This hotel is conveniently located in the New Town, and is a short walk (around 10-15 minutes) from the castle and the Old Town. The rooms are apartment-style with a separate bedroom. The bed was very comfortable. The kitchen and bathroom had dark hard wood floors. The kitchen was fully stocked with plates, bowls, cups, cutlery, etc and there was a small fridge. the wireless internet worked well.

There are loads of restaurants and shops around the corner.

I would definitely recommend this hotel to you.

My husband and I stayed here for 3 nights and we were very impressed with how clean and modern the apartment was. It was also well stocked with soap, shampoo, dish/laundry detergent, coffee, and tea unlike the other apartments we stayed in Bath and Paris. The 12 GBP/day underground parking was a challenge get into with the ultra-tiny car lift (we had a VW Golf). It does get a tad noisy at night with the pub crowd as we are only a few doors down from one but it didn't bother us. Our apartment was overlooking Young St. Close to shops and pubs/restaurants in New Town. Great apartment if you don't mind the daily 10-15 min walk to the Old Town where all the attractions are. Won't hesitate to stay there again, especially when the new tramway system is completed.

As this hotel was rated as No2 on Trip Advisor, we had high expectations. We stayed for two nights the week commencing 2nd July. Having pre-booked parking (£8 per day) we arrived to find no clear signs for under ground parking. The staff were pleasant but not really as welcoming as I'd hoped. After discussion with the staff we drove round the back of the hotel to find the already narrow street had been partly obstructed by several domestic waste bins. As we approached the entrance to the lift we found that this was just only wide enough for our car (Seat Ibiza). Not only that but trying to maneuver the car 90 degrees with the obstructions etc was extremely time consuming and difficulty! **Please take consideration to the size of your car as we were not informed until arrival about just how narrow the car lift was**.

We had a apartment on the ground floor - when we arrived in our room we were pleased with the apartment - very nicely decorated, clean and had plenty of utensils. Unfortunately we then looked out the windows to find we were looking out onto the awful domestic waste bins we'd just come across when taking our car to the lift. My partner's initial worry was garbage trucks first thing. We did request to move rooms however the staff reported that no room would be available until the following day and that the only ones that would be available would be still over looking the bins but on the upper level. We closed the curtains and chose to try and ignore it. Just to note that there was no ventilator in our bathroom, so all the steam from the shower etc just hung around for hours.

I must say that the location in regards to being central is brilliant - in walking distance of most things! This personally made us staying at the hotel worth while.

On the first night there was an awfully loud seagull that was squarking for the whole night whilst guarding the waste bins. When that finally stopped, the garbage truck pulled by with it's raido pumping out loud music at 6am. We stayed with friends who had a room on the opposite side of the hotel overlooking the road, on the upper level. They reported that they also had trouble sleeping due to the cars driving down the cobbled street. Needless to say we were all very tired. Similarly on the second morning the garbage truck pulled up approx 5.30 with music blazing.

We booked this apartment with a discount from trip-advisor but I have to say that i would have been disappointed if I had paid full price. I'm sorry this is so negative - I do think the location of the hotel is great but I would recommend you request a room not facing the back street and that you bring your ear plugs! Would I go back? Certainly not full price.

My wife and I stayed here for two nights while visiting Edinburgh. The modern apartment was clean with a nice living room and kitchen and a spacious bedroom. We took advantage of the washing machine in the kitchen to catch up on laundry. Easy walk to the Royal Mile with a nice selection of resturants right around the block. Would recommend to anyone.

Location is good but if windows are opened cars that go along the cobbled street outside can be a bit noisy although there aren't much traffic along that street. Hence, it is bearable.

Stayed 3 nights and since the apartment has a complete kitchen (oven, cooker, microwave, full set of kitchen utensils, dish washer, etc), we made some simple dinner in the apartment; thus, saving some cost on dinner. We also managed to do the laundry in the clothes washer/dryer as well as ironing some clothes.

Bed is big and comfortable and there' s a electronic safe deposit box in the room.

Reception Staff, Evelyn was friendly and helpful. She tried to help us to book a day trip tour to Loch Ness but all tours had been full.

Just a word of caution to those who intend to park their cars in the apartment, entrance to carpark is very tight, hence, the driver needs to quite skillful and car is recommended to be medium compact.

And for those arriving to Edinburgh by train, recommend to take a short trip in a taxi especially if you have heavy luggages. If you have light bags the distance to walk from Waverly station to the apartment is not too bad.

Good position close enough to walk to the old town but out of all the noise (except for the garbage truck in the back lane early in the morning). The staff are really helpful and accommodating with plenty of helpful advice. With a full kitchen it helps if you want to cook in at night.
The parking requires a bit if skill and is not suitable for 4 wheel drives I dont think. Fairly tight spot. But they do offer other parking 10 minutes away

Stayed for three nights and found it to be everything we had hoped: clean, modern, spacious accomodation in an excellent central location, with all the main sights and many eateries nearby. Being serviced apartments rather than a hotel the "service" is light, but in exchange you have an excellent well equipped kitchen (dishwasher, washing machine, etc, etc) in your suite - yours to use (or not) and we found it quite refreshing (and cheaper) not having to eat out for every meal. The front desk was manned for most of the waking day and always friendly and helpful. Overall we can't fault it really. So: if you can do without the hotel-style room service, porters and so on, a serviced apartment is a great alternative, and this is a particularly good one. (I have rated everything, including "Restaurant" as excellent because it doesn't pretend to have one and TripAdvisor doesn't have a "not applicable".)
