This will be third visit to 24 Royal Terrace, but i've stayed in the building with the previous owners for the past 12 years. It's been wonderful over these last three years to see this lovely old early 19th Century townhouse reborn, it's a boutique hotel at affordable prices (indeed very affordable compared to some budget hotels during the Fringe) in fact it's my Edinburgh home from home!

The staff are friendly while professional, the full Scottish breakfast are superb and the rooms are clean, beautifully furnished & wonderfully restored with a 21st Century edge.

The hotel boasts its own art gallery that you can see as you venture around the hotel and a lovely enclosed garden at the rear of the building to sit in.

This is as i mentioned is a early 19th Century town house & as such has a lot of stairs, but doesn't have a lift, but on your arrival & departure a member of staff will be more than happy to bring your bags to and from your room.

The Hotel is about a 15 minute walk to Princes Street, but if you're not able for hills (and Edinburgh has 7 of them) do as i do and get a taxi to bring you to where you want to go to, to start your day; the reception will book a taxi for you.

I've already booked for my 2019 stay and i advise you to book ahead, you won't regret it, in fact i can't wait to return to my Edinburgh home from home....

Travelled over the Bank holiday weekend with my husband. Beautiful room, bed was very comfortable, beautiful feature bath and all amenities we could need. Breakfast was delicious, with a large choice and staff we very accommodating. Only slight negative, was it’s a little far out.....however, it was quiet and I wouldn’t hesitate to go back...but just more prepared for the walk into the city.

My wife and I stayed here for 5 nights as part of our silver wedding anniversary celebrations. We were very impressed by the hotel and the staff. The hotel is not quite in the city centre bit it is walkable but there is a nearby bus stop that makes travel around Edinburgh very easy. You can see the Firth of Forth from the front of the hotel even at street level and just a short stroll around the terrace you can see Arthur's Seat. The bar is very well stocked for such a hotel and if the right staff are on you get your own whisky tasting experience. The check in and check out were very efficient and the staff helpful by taking our luggage to and from our room especially as there is not a lift. We had a Junior Suite which was very spacious and the high ceiling made the room feel very special. The art work around the gallery, sorry, hotel is incredible and much of it is the type of art where you look at it 100 times and see something different every time. We can not speak too highly of the staff as they made our anniversary stay so very special so a big thank you to them all.

Booked months ago because of the Edinburgh Festival demand and were glad we made this choice. Out of the hustle and bustle but very convenient to walk to the restaurants on Leith and Broughton roads. Good bus transport into the city just down the hill as well. As for the Hôtel, it is boutique and prices reflect this, but in terms of accommodation, courtesy, helpfulness, and standards, beyond excellent. Our room was so comfortable and well presented with a great view. The breakfast should not be missed - choice of continental or cooked or both - and the delicious and generous bowl of porridge will set you up for a full day as a visitor. There are steep stairs given the Georgian style of the building but we were helped with luggage and our fitness improved over our stay ! Full marks.. (We recommend local restaurant The Walnut for great food but missed out on The Chart Room despite the Hôtel reception desk’s best efforts. You have to seriously pre book over the Festival ! )

Stopped by for a few beers after the fireworks and loved the interesting art collection.
I especially love the management response to the negative review a couple of weeks ago about the art collection. And that the staff are so proud of the owner who sticks up for them!
