Good location at Princes Street, near everything. Nice breakfast. But, if you enjoy sleeping with an open window, keep out of rooms gacing the back yard; huge fans for ventilation of the department syore in the same to vreate quite a bit of noice.

Great reception staff and waiting team, wonderful views from restrung of the castle, ideally located for princes st shopping and Waverley station. But.....the room was small, ancient bathroom - falling apart. Clean but just really really old.

...as the estate agent would say about the virtues of a property. On this judgement alone this hotel would win hands down. It stands on Edinburgh's best known thoroughfare, a cock stride from Waverley station and with a view from the front over the National Gallery and Princes Street Gardens to the Castle. Thus the front is potentially noisy, the back is quieter but with no view - except the adjoining M&S kitchens and staff quarters.
The hotel Is in an old building which was apparently refurbished on becoming a Mercure. This was evident to some extent but to convert to a modern feel would be impossible without much further spending. Our Classic (Standard) room was clean and reasonably comfortable without being over large.
Breakfast and dinner were both of a good standard particularly for the inclusive price paid and the restaurant staff both friendly, helpful and flexible. This contrasted with the reception staff who exhibited a strange attitude, and at both check in and checkout made inexplicable errors.

Room Tip: For views choose the front, for quietness the back.

We arrived late Friday after struggling through the city's traffic diversions and we were checked in by a friendly female receptionist and a youngish bloke who requires a personality transplant!
After throwing our bags into our 2nd floor rooms (on the rear of the hotel more about that later) we enjoyed the evening meal served by friendly and attentive staff who did not seem to be to perturbed by our 9.30pm arrival in the restaurant.
As loads of other reviewers state this hotel is brilliant for its location and views from the bar/restaurant towards the castle over the park. But this feature is the hotel's saving grace, luckily for our party we like many others stayed on a weekend 2 night deal so compared to their usual B&B standard rate, £180 per night, our Travelzoo sought deal was definitely VFM ( value for money)
The hotel does require a general face lift the rooms, corridors and general areas all need a lick of paint and an update. As mentioned previous the rooms we stayed in (223 and 224) situated on the rear of the hotel look out onto a brick wall, fire escape and all the kitchens extraction fans. Not very nice at all compared to my last stay on the third floor in a slightly larger front facing room, the rooms are clean but small compared to other hotels. The bar prices are as expected in the city centre expensive but again the staff were very friendly and obliging.
My main worry was the unexpected mass exodus from the hotel at 1.45 am due to the fire alarm, we like hundreds of other guests exited out of the hotel to wait on the pavement for 30 minutes before the alarm was silenced and we were allowed back in to our rooms. There was no explanation, no fire drill, no staff and no head count! Luckily for everyone it was a false alarm but it did put a black mark against the weekend, and we all watched the three fireman enter the hotel but they did not leave maybe having they were having a cuppa in the kitchen!
Overall a pleasant weekend in a lovely city from a hotel in a great location for seeing all the sites, but I would not stay there again unless a deal was available, and the necessity to swipe your room card to gain access to the hotels stairs and utilise the lift was a pain in the butt.
There are 3 or 4 steps into the hotel's entrance with a stair lift available but the with main hotel and reception all being sited on the first floor and above, any disabled guests would be required
to wait for assistance from the staff (upstairs) to gain access to the stair lift.




Overall a third star hotel, charging 4+ star prices but saved by the location, staff and deals that can be obtained.

Room Tip: You must stay in the front of the hotel and the higher up the better the view.
