. The funny thing was, we were quite rudely awakened by the sound of the housekeeping staff entering our room since there was no response to them knocking (obviously because we were sleeping, and not too late in the morning too). Before I could figure out what was happening, the person shut the door and left. :O All in all, a fair stay if you wish to be away from the central areas of the city.

I stayed here for two nights, and found it to be a convenient and economical alternative to staying in downtown Edinburgh. There was free parking for my rental car and I took buses around Edinburgh. This worked very well and was much easier than driving and finding parking in the downtown. There are steps from the hotel parking lot to the bus stop - close by and convenient unless one has difficulty with steps. The hotel feels old-fashioned and is very pleasant. My room was comfortable and cozy, and the bathroom was generous sized. The bed was comfortable but not luxurious. I would definitely stay here again.

We have been to this hotel many times and decided to go for a special occasion treat and were not disappointed.

We sat in the lounge bar and had a refreshment and perused the menu deciding what we wished.

The main dining room is beautiful and we received a lovely table.

For starters my husband had the Oak Smoked Salmon and crab Caeser Salad and I had the Parma ham, William Pear, Brie Risotto cake all delicious and fresh.

For the main my husband had the Char Grilled Filet Steak with hand cut chips, onion rings, vine tomatoes and garlic butter and I had The Fillet of Tay Salmon topped with a herb crust, with baby spinach and beurrre blanc with a side of creamed potatoes.

My husband chose a lovely bottle of Gavi Di Gavi La Toledana.

We were beginning to get full but I spied my favorite dessert Crepes Suzette with vanilla ice cream and could not resist and my husband chose The selection of Scottish cheeses with oatcakes and grapes.

The staff were efficient, friendly as usual and we finished off the meal with as much coffee as wished and liqueurs.

It was a lovely relaxing time.

We will certainly be back again as no faults with the service, food and staff.

We stayed here for two nights in June 2013. Having read some comments from reviewers who mentioned there were no lifts, I had requested a ground floor room as I was having trouble with my knees causing considerable difficulty with steps and stairs. Ground floor rooms however we were advised on arrival were generally reached by going upstairs, along a corridor and down another stairs.Thankfully during this time the conference room was not in use and we were able to walk across it and up half a dozen steps, rather than two sets of stairs. I would not recommend this hotel if you have mobility problems. Our bedroom, the first one in this ground floor back corridor was however "very tired" and the bathroom was even worse. It did however have the unusual feature of a door and stairs leading up to a little "attic" bedroom. Food was OK, but service could be a little erratic.

No problems with the hotel. The room was nice and clean. Wasn't too spacious (room for bed and a couple of wee chairs) but not too squashed either. Ate tea at hotel - nice "pub grub". Breakfast was good - lots of choice of food, both cooked and continental. Can't fault service at restaurant, bar and reception. Only problem was that it seemed quite expensive for what it was. Have stayed in more spacious rooms for considerably cheaper.

Needed an overnight stay on the way further north but didn't want to fall into the trap of finding somewhere to park in the city centre. This hotel ticks plenty of boxes, parking on site, bus over the road takes you into Edinburgh in 15 minutes for the very reasonable sum of £1.50. Yes the decor is a wee bit dated but it is very clean beds were comfortable and the staff were lovely, particularly the young lady in the breakfast room, nice smiling face first thing in the morning!
Excellent value for money, would definitely return.

Room Tip: Seems to have good views all round.
