“Nice location and hotel to explore the city”
Reviewed 26 September 2010

We stayed here for two nights to end our holiday in Scotland. The hotel was in a great location if you wanted to avoid paying city centre hotel prices but not be too far away to explore the city. The hotel also had ample parking. There is a bus stop outside the hotel and the hotel has cards with all the bus numbers you can catch which was a great idea. Buses were frequent and you could buy a day ticket, the bus took 10mins and ran quite late. We did walk in on one occasion and it took 30mins but it was a nice flat walk with lots of shops, cafes and restaurants along the way. The room we booked was lovely. A superior room with a four poster bed and jucuzzi bath. There were nice extras such as a decanter of sherry and shortbread biscuits, small bathroom toiletries and fluffy towels and chocolates. We were also invited for a welcome drink on our first night but did not make this as out exploring the city. There was a bar/lounge area and conservatory with computer access although as we were only there for two nights we did not get chance to use these. The bar was an honesty bar were you wrote down what you had and paid at the end of the stay. This was a nice idea and the prices looked reasonable. Breakfast was lovely, fantastic choice and you could eat as much or as little as you wanted. The hotel staff were very efficent and polite but perhaps lacked that personal touch however I would definately recommend this hotel to others and we would stay again if we came back to Edinburgh.

I found this bed&breakfast on tripadvisor. At the beginning, I was not sure if it would be very good but the price was low compared to Edinburgh city center's hotels....Finally, I was surprise because it was a really a nice place to stay! Better than what I've expected. My room was great and the main house is beautiful. There is also a very nice place to eat breakfast in the morning, The staff were great too. I really appreciated the small sherry bottle given in the room! This is a good idea!
It's also very easy to take the bus to Edinburgh city center; the hotel is directly on the main road. I did MANY bed and breakfast and hotels during all my trips and I definitely recommend this hotel to everyone.

We spent 4 nights here, along with a bunch of other highly rated B&Bs across the UK; of all of them, this was the place that most felt like what we love in a B&B: beautiful restored Victorian with a big comfortable parlor full of overstuffed sofas and armchairs plus a large "honor bar" with reasonable prices (no "minibar prices"); terrific full breakfasts; extremely helpful and proactive staff, both in the dining room and at the front desk. Free parking and Internet. The bed was an honest U.S. king-size (usually a UK "king" = a U.S. queen), very quiet, with high-quality sheets and down comforters. We would happily have stayed here a few more nights if we could have!

The only downside is that it's about 1 1/2 miles from the Royal Mile and other attractions, with no restaurants or shops within a kilometer or so--no big deal if you don't mind a 10-minute bus ride (the bus stop is right outside the hotel). Of course, for this kind of quality in a downtown hotel you'd be paying a lot, lot more!

Note: the hotel has a restaurant open for dinner most nights, with fixed-price dinners for 2 or 3 courses (about $25-35 US per person). The night we ate there we had outstanding starters and main courses, but an inedible dessert which, however, they readily took off our bill--probably just a fluke, as the rest of our meal was great. Still worth considering, any evening you come back to the hotel and just don't feel like venturing back out for dinner!

Stayed for a three night break (Fri, Sat & Sun), admiteddly - room 8 - was the largest, front facing, room c/w four poster bed, however a lovely stay. The room was beautifully furnished, a gorgeous size, lovely period features and very very clean.
The hotel itself is very well positioned, just left the car in the (large) carpark for the stay and walked in and out of the city.
Staff were very helpful. We stayed in the hotel for one meal which was excellently prepared and presented and tasted beautiful.
Had a look in the other rooms and although not quite as nice as ours were all good sized, very clean, tidy and well furnished.
Looking forward to returning and would recommend it to anyone.

My wife and I stayed at the Kildonan for 4 days on our honeymoon. It is a small charming hotel with wonderful personal service. When we arrived the manager aplogized for not having a room to upgrade us to because it was our honeymoon and then sent us champagne. They were so incredibly nice to us. Susan gave us some great recommendations for dinner and helped us with making reservations. It is a 5 minute bus ride to the heart of Edinburgh and the bus stops right outside of the hotel. It is in a very nice neighborhood. Breakfast was included in our package and it was very nice. We had dinner one night at the hotel and it was also excellent. They have an honor bar which is a nice convenience should you want a night cap before bed. We really enjoyed our stay and would love to stay there again.

We've stayed in this hotel 3 times over the last 3 years and have never been disappointed. The rooms we have used are very comfortable and pleasantly furnished. The en suite facilities are extremely clean, the showers actually do shower you with water and you even get very generous sized bath sheets!!! The breakfast menu offers a wide choice and is freshly cooked (no 'stewed' bacon). Staff are pleasant and helpful, providing a wealthof information to help make the most of your time. Reaching the centre is easy using one of the many buses. The hotel has its own off road car park another plus. It really is excellent value for money.

Wanted to have a relaxing time with my partner, in a wonderful hotel and was lucky enough to find this gem online!

I booked the room over the telephone with the reception manager and explained I was hoping for a relaxing weekend with my partner as I had just had a car crash and had a broken arm, I was offered room 4 witch is positioned on the ground floor close to the car-park, again just another example of how caring and friendly the service was

The room was really nice and furnished to a very high standard, with large king-size beds nice cushioned to ceiling headboard & warm fabrics. As requested the chocolates were placed in the room and the receptionist brought a chilled bottle of champagne just after we checked in.

I Booked a weekend break for two nights in an executive room with an added champagne & chocolate package this cost just under £330.

This hotel is wonderful, the service is great and the rooms are very comfortable. As the staffing seems to be a only a small team we really did receive the individual & personal service that I hoped for.
