The location of the hotel is good, many restaurants and cafes are nearby. The room was clean. They don't have a restaurant so, you will take your brakefast in a cafe just front of the hotel "its included"

An ideally situated hotel in centre of Edinburgh. Although it does not have it's own facilities such as bar and restaurant, there are excellent ones very close by. Rooms are large and comfortable. Very clean and tidy. Reception staff friendly and helpful.

Room Tip: Rooms on the front are a little noisy due to cobbled street

Not really 4 star as hotel has no amenities, not even ice. It's a close walk to restaurants, attractions and historical places of Edinburgh. The room was big and clean. The bathroom was musty smelling and the toiletries are cheap.The shampoo provided is better suited for doing dishes or washing a car. The room was hot and with no conditioning, the windows needed to be keep open and the street is very noisy. Breakfast is provided by restaurant across the street and is average. Free WiFi is great and good TV. Parking is quite a walk away and expensive. There are much better hotels in Edinburgh for this price.

The hotel is well located to all attractions in Edinburgh, restaurants, Princes street and Waverley Railway Station. The room was clean and tidy but being in a front room the cobble street is not good for traffic noise - still slept!. Enjoyed our stay.

We were charged £250 for one night in this hotel (with Booking.com). For that I would have expected far far better than a slightly shabby, dark room with 1980s decor, poor water pressure, a tiny cheap mirror over the desk, pilled blanket and so much noise in the street outside it was impossible to get to sleep.
There is no hotel car park, the suggested public one is quite a drive away (with all the diversions) and cost £17 for 24 hours.
There is no hotel restaurant (breakfast served in bistro over the road was ok, not great. You are only allowed one cup of coffee and the orange juice is not fresh)
We were made to pay our £250 before we were allowed in the room. (we got there at 12 and the room was not available until 2pm)
No one offered to help with our luggage. I had to take it down myself to a small, dark and musty luggage room where the light did not work.

Room Tip: Don't pay more than £80 for a triple room. That is the minimum rate and that is all it is worth...

I stayed here for 2 nights whilst I was away with work.

On entering, the hotel is clean and modern. The staff on reception were quite friendly, although I have seen better service at the budget chain hotels.

The room was ok...it had a great bathroom and shower, big flat screen tv, a good hair dryer and lots of mirrors!

But, there was no duvets on the bed, just a blanket and a sheet. And the cushions and throw on the bed were not clean and looked old. The radiator was also really noisy.

All in all, not worth the money and I'd definitely to choose to go elsewhere on my next trip to Edinburgh!

We stayed here for two nights in July with my boyfriends family who were visiting from Australia. The hotel is in a fantastic location in the middle if Edinburgh. The hotel has a deal with Cafe Rouge across the road where you get your breakfast as part of the deal but which also gives you 20% off at other times. The rooms were of a good standard however in our first room (107) there was a large stain on the carpet (which I felt could have been easily covered by a rug) and there was also a gap in the floorboards which you encountered going to the en-suite. Whilst we were there we decided to stay a second night, as the rooms we were in were no longer available the hotel moved our bags to new rooms whilst we explored Edinburgh. The beds were not that comfortable and our family said they hadn't ad a good nights sleep. Our second room (40something) was nice. However, my bf's family's room was amazing!!! They had a family room which the hotel upgraded for them to a suite which was a two-storey room, where there was a lounge area up some stairs complete with a fantastic view!!
