“A very good choice”

I am probably not the easiest to convince and like to undertake some research first before a trip. Before visiting Edinburgh I looked at the hotel reviews on Trip Advisor and various hotel booking sites. When looking at a city break I look for a nice quality hotel in a central location, but not for a noisy happening type location.

The Rutland scores very highly for me on the excellent location at the end of Princes St, for it's different boutique decor and feel, but also importantly on my experience this weekend the friendly and helpful staff befitting a 12 room hotel. Really good service.

Although the central location might be thought to be a bit noisy the hotel was well insulated and even a light sleeper would be ok in my opinion. Queen size and very comfortable beds also help on the sleep front.

A very good choice for a weekend break to make the most of the time in Edinburgh.

The rooms, the staff, the bar, the food, ALL absolutely fantastic! Would definately recommend this hotel to anyone!

We have just come back from a 1 night stay in this hotel and loved it!
Great location, around 15 minute walk from Waverley train station and in the midst of shops and bars/restaurants.
The front of the hotel was a little disappointing but as soon as we stepped into the reception we loved the place, v modern, chic boutique. Reception staff were very friendly and extremely helpful, nothing was too much trouble.
Our room was fabulous, clean, modern and spacious and we loved the home made muffins, lovely touch!
We were celebrating my husbands birthday and the staff had arranged a bottle of fizz and card which were very grateful for.
We would highly recommend this hotel and would love to stay again, a little pricey but for a treat and a luxury we will definitely return.
Would also highly recommend the Kyloe restaurant on the middle floor, food was excellent and service superb in a great surroundings. We also had a few drinks in the bar downstairs, fab atmosphere.
If you`re looking for something a bit special don`t hesitate to book The Rutland, you won`t be disappointed!

We stayed for 4 nights in room 11 on the 3rd floor. Wonderful view of Princes St. and the Castle. Great location for getting to everything we wanted to see. The room was very comfortable. Large bathroom with speakers in it so you could hear the TV news that we had going in the bedroom. Since we were there on the 10 year anniversary of Sept 11th it was nice to be able to keep hearing the ceremonies that were taking place. Nice bathrobes. Yummy welcome muffins. Staff was very helpful. The lift only goes to the 2nd floor, so being on the 3rd floor meant going up and down one flight of stairs. And as an old building there is a bit of winding around in hallways. The decor is unusual (see photos posted by other guests) but we thought it was fun. The front desk staff were very helpful - including directing us to a great Chinese restaurant nearby called Chop Chop (we went twice we liked it so much and by this point in the trip we were tired of pub food). We liked the free wireless internet as we spent a good bit of time in the room as a storm blew through town.

Breakfast in the attached restaurant was delicious. Although the furnishings in the restaurant are more comfy for tea/coffee or beverages than for having breakfast. We didn't eat dinner there so cannot comment on evening food.

A lot of nice touches like the iPod compatible sound system (again you can listen in the bathroom), flat screen TV with a decent choice of channels, high quality tea/coffee in the room, nice toiletries, comfy bathrobes, minibar, safe. Double paned windows meant no problem with noise from outside. Light darkening curtains and privacy sheer curtains for daytime.

Parking is at a paid lot across the street. A bit expensive. We only parked one night and then turned in our rental car.

We thought it was a lovely and different style place - and a great value for the location.

My wife and I recently stayed in castle view room #5 and thought it was the best room in which we have ever stayed. Anywhere.

Upon arrival the staff was extremely helpful. They were expecting us at check-in and knew who we were without asking or showing identification. The check-in process was easy and the staff helped us carry our bags to our room before showing us some of the amenities the room had to offer.

Among the things the room offered: a lot of space to spread out, a great atmosphere, satellite television, iPod docking station (didn't work with my American-based device), surround sound for the docking station and the television, free WiFi, coffee and tea, great bath products, a comfortable bed, an easy-to-use shower, and an incredible view of the castle.

A quick comment about the castle view. Edinburgh Castle looks like something out of a Disney cartoon and is incredibly well lit-up at night. Being able to see it any time we wanted from our hotel room was definitely worth paying more money for the room. The view speaks for itself.

A couple other positivies are that it was easy walking distance to shops and restaurants in Old Town and New Town. It was easy to find and get to (from the South at least) even with all the current construction on Princes Street. Also the bar downstairs was a great place to grab a drink, complete with a bartender that can give you a lot of information on Scotch.

There are a couple options available for parking at the Rutland. Across the street from the Rutland is the Caledonian Hotel which allows non-guests to park there for a daily fee (19 pounds per day when I was there), however their carpark is currently closed for maintenence. There is also an NCP located not far from the hotel which is easy to get to, but their current rate was 26 pounds per day. Sundays have free street parking in Edinburgh.

If I'm going to nitpick one negative thing it would be the lighting in the room. There are two bedside lamps which don't offer more than ambiance and a handful of overhead lighting. In the evenings it would be nice to have a couple other lamps for the room because the bedside lamps don't provide enough light and the overhead lights make it feel like you're on display from the street if the curtains aren't drawn.

Room Tip: For a once-in-a-lifetime view, pay more for a castle view.

I booked the Rutland Hotel for my 1st wedding anniversary after reading all the good reviews. I informed the staff at the Rutland it was our 1st wedding anniversary and requested a view of the castle. Although we did not get the view of the castle we were delighted by the little extras placed in our room. We were shown to our room by a very friendly receptionist how congratulated us on our 1st wedding anniversary. In the room we found a chilled bottle of champagne, rose petals on the bed and around the bath and a card from the staff wishing us a happy anniversary.
The décor of the room was very modern and we found the room and bathroom very spacious. In the room there were a hairdryer and GHD straighteners, iron and ironing board which we thought were a nice touch and things you generally need on a trip away from home. The short bread and muffins were an extra touch which made the stay more enjoyable.
The position of the hotel was perfect for visiting Edinburgh just down from Princess Street with a taxi rank just outside. We found the staff excellent and very helpful. The only downside about the room was that the plug did not stay in the Jacuzzi bath tub and my husband ended up sitting with his foot on it to stop the water leaving. The toilet seat was not properly attached to the toilet which meant the toilet moved every time it was lifted, and the sink leaked at the base.
Overall the hotel was fantastic and the staff made up for the minor faults in the room. I would definitely recommend this hotel if your visiting Edinburgh on a special occasion.

Excellent service from the moment i arrived to the moment i got home. even emailed me to let me know i had left some stuff in the room and would send it by post to me.
anyone staying edinburgh on business will find central location useful and much differenet to the useful old places.
