“Very disappointing, wouldn't stay again ”

On the website it states that the hotel has been partially refurbished however it omits to say that the parts no refurbished are terrible! On arrival we were pleasantly surprised by the modern, fresh and clean look of reception but that didn't last when we saw our room...it was VERY tired to say the least. Dirty old worn carpets, equally old and grubby bathroom and the furniture had definitely seen better years never mind days! The room was cold as the radiator needed bleeding and didn't heat up but banged all night and the windows let in more cold air than they blocked.
The positive notes are that it is ideally situated, very central but on a quiet street and if you stay over a weekend the parking is free until 8am Monday morning (if you can find a space).
We were really disappointed in this hotel and wouldn't stay again. We're not a fussy couple at all and didn't expect luxury but this was a step to low for even us. I would recommend checking if your room is one of the refurbished ones before confirming!

Location is good, 15 minute walk to Old town but close to a lot of restaurants and pubs - especially the Italian place they recommended around the corner, really good food. All the staff were very lovely. Rooms are oldish but very cute and comfy. AMAZING SHOWER. Wifi is average. Breakfast is okay for the price but there are other options (hot food) around for the same price but for a continental breakfast it was pretty decent. I will definitely stay again

Regarding price-performance relationship I would recommend staying there. Access to the city centre or main station is not a big deal. Just 10-15 min. walking.
Quite rich breakfast, comfortable bed and clean bathroom. The rooms are too small, but this is not a concern if you use it only for sleeping.
I stayed three nights and had zero trouble.

Hotel did not get our check in till at the evening. We check in the property at 7 pm. We came Edinburgh 8 am. So almost all day we traveled in the city to wait till check in time. When we checked in, they gave us a diffrent room, which they already gave one more and they scracth the room number and they made a changes. Our room was in the other building (Annex) which it was not metion in the website. When we went to the other building with our luggages, by the way we carried them and when we arrive there was no lift in the building. We took our luggage to upstairs and the stairs was so narrow. It was not fit to carrying luggage from those stairs. Almost 30 stairs we climb to reach our room. Room was dirty and very small. Two twins bed almost made a double bed, because of the size of room. There was no place to move or put the luggages in the room. Wifi was working, but very small range, because we were in the other building not the hotel building. You should accross the street to reach our building. Staff was not kind. When we were checking out in the morning at the earlier time, there was a guy at the reception like a security, he was watching a erotic film and he was sleeping, when ı reached to reception and when he saw me he was terrified

We liked this hotel, it was within a short walk of everything! the room had more than we expected, and it was in my opinion this hotel was not expensive . The room was very clean and tidy and we were never short of anything.

I know you do not get or expect an awful lot for £35 a night in a city like Auld Reekie but i have to say that I was happy enough to part with my £35 for what I got.
The plus side is that if you are mobile the the walk from Waverly Train Station to Windsor Street is about a pleasant 10 to 15 minutes going there as its all down hill, past the King James shopping mall which is good and diverse, past the Omni and the Playhouse Theatre and best of all you have to call in at the pub next door, the Theatre Royal and sample the beers, wow! but thats a different review!
Coming back up get a cab and save your energy for the big streets, Princess Street, George Street and all the cross down street such as Castle Street and Hanover Street.
Tip, if you are walking back from George Street go through St Andrews past Harvey Nicks so Leith Water is straight in front of you then take the first right, this will bring you back along to the Playhouse and cut off St James etc.
Back to the Hotel: Staff are nice and friendly, young of course, we are talking Edinburgh here.
Reception is 24 hours and the night porter is a GOOD guy not like some miserable so and sos on the night shift.
Very warm and cosy, we had to open a window.
Watch the hot water, nuclear fission!
Tv with Freeview and good Wi Fi that works well.
Excellent and was very impressed with the complimentary toiletries, even a shaving kit, good as I forgot my razor, very nice hand soap and great showel gel, 10 out of 10 there!
Generally clean and tidy throughout with one exception which follows in the next section.
Slight gripes, minor to me but might be a deal breaker for some people:
Our window was secured with a posidrive screw (room 215), shower leaked worse than the General Belgrano, one curtain tie back missing, just not there, and finally no switch near the bed for the lights.
As I say most of this is housekeeping, the light switch may be a challange but with odds and sods done this, in my opinion, would be amazing value and yes I will, not would but will, stop there again.
One last thing, at the entrance where the outdoor smoking circle have their regular meetings give them a butt bin as the place is littered with fag end and spoils the front badly.

Room Tip: There is building work going on and this starts at 7.30 am and the vans and trucks were off loading...

We went with friends to Edinburgh for 2 days and we stayed in cairn hotel. Staff was friendly the hotel was worm and very clean. I definitely recommend for Edinburgh visitors this hotel. You can also find information about the city and tours
