Vey friendly, home from home atomosphere. You are made to feel very welcome in this beautiful town house that has recently been renovated into a very modern and luxurious residence that offers high quality bed and breakfast to a small amount of people whilst still remaining a family home with great character and charm. The accomodation is extremely comfortable and all your needs are catered for. The location is excellent and central Edinburgh is easily reached by a short comfortable bus ride to the shopping centre close to the central railway station, Edinburgh Castle and other tourist attractions. The hotel owners have made great efforts to explore all that Edinburgh has to offer. if you are visiting Edinburgh as a tourist, they are very helpful in advising tours and days out to suit your plans while you stay. My friend and I had an amazing time in Edinburgh and our wonderful accomodation made it all the better, we shall certainly be returning in the near future and I would thoroughly recommend this hotel to others.

We stayed at Number 27 in late summer, during the Fringe, and we couldn’t have asked to have stayed in a better location – quick and easy access to the city centre at all times of the day... we even walked down to Princes Street through Morningside. There are some great little treasures in the Morningside area; pubs, restaurants, as well as some quirky little shops and a gorgeous little tea shop (Loopy Lorna’s!). The combination of the hustle and bustle of the Fringe with the amazing shopping on Princes Street completely contrasted with the peaceful Morningside area and our room was yet another haven where we could happily relax after a long day.

Restful, quiet and well equipped; our room offered more than just a place to sleep -the free wifi and television were a great touch to this already modern and beautifully decorated room. So much attention to detail created a really homely atmosphere. Warm, clean and spacious and just what we needed!

Breakfast was also amazing. I have food allergies and for the first time they were actually addressed! I was very well looked after whilst my boyfriend tucked into his amazing full English – 2 empty plates were all that were left!

Nothing is too much trouble! From the moment we arrived, we were made to feel at home and our every need was catered for. Number 27 is an ideal choice for those wanting a city break that offers comfort, style and amity. I can’t recommend this place enough!

Speaking as a Business Traveller i decided to stay at an alternative to a 4 star Hotel and this is a great alternative! Not only do you have all the required work facilities... wi-fi, plenty of plugs, desk within a spacious room, lovely soft pillows etc... but you have what most Business Hotels do not ... a friendly, clean, relaxed environment in which excellent food (great wine menu!!) is served. The location is second to none and ideal for getting in and around the city. I would recommend this boutique B&B to Business colleagues or friends in need of a perfect location for a weekend in the world's best city!!

We visited No 27 just after its complete refurbishment. The Uttridges have done a first class job, the elegant room we stayed in was spacious and light with plenty of wardrobe space to store our clothes. The ensuite was excellent and very clean.

After a good nights sleep we were treated to a high quality breakfast, in informal surroundings, overlooking Morningside road. We liked it so much we returned a few weeks later to try out Nonna's Kitchen (Italian Restaurant) and the The Canny Mans pub!

Newly refurbished by Ron and Julie Utteridge, Number 27 Morningside (a beautiful typical Edinburgh sandstone villa on the south side of the city) has been lovingly restored to a really high standard. There are 3 rooms (we stayed in the beatiful bay windowed king size room) and on street car parking. The B&B is located in a lovely part of Edinburgh (Morningside) near to main car, bus and walking routes into the city. There's a wide choice offered for breakfast all of which was delicious and of a high quality. As our stay was over Hogmanay, Ron and Julie kindly offered us a late breakfast and check-out which was most welcome. Overall, we were really impressed and would not hesitate in returning and also would thoroughly recommend.

Warm welcome, first class room and superb breakfast. We had a wonderful experience and would recommend to anyone wishing a comfortable stay in Edinburgh.

We spent 3 nights at No 27, the welcome. facilities and general ambience of this B&B were absolutely spot on. A lovely walk into the city and close to many amenities, The standard of the accommodation is excellent and Ron's breakfasts superbly cooked local produce provided a good start to the day.
Very friendly, hospitable hosts but definately not intrusive. Have booked to go back again in September.
High recommended.
