I would highly recommend this place for its mouth-watering dishes and excellent service! A quiet atmosphere with flowers to add some romantic touch and ideal for an evening with your loved ones, friends and family. The toilet could do with a little bit more space. I used a voucher and really enjoyed my evening here. Even without the voucher, I wouldn't mind spending on such a wonderful place. Will definitely come again.

I booked the mini suite, afternoon tea, dinner & breakfast as a treat for my boyfriends birthday. I was delighted with the room, really spacious, clean and the double shower is fab! Good selection at afternoon tea and we could have gotten more had we wished. We booked dinner for 8 but didn't get served till nearer 9 - however the staff were extremely apologetic and explained the situation. We sat in the lounge and got a complimentary drink so we weren't bothered plus dinner was worth the wait!

Few extras - Check in is 2pm
Check out is 11am
Breakfast is served between 8-10. We didn't bother bringing the car, the walk from Waverley is about 10 mins. Really pleased with our stay - can't wait to go back.

Beautiful hotel . We were met on arrival by a lovely gentleman called Richard who couldn't be more helpful and pleasant . Room was very comfy and very tastefully decorated . Dinner was a real delight with some very original options on the menu and the service was very attentive but not overbearing - very friendly well done Mary . Well done guys !!!!

My wife and I stayed at No11 in January 2014, we arrived soon after 1 pm to a friendly greeting from the Manager who showed us to our mini suite after showing us the dining room and lounge. Whilst the building is Georgian the bathroom was really modern and well appointed with underfloor heating – warm tiles, hot water – magic; with an impressive double shower. The spacious room with super king size bed was very comfortable – the décor tasteful and pleasant. Unfortunately we were unable to enjoy dinner at the hotel due to a previous engagement, but breakfast was excellent, locally sourced produce cooked to order and most enjoyable. All the staff we met were friendly and made us welcome. Can’t wait to go back to this peaceful and well run hotel but next time we will include dinner!

Stayed at this hotel overnight as I had tickets for the Playhouse and wanted somewhere close by. This hotel was ideal. It is less than 10 minutes away from the Playhouse and John Lewis. Our room was immaculate and tastefully decorated. The staff were polite, friendly and very attentive. The evening meal was delicious, could not fault it. Would definitely recommend.

Had read quite mixed reviews of this hotel so we were cautious about booking but the majority were very positive so we decided to go ahead. Unfortunately we found ourselves in the disappointed camp. We stayed in one of the Georgian suites and do not feel the price reflected the quality. It is described as being designed by an interior designer but we found the battleship grey decor drab and depressing. The paint was peeling from behind the shutters in the bathroom and parts of the tile trim were missing from the splash back behind the wash basins. There were stains on the carpet in the bedroom. The bed was large and comfortable with crisp cotton sheets and there was a nice seating area in front of the TV.. The evening meal was very tasty and service was prompt without rushing us. I agree with other reviewers that the smell of breakfast permeated the hotel in the morning. The orange juice was watery and the preserves were in those little plastics containers you get in department store cafés. The location was fine for walking into the city. We would not return to this hotel.

Stayed here just before Christmas. We booked one of the suites, beautiful four poster bed, free standing bath. All very clean and felt luxurious.
We ate in the restaurant and had the best steak we've ever tasted, it was so good we ordered the exact same meal the following evening before we rushed to catch our flight! Breakfast was good quality meat and vey enjoyable.
Staff were very friendly and eager to help. We actually left a coat behind as we were in a hurry to catch our flight. We phoned the hotel and they very kindly posted it back to us in Bedfordshire, England and would not accept payment to cover the postage. We were very very happy with our stay and would happily visit again and recommend to friends and family visiting Edinburgh.

Room Tip: Suites are beautifully decorated and furnished.
