I just stayed here for 2 nights and I have to say it was destincly average.
I paid £70 per night for a single room which I thought was overpriced but as a last minute booking I had little choice.
This is definitely more of a B+B than a hotel and I wouldn't normally pay £140 for 2 nights in a single room in a B+B. I would in a hotel.
The room itself was a decent size single. Very light with a lovely huge window. The bathroom however let it down. It was a stone design and it resembled a cave. Very dark and dismal. The oversized shower meant the rest of the bathroom was on a miniture size. The TV was a flat screen but you couldn't really see it from the bed because it didn't turn around because the wall was in the way and the bracket wasn't long enough to allow the TV to turn. The only other option was to watch the tv from the desk stool - not ideal.
The house has some lovely old fashioned features but the place is in need of some renovation - particularly the horrible green bedroom doors which make a bad first impression of the upstairs area.
The breakfast was lovely and the host was very accomodating and helpful. The portions were very generous.
The location of the B+B couldn't have got much better. 10 minute walk to princess Street/Waverley Street station. If I could find a deal online to make this place cheaper the next time I am in Edinburgh I would stay here again but I wouldn't stay again at this price.

Thank you for your review. We are sorry that you found some aspects of your stay disappointing but we would like to address some of the issues you raised.
We recently renovated the bathroom in this room. We increased the shower cubicle after listening to what our guests wanted and the feedback from our returning guests has been very positive. We will look into improving the lighting .
You are correct in that the tv does not move very much and we will replace this with a bigger bracket.
The doors are painted Georgian green to reflect the era of the time.The fact that you do not like the colour scheme is down to your personal taste.
Lastly you feel that you paid too much. In response we feel that we offer good value for money and our prices are very competitive.
We are glad you enjoyed the breakfast, our hospitality and the location.

Owners John and Ursula were very friendly - we repaired to the lounge each day after sightseeing, and they were interested to hear what we had done that day, and provided us with interesting history and tidbits on the places we had been to that gave us some context on the day's events.

We spent 3 days here after having walked for 2 weeks together (me, my sister and her husband) on the West Highland Way and the Great Glen Way. We were sharing a room, and called 2 days before our arrival to see if they had another - we were worried about sharing such close quarters after having been together so much for 2 weeks. They had no more rooms, but to our surprise, when we were welcomed by John on our arrival (by name - he came outside to greet us as we disembarked from our cab), he told us they had switched us into a family room, which turned out to be at no extra cost.

It was a great room - ceilings twice as high as me, at least, and 3 beds, so I could sleep across the room from the couple, not beside them.

The location was wonderful - we were able to walk pretty much everywhere, and only took cabs when it was raining.

Breakfasts were good too - after 2 weeks at B&Bs we were tired of the full Scottish breakfast, so after the first morning switched to the continental, or whatever they call it - fruit, yogurt, cereal, cheese and croissant - just delightful after all those eggs and sausages. And the portions were very generous.

I recommend this hotel very highly - would love to stay there again.

Our stay at the hotel was very comfortable. The rooms were fine, we had . TV, shower/bath and breakfast included. John was very polite . Beds very comfy.
The staff were brilliant. Polite, friendly and helpful. For the price we paid, we were not disappointed.

Stayed here with my wife 3 days. Ideal place, walking distance to Princes Street and to Royal Mile.Hosts were warm and welcoming, clean and very comfortable bedroom, breakfast was excellent. Breakfast was the biggest and best we have had anywhere.Would definitely recommend.

Although I only stayed two nights, John and Ursula provided absolutely wonderful hospitality. The room was very clean and spacious, and the cooked breakfast was delicious. Definitely staying here again when I next visit Edinburgh.

Stayed here with my wife over the weekend. Ideal place, within walking distance from the railway station. Hosts were warm and welcoming, clean and very comfortable bedroom, breakfast was excellent.

Stayed at this hotel for two days while in Edinburgh area... excellent service by Ursula and John Campbell... \Walking distance to Princes Street.. which means u can get around to anywhere you like ..... Will stay here again next time Im in Edinburgh...
