Just back from a short break at the Rutland. Really nice truly boutique hotel. Staff very helpful and friendly, good breakfasts. Stayed in the Castle View room (No 5) with a perfect view of the castle. Good size room with enormous baroque style bed and furniture. Only complaint would be that the jacuzzi bath was not in the best condition, clean, but one end was really scratched with the top surface missing in places. Apart from that - perfect.

Great location at the end of Princes Street and v close to the Airlink bus stop.

We've just spent a two nights at the Rutland over Hogmanay - and it was so good, I am almost loathe to post a review in case we can't get in next time. We were in the Apartment (4 adults, 1 child) which was superbly furnished (large comfy beds, tvs in bedrooms, large tv and bose system living room, very well-equipped kitchen) and in a great location. The staff were great - right from when we arrived through to when we left. We thoroughly recommend the breakfast, which was very well prepared using good ingredients and very competitively priced (£6.95 for Eggs Benedict). Looking forward to staying there again.

Lovely boutique hotel at the end of princes street with a view of the castle. Sometimes with boutique hotels the staff and guests can be pretentious, verging on rude but the Rutland staff were superb. In particular Liz on reception who was lovely at the time of booking and in person. Also Ceasar in the bar who showed such an interest in our stay and was like our own personal tour guide telling us all the must see sights. I'd recommend it to anyone!

Had previously eaten very well in the restaurant so decided to try staying this time. Great experience from beginning to end! Arrived before check-in time so were given complimentary coffee while our room was got ready. Manager Liz showed us to our room (which was an upgrade), explained everything making sure that we had no questions. Standard in room - jacuzzi bath, waterfall shower, toiletries, hair drier and straighteners, tea/coffee, FRESH milk, homemade shortbread, muffins, iron and ironing board, umbrella, mini bar, safe, controllable heating/air con. We had booked dinner (20% discount as residents) which was excellent as was the wine. My husband can't drink alcohol so was very pleased that they stocked non-alcoholic lager. Staff were very smiley and friendly. Any gripes? Only the one I have in most hotels. I am just over 5 ft tall and could only see my forehead in the bathroom mirror but at least here I had a choice of three other mirrors in the bedroom I could use. Would I stay again - without a doubt. Would I recommend the Rutland - without a doubt.

Room Tip: Room 5 has castle view and even though the hotel is on the junction of Princess Street and Lothian...

Great location, right next to Princess Street.
Staff was courteous, the room was amazing (street view), and breakfast was nice at the Rutland bar.

This week we had a Christmas shopping trip to Edinburgh and stayed at the Rutland which is in an ideal location for the shops.The hotel is fantastic and the staff are really friendly and cannot do enough to make your stay the best. Would recommend to anyone.

I am probably not the easiest to convince and like to undertake some research first before a trip. Before visiting Edinburgh I looked at the hotel reviews on Trip Advisor and various hotel booking sites. When looking at a city break I look for a nice quality hotel in a central location, but not for a noisy happening type location.

The Rutland scores very highly for me on the excellent location at the end of Princes St, for it's different boutique decor and feel, but also importantly on my experience this weekend the friendly and helpful staff befitting a 12 room hotel. Really good service.

Although the central location might be thought to be a bit noisy the hotel was well insulated and even a light sleeper would be ok in my opinion. Queen size and very comfortable beds also help on the sleep front.

A very good choice for a weekend break to make the most of the time in Edinburgh.
