don't expect the nicest most spacious room, but for what we paid, it was quite comfortable and in a good location. It is a bit run down, but as I mentioned I felt that we got a good deal for what we paid. We did not attend the breakfast.

9 if us stayed here for either 1 or 2 nights for a friends 40th birthday. This was the only hotel who was able to accommodate some of the party staying 1 or 2 nights so was by far the most flexible. The hotel is. 5 min walk from Haymarket but 5 mins from Lothian Rd and is quite central. What makes this cool hotel so appealing is the stylish decor, the great breakfasts and the casual dining and living room feel. The staff were more than friendly too. We were able to join as a group in their main reception room and have some birthday celebrations before dinner. They have an honesty bar which makes it feel even more homely and private which is also a unique selling point.
This hotel is great value in comparison to some of the mainstream hotels on offer. Would not really consider staying anywhere else if we were in Edinburgh again.

The staff here was wonderful. The room was a bit cramped, but nice and clean. We did not have a package that included breakfast, so did not eat there. The location was OK. You did have to walk by some strip clubs to get to the Grassmarket area, but it seemed safe enough. Very close to a Tesco food store. The only complaint I have is that the radiators were locked so you could not adjust the temperature. That would have been Ok if they had put a top sheet on the bed in addition to the comforter/duvet. I was too hot at night and needed a lighter covering. Not including a top sheet seemed to be the trend everywhere in Scotland. Out of 5 places we stayed, only two had top sheets.

As part of a tour of Scotland we stayed at the hotel for one night and returned for 3 more the next weekend. The hotel is located away from the city center but within an easy walk 15 - 20 minutes) so if you don't mind a short walk through interesting neighborhoods it's worth it. There are many interesting shops and restaurants in close proximity. Our first room (#207) was small and uncomfortable; but upon our return room 204 was great; large room with lots of storage space, large bathroom and better view overlooking the garden/patio of the hotel. Service was attentive, especially David the assistant manager.
But the gem is the breakfast; they offer many options and every one we had were very good. I especially liked the French toast with crème fresh; Delicious! The Scottish breakfast was very good. Would definitely stay at the Brooks again! Our overall rating is based on our longer stay and room #204.

Room Tip: We were told all "7" rooms (107, 207 and 307) are not desirable.

Me and my Friend stayed at the hotel for a night because we were down to see a show at Murrayfield stadium, on arrival and departure the Staff were very welcoming and Friendly, the room was brilliant and clean, beds were very comfortable and was very peaceful through the night, no noise, it is not that far from princess street and is reasonably priced its in a good destination There were no faults, when i contacted the hotel about my upcoming stay before we arrived they got back to me very quickly and were very helpful and approachable.
i would definitely recommend it and i would stay again for sure.

My partner and I stayed at the Brooks Hotel the end of April for 3 days.

The staff were pleasant and the location of the hotel was ok, only about a 10-15 minute walk to the castle.

The only downside was the size of the bedroom which was very small. We have previously stayed in hotels in Paris and New York where the room sizes were 3 sizes bigger compared to the Brooks Hotel. There was just an adequate enough amount of room to get around the bed.

Apart from the room size I would have no hesitations in recommending the Brooks Hotel.

We stayed at Brooks (family of three) for a few days in half term and found it to be very pleasant and comfortable, with the bonus of having parking which seems to be at a premium in Edinburgh.

We chose not to have breakfast there, but the dining facilities looked absolutely fine.

The only downside was the view from our room which was of a fire escape and other balconies but hey, we were in a city so I suppose we were unlikely to get the hanging gardens of Babylon.

Great location with bus stops a short walk away in either direction so you don't need to use the car that youve parked in the underground carpark (make sure you book it in advance).

Definitely worth a look and a lot cheaper for being a few minutes further out of town.
