The room was just lovely. The bed was super comfortable - the best we've ever slept in!
Breakfast was excellent with a great choice of dishes. The hosts are quite superb- they went out of their way to be helpful and helped us pick up our rental car and did our laundry.
The B&B is located in a peaceful and pretty location but so convenient to the main streets and shops in Edinburgh.
The herbal teas and homemade shortbread were a special treat.

You can't beat Scottish hospitality!

Superbely decorated historic building, great room with view over the river, very friendly service and good cooking with innovative recipes. Lovely bathtub in private bathro. The best B&B we have had in our Scotland holiday. Thank you very much!

My husband and I stayed here in in July and had a brilliant stay. The room is so pretty and the whole house is really beautiful and unique. We were made to feel very welcome and the room had everything we needed, the herbal teas and shortbread were lovely too. The bed was so big and comfy also.
It was really close to the city centre but was so quiet at night.
The breakfast was gorgeous too, everything appeared to be homemade.
Have already recommended this B&B to friends and family and would definitely stay again, it really is a unique gem.

Your house is absolutely lovely and so tastefully furnished! Stayed here for 2 nights with our son. Peaceful location with balcony overlooking the Water of Leith yet only 5 minutes from centre of Edinburgh. Luxuriously comfortable bed, fabulous breakfasts and charming hosts that always have time for you. And the best shortbread I have ever tasted!

My husband and I stayed here for 5 days and kept congratulating ourselves on finding the best place to stay in Edinburgh. We loved the bright spacious comfortable room with the little balcony overlooking the River Leith. A 5 minute walk brought us to New Town and best views of the castle. Another 10 minutes and we were up the hill to Old Town and the Royal Mile. A 10 minute walk along the river brought us to Stockton where we ate very well at places recommended by our host, Stephanie. Every morning she treated us to a wonderful breakfast. She was also very helpful with parking our car and watching that there was always time left in the meter while we were exploring this wonderful city. We were close to everything in a quiet, semi rural-like setting in a beautiful, very old stone building. There is just one guest room so worries about getting the best room.

Excuse the bad word-play, but take heed of the sentiment: this is a wonderful and genuinely unique place to stay. Although the location is barely five minutes from the centre of the city, the neighbourhood is quiet and verdant, right on the river Leith. It's no exaggeration to say that we fell asleep to the water's soft gurgle, and that we woke up to birdsong, as well as to a cracking breakfast.

Would recommend to anyone who likes 16th century spiral stone staircases, beds the size of a small country or death by bacon and pancakes.

The room was beautifully decorated with a great little balcony looking over the water of Leith. The bed (always the most important part of a stay) was utterly luxurious and we slept perfectly the whole three days. The location could not be better for being close to the action, but also completely secluded and private.
However i think what made it was our host's Stewart and Steph. Lovely breakfast's each day, personal yoga sessions massage and champagne on request. They were incredibly helpful throughout our stay and had numerous little touches which really made us feel like friends, whilst at the same time giving us all the space we could want.
Faultless and we will no doubt stay whenever we are in Edinburgh.
