We stayed here for 3 nights, we only paid about 30 Gbp a night without breakfast. Which was great value much cheaper than getting a private room in a hostel.

Our room was large with a window overlooking a quiet courtyard, Decent size bathroom with toiletries. Coffee and Tea and even short bread!

Everything was clean.

Staff were really friendly and the location is excellent

We were really impressed and would recommend for those looking for value.

Me and my friend stayed there last weekend friday to Sunday. After reading some reviews on here I decided to check we had a refurbished room. On arrival it was lovely..brand new, modern, flat screen tv on wall and a brand new bathroom. Ideal. Only a few minutes walk from all major places and plenty of pubs and restaurants near by. Would definitely stay here again on visiting Edinburgh. The staff were all very plesent also.

Room Tip: Check its a newer room!

POSITIVES....
15 mins walk to Royal Mile...
Fantastic breakfast place around the corner "Taste of Italy"...
Lock up luggage room available...
Pleasant day time receptionist staff...
Plenty of hot water in shower...

NEGATIVES.....
Although there was plenty of hot water... the water took a long time to drain from shower and nearly overflowed the shower recess...
The room was small for a twin (305)...
Hallways and stairwells looked scruffy and tired ... masking tape on certain stairs where the carpet was worn...
Extremely small ensuite...


Would stay again only if i couldn't find something better for the price... for the room I think overpriced but it was on the 6 nations Rugby weekend this weekend. Paid 217 pounds ROOM ONLY FOR 3 nights for 2 people through booking.com

For the price paid I must say that you can't fault this hotel for much of anything. It has all the requisite amenities that I require, Clean, modern, comfortable beds and a good hot shower. They have great toiletries including not just shampoo and soap, but shower gel, a shoe mitten and shaving kit which were great additional touches. The best thing however is the price and good location close to the city centre - so for what you get which for me means this is definitely 5 stars. Not luxury but for the price and location and what you get is a great value proposition when In Edinburgh. The basic WI-FI you get is fine for normal browsing/emails etc so no need to pay for an upgrade package. If you want to stream or do business using Wi-Fi than upgrade but hopefully you will be out mainly enjoying the wonderful city of Edinburgh. WI-FI can be a bit dodgy but nothing major and was good enough!

A great location! Wonderful staff - all very friendly and helpful. Room and bathroom always clean, airy, bright and very very very warm. Beds are very comfortable, clean. Tea, coffee and biscuits always stocked. Toiletries in bathroom also always stocked (shampoo, showergel, soap, shower cap, shaving kit etc)

Four of us stayed at the Cairn as we going to a Show. Its in an ideal location, for what Edinburgh has to offer. The room was VERY clean, It had an amazing shower, with good towels to use The beds were Oh so comfy, with 2 pillows. The heating was on all night, so it wasn't cold..We didn't have breakfast, so cant comment. The only thing I could find fault with(and its no big deal really)was the room we had,has a hair dryer, but no mirror near it. When,not if we stay again, we shall book the Cairn again.

On the website it states that the hotel has been partially refurbished however it omits to say that the parts no refurbished are terrible! On arrival we were pleasantly surprised by the modern, fresh and clean look of reception but that didn't last when we saw our room...it was VERY tired to say the least. Dirty old worn carpets, equally old and grubby bathroom and the furniture had definitely seen better years never mind days! The room was cold as the radiator needed bleeding and didn't heat up but banged all night and the windows let in more cold air than they blocked.
The positive notes are that it is ideally situated, very central but on a quiet street and if you stay over a weekend the parking is free until 8am Monday morning (if you can find a space).
We were really disappointed in this hotel and wouldn't stay again. We're not a fussy couple at all and didn't expect luxury but this was a step to low for even us. I would recommend checking if your room is one of the refurbished ones before confirming!
