As friendly as the man was, the value for money was just awful. £80 per night for a standard room with a double bed, old fashioned decor, single glazed window which let a lot of noise and draft into the room, and the bathroom had a carpet. The breakfast was very cheap, (tins of fruit) which was served first thing in the morning. The house was not located near the centre as stated and a lot of the budget we had was used to taxis from and to the city centre.

My partner and I stayed two nights at Capital Guest House during the Edinburgh Fringe Festival. We had a perfectly pleasant, clean, spacious room with ensuite shower room overlooking a street that was very quiet at night. The couple that run it are very pleasant and helpful and even got me some gluten free bread for my breakfast the following morning when they learned of my intolerance even though I didn't request it. It is, as others have confirmed, about a 20 min walk to the centre. Breakfast was fine - With fresh fruit and yoghurt as well as toast, cereals and tinned fruit. I advise you to take your own shampoo and shower gel though as they only provide soap. Also al little frustrating was that the double bed only had one bedside table and reading lamp (despite there being ample room for two) so you may find yourself fighting for that side of the bed!

Room Tip: Second floor room overlooking street - very nice! Big, clean and comfortable with ensuite.

Clean and tidy and a pleasant place to spend a couple of nights whilst visiting Edinburgh for the Fringe. Good value esp when compared to so called budget hotels.The bedroom was of good size,with comfortable bed,en suite shower/toilet and hospitality tray ( no decaf tea/coffee though).
Breakfast was continental and adequate to start the day.
The owner was very friendly and helpful.
Good location for the city centre ( 25 min walk or frequent buses nearby)

We stayed at the Capital Guest House for three nights, and had a very pleasant stay. The location is within easy reach of the city centre, with very frequent buses. The room was comfortable and very clean, and breakfast was as advertised and perfectly pleasant. The owner was extremely helpful, and very welcoming.

Dated, but extremely friendly owner, very helpful.

Great location, 5 minute bus to the Royal Mile. Very old and dated, but clean and tidy enough.

If you have heavy bags ask for a lower level room, we were on the top with 50kg of luggage which was a bit awkward. Wifi did not work in the bedroom, but was fast in the reception/breakfast room. Breakfast was basic, but adequate.

Parking in the driveway was easy nod convenient.

I stayed for 2 nights with my sister. We were very late arriving but the owner was nevertheless very helpful, offering to carry both our cases up the two flights of stairs. Comfortable room and very clean. Continental breakfast as advertised, and we were brought more tea and toast without having to ask. Amazing strawberry jam...! On leaving the owner and his wife were just as helpful as when we'd arrived, and wished us a safe journey home. Would stay here again.

Despite the warm welcome, it didn't take long to realise that the state of this place was shocking - clearly not worth the amount we were being charged for and turned out to be one of the worst bed and breakfasts we have stayed in.

While I realise that the Edinburgh Festival pushes up prices, this establishment seemed to do everything it could to charge as much as possible and provide very little in return. Here are some examples and how they slowly turned the experience into a downward spiral of disappointments:

-When we first arrived we made ourselves a cup of coffee in the room. The milk was past its sell by date and so was undrinkable.

-Furniture in the bedroom had not been replaced for a long time, if at all. As a result, beds were very creaky and uncomfortable.

-Taps were broken, shower wasn't working properly. Basically, nothing seemed to have been fixed.

-To top it all, the breakfast. Oh, the breakfast. Nothing was fresh. Even a commenter who gave it 4 stars below admitted that the cheese was PLASTIC. But of course, the tragic thing in this day and age is that this is what people will accept - and pay a fortune for. As with everything else about this place it was the cheapest possible everything - tinned fruit, plastic cheese you'd get in burger king, nothing fresh. I wouldn't be surprised if these owners didn't know how to boil an egg given that all of the breakfast comes from a packet.

They even changed what should have been a foyer to another guest bedroom - again to maximise profits and minimise customer experience.

This is a real disappointment, please avoid this place as you would be better off sleeping in your car!
