“Weekend at The Rutland”

We booked a Junior Suite for an overnight stay in Edinburgh. The girls on the Reception desk were very welcoming and helpful and suggested places for us to go on our first visit to the city. A bottle of bubbly was provided in our room to help us celebrate our Silver Wedding Anniversary, which was an unexpected but much-appreciated nice touch. We enjoyed an excellent meal in the restaurant, Kyloe, on Saturday night. Service here and in The Huxley, was friendly, quick and efficient and The Huxley is a good place for relaxing and people-watching in a great atmosphere. The room itself was spacious. Other reviewers have complained about the views of the castle but we could certainly see it lit up beautifully in the evening. The decor is quite striking and certainly makes a statement. I enjoyed the jacuzzi bath but as it was deep I found it quite difficult to get out of without holding on to something - and the only option was a very hot towel rail. I was a little disappointed with the provision of toiletries - no shower gel (just a bar of soap) and no shower cap - so perhaps the hotel could add these for future guests. However, I was very pleased to find GHD straighteners and a powerful hairdryer, which is more than can be said for most hotels I have stayed in.
The hotel is in a ideal location - it is on the route of the shuttle bus to the airport and at one end of Princes Street, so even for us first-timers we found it easy to get our bearings and it allowed us to walk to all the main attractions in the city centre.
So all in all we would definitely recommend this hotel and its eateries for a weekend trip.

We’re very happy to hear that you found our reception staff helpful in choosing places to visit in Edinburgh. We hope that you managed to see as many of Edinburgh’s wonderful attractions as you could during your first stay here in the city for your Silver Wedding Anniversary. We’re in a great location when it comes to getting around Edinburgh, with the frequent buses (and trams very soon!) to the main services and attractions.

The décor in each room is, as you say, rather striking. Each room is uniquely decorated and provides its own characteristic charm to our small hotel.

The Huxley and Kyloe restaurants are enjoyed by guests and are very popular among the locals, it’s lovely to know that you had a fantastic time at both of them.

We have just returned from a break away in Edinburgh at the Ruthland hotel. We stayed in a junior suite and loved it! Beautiful room and bathroom - we particularly loved the sound system where we could hook up our iphone via bluetooth. The sound went through the whole room and bathroom.

The reception staff were excellent showing us to our room and helping with our bags.

We really enjoyed the bar in the hotel and feel we got the best seats in the house - high arm chairs looking out on Princes St. It was such a great location to start our night out in the city centre.

Bit disappointed with our stay at the Rutland, booked a junior suite, but can only describe it as an attic room, our view of the castle was from the smallest window possible that we did not have full access to as there was a wall protruding covering most of the window. Getting booked in at reception took forever even though there was only 1 couple in from of us. However the Huxley bar within the hotel is a lovely place to sit & watch life go bye good service & food was simple but nice

thank you for your review. we are disappointed to hear that you didn't find the junior suite to your taste - as we are a listed building we are unfortunately unable to remodel or otherwise amend the position and size of original windows and therein the junior suites, though not having direct or expansive views towards Edinburgh castle, do benefit from greater floor space and amenities. on the second and third floors of the hotel we have two superb 'castle view' rooms which provide panoramic views across Edinburgh city centre, the castle and beyond (all room types and outlooks are clearly explained with photographs and video on our own website) we always encourage prospective guests to mention any specific requirements when booking and we will always facilitate these wherever possible, but obviously we cannot accommodate those needs of which we are wholly unaware.

The Rutland is a small hotel with only 12 bedrooms. It is snuck down a side street at the end of Princes Street.

Very pleasant welcome and having read other reviews I should point out there is no doorman to help with the luggage as there is in the Cavendish opposite, but I suspect it is reflectively cheaper.

However it is quite funky - large pieces of painted baroque furniture. Not to everyone's taste but it looks nice enough. The decor in our room was funky blue yellow black floral - not what I would do at home but pleasant for a few days. Large well appointed bathroom with decent shower, towels and toiletries. Very comfortable bed and nice music system you can tune your phone / iPod into.

Despite being on Princes Street it was a very quiet room.

Breakfast is in the Huxley bar downstairs and you have a £10 allowance per day. This can get you a really good bacon roll, yogurt and granola, and a smoothie. There is no buffet but a good range of choice on the menu. Excellent service.

All in all not a bad place to stay at all and the location could not be better. Castle and gallery on your doorstep - other attractions within 10/20 minute walk.

If I have to find some negatives - the shower head could be extended in to the cubicle a bit as it is quite close to the wall. Also it would be great if the windows opened - there is air con but after a couple of showers the room is all a bit muggy.

This was a pleasant hotel to stay in Edinburgh. We were across from Princess Street, so it was in a good location. Our room was spacious, stylish, and clean (rm 4). And even though it was on a busy street, the room was quiet. The greeting at the front desk upon arrival was welcoming and helpful with suggestions on what to do and see during our one night/two day stay.
The only thing I would improve is the ventilation system. It didn't seem to work that well in the room, and the windows are locked and do not open.

I'm glad to hear you enjoyed your stay with us and found staff helpful in planning your sightseeing - we do like to help guests get the most from their time in Edinburgh!

Our windows are permanently sealed shut and due to being a gorgeous listed Georgian building we are unable to change these. They are however excellent, as you noted, at keeping the noise out from the busy street below! Our air conditioning systems are regularly maintained and serviced to ensure a lovely fresh airflow throughout.

We hope that you have the opportunity to stay with us again one day.

This is my second stay here and would highly recommend it to others. The hotel is ideally located at the end of Princes Street (although the opposite end to Waverley Station) but is very close to local shops and restaurants.
I arrived too early for check-in so they kept my luggage and when I returned later, check-in was swift, was shown up to my room, facilities explained and luggage was already there - very good, personal touch and this is what epitomises this hotel - the personal touches.
You'll find muffins in your room together with fresh milk in the fridge (even more expensive hotels can't manage this!). Bottled water is supplied free-of-charge but what I loved was the ability to connect my ipod to the Bluetooth facility in the room and play music through the ceiling speakers - awesome!
Breakfast in the ground floor Huxley restaurant was good value with very friendly and attentive staff.
The only reason I've not given this hotel 5 stars is because there are some elements of maintenance that the rooms require; stains on the inside of the cupboard and sealing around the shower area but overall a great experience. Well done....

Room Tip: For an Edinburgh property there is a lift installed but this doesn't go to all floors making som...

My husband and I stayed at the Rutland recently on a 3 night long weekend. The room was great. Proper hairdryer and GHD straightners for the girls which I thought was a nice touch. Bath robes and complimentary mineral water which we weren't expecting. It's a great base for exploring all the sights and the staff are very helpful and friendly. Agree too with other reviewers that although it is based on a main road you really do not suffer from any noise. The Huxley bar attached serve good food and cocktails and have table service so no queing at the bar ! We ate at the Kyloe on Sat night. The food standard was good but we sat at a large high table near the bar area which wasn't the best. I would suggest this would be better as waiting table before being seated rather than actually seating for dinner.
I would definitely return to this hotel.

Room Tip: Room No 2 was good but has 2 large road facing windows which are overlooked by the opposite building...
