Can't fault the Cairn value for money our room the was warm ,the water was red hot , breakfast set us up for the day and was very good( 3 courses ) try and find a better one in this price range

Having booked a touring party into the hotel for a major sporting event in March it seemed to make sense to check it out in advance. Nevin won't be disappointed, excellent value at £33 for a single room with en suite. A spacious room with a wardrobe big enough to accommodate a crate and an electric kettle for making tea without the complications of a hob. The dining room is spacious and long enough to roll out a full mat for practice. Unfortunately there is no starter, no main course and no dessert in the evenings but the breakfast is very good value. The nearby theatre is a short stroll away with My Lord Bernard starring in Fiddler on the Roof. This is a hotel which would be grand enough for Archbishop Tutu, Sir Clive Woodward and many more, Mildred will be pleased. A lovely hotel, with lovely people in a lovely town!

Double room (room 301) was small with bed pushed up against corner of the high-ceiling room. Room was not very clean. Carpet is cheap old dark brown thing with bits of white,red, and orange bits sown into it, so difficult to see if the carpet is actually clean or not. However the doily on which the tea cups were placed , was dirty with coffee/tea stains and looked like it had been used several times. Urgh. Decor of the room is very old fashioned and has student halls of residence feel to it. Floorboards are creaky both in the room and outside the room - my room was by the staircase, so I could hear people walking past my room.
The large sash windows are not double-glazed, so the noise from the street can be a problem particularly late at night, when the late night revellers are passing by the hotel.

Bathroom is completely different to the bedroom and is recently refurbished in a contemporary style and very clean. If you do plan to have a nice hot shower, you must be patient and be prepared to wait a long time for the hot water to come through (at least 5 minutes) - so I did what someone else suggested in one of the earlier reviews, and made myself a cup of tea whilst waiting for the water to heat up.

For a hotel of this size, I would've have expected a few satellite channels - unfortunately, you just get the terrestrial ones (in the wrong order). If you need a hairdryer, you need to request it from reception.

Breakfast was not included in my booking, so I didn't order. I had a fry up in a cafe down Rose Street for under £5 instead.

The hotel is in a good location. 10 minute walk to Princes Street but bus stops are 2 mins walk from the hotel. I would rate this hotel as 2 star and not a 3 star. For the price I paid, I expected a little bit more, but the location made up for it...and I was only there for one night. Would recommend this place if you need somewhere just to stay for a night. Wouldn't recommend to people staying in the city for more than 3 nights.

Hello,

We booked this hotel through the hotel web page, and we got a triple room for just 63 pounds per night, so at 21 pouns per person we found it much better than any hostel!!!! But it was even better as we got a huge room with 4 beds!! And also full scottish breakfast was included!!!!! Amazing!!!

The bathroom was completely new, modern and spotless. Shower gel, shampoo, and all kind of courtesy items that you find in good hotels.

Breakfast was a buffet, with the choice of full english or scottish breakfast.

The people in reception were very friendly and helpful, and the only thing is that to get to our room we had to walk through doors and corridors like for five minutes, but it was part of its charming...

Definitively, I would go back and I would recommend it to anybody...

The hotel staff is friendly and helpful. The room I had was old but ok. The main negative point I have is that the room was not-so-clean. There was dust in the room, and mould in the (recently renovated) bathroom. The hotel is still a good deal in Edinburgh if someone is not repulsed by a bit of dust and a not-so-clean bathroom. Booking tip: if you book on the hotel website more than 7 days in advance and agree to let go of your reimbursement in the event of a cancellation, you get a discount of 5-6 pounds per night.

I stayed at this hotel for 1 night with 3 friends and thought it was fantastic value for money. £63 for 4 adults sharing including breakfast so that worked out at £15.75 each.

The Room was big, VERY clean. Food was Great. Very close to city centre also.

I think the problem people have when writing reviews is that they forget you only get what you paid for. Don't expect 5 star quality at a 2 star hotel !!!

None the less would definitely stay here again and it was fantastic value. Great. Couldn't fault it.

We required a 1 night stay in Edinburgh, with Fringe & Tattoo on difficult to have your choice. Booked this thro' www.bookinhotels.com, padi £109 for 2 1night, inc breakfast. On arrival discovered no hotel car park, or any designated spaces, as it was the weekend could park anywhere in any surrounding streets free, managed to get one close to hotel. Then were told we were in the Annex (across the street), but after saying no, were allocated Room319. This was ok, comfortable enough, slightly lacking space!, but at least ion the main body of the hotel! Overall the hotel is 'tired', needs a ggod fresh lick of paint & a dust! Hospitality tray in room, hospitality basket in showerroom. Night staff aka Stuart great company at the bar. As long as there is residents in the bar you are served. Very good prices in the bar. Dining Room well was, newly decorated. Breakfast was fine, a range from cooked to cold. Sorry we had no camera, therefore no photos.
