fantastic breakfasts with great choice, very friendly and accomodating host, old style hotel, warm homley lounge area, huge dvd library for the kids to use in our room, 20 minutes walk from centre of the new town/waverley train station. Really nice and simple!

This is a great place. Perfectly suited for the city centre and all it's attractions, just a short walk into town, shops and restaurants. John, the owner was on-duty and really helpful, suggesting great ways for us to spend our time and places to eat etc... Breakfast was the biggest and best we have had anywhere, with huge portions including Haggis on the breakfast plate. Our room was huge, although it was a family room, lovely and warm, lots of hot water. We loved the old fashioned style and beautiful period features and would definetly return. Thanks for a great stay.

This is a real gem in a superb location for most of the best sites in the city, all in walking distance. It is warm and welcoming and a refreshing change from the newer, pretentious and overpriced "boutique" hotels.It is great to have a personal welcome from John and his very attentive staff. Also John cooks a superb breakfast to set you up for a day's shopping. Wonderful for a short break/theatre or business visit.

we stayed here for 2 nights with my dad and sister.

rooms
our room was abit small but ok and the bathroom was nice, and clean. only thing the socket was very dangerous in our room it almost came away from the wall when i took the kettle plug out and the tv went off. then came back on after i pushed socket back on the wall. and it made a creaking noise, my husband told john when we paid our bills. he said he would sort it out.
my dads room was also small but ok for him. his room was on 1st floor so was ours.it was clean.
my sister did not like her room at all was very small and she did not like been on the 2nd floor away from us. it was clean. she said she never wants to stay there again. but we should have told claire the one who took us to our rooms.

breakfast was eat able. the haggis was very peppery so we never had that again.

We find john was not very friendly and it does not hurt to smile at ones guests and be friendly. he only smiled when we were paying the bill!!

hotel was within walking distance from the royle mile that and kept clean were the only good points.

We are sorry that we failed to meet expectations on this occasion. However, we are a little surprised at the comments as the guests left the following messages in our gust book: "enjoyed staying here, thank you" and "nice breakfast, thank you".
With regard to the rooms, the booking was one single room, one double room for single occupancy and a double for double ocupancy. Needless to say the single room is smaller than a double room as it is designed for a single person. The rates charged also reflected the room types. As stated, we were at no point made aware of the guest's unhappiness with the room or we would have been happy to resolve the problem. Indeed, I had a conversation regarding moving one of the other guests so that he would not have to climb the stairs so obviously we would have been amenable to moving the guest who was unhappy had we been aware of the issue. I am sorry that she was unhappy being on a separate floor, but as we only have four rooms on each floor none of our rooms are very far away from each other. We also only have one single room in the hotel and the majority of our guests are very happy with the room.
We are also sorry that there was a maintenance issue during their stay but wear and tear does occur and we fixed the socket as soon as we knew there was a problem.
All our breakfast products are from Crombie's of Edinburgh, widely regarded to be one of the best suppliers of sausages and haggis in the country and again the vast majority of our guests are very happy with our breakfasts.
We are sorry that they felt we were not friendly but as we only saw the guests during busy breakfast services, we did not have much of a chance to talk.
This is unfortunate as all issues could have been resolved had we been able to have a chat with the guests.
We would like to reassure people that we are a friendly establishment and are always happy to help.

We were greeted by the owner promptly but he seemed busy and not very friendly! The room was on the 1st floor up the large staircase and with an 18 month old child it wasn't terribly convenient, especially with our luggage as well

The breakfast wasn't up to much - my partner didn't go down again after the 1st morning as he wasn't impressed with the service or the food.

Our room was fantastically large and we had a travel cot for the baby which was brilliant. The windows could have been opened for us though as it was a hot day and it was very stuffy when we arrived

I don't think we'll stay there again

We are appalled by this vicious and vindictive review which is nothing but outright lies.
When you arrived I was busy with the telephone and other guests but you were dealt with promptly.
Realising that you had a small child and buggy we upgraded you to our large family room on the first floor instead of the second floor which was where you were originally booked into. I opened the window because it was very warm to clear the room as you were not originally booked into it.
You seamed at the time to be having several disputes with your partner. Indeed he spent most of the time in the bar watching the football and was very happy.
We cook a fantastic breakfast, but after a heavy night of drinking and arguing-well it is hardly surprising that it was left.

When we arrived at Clan Campbell, we rang the bell and were promptly greeted by John. Throughout our entire 6day/5night stay at Clan Campbell we felt as if we were at home and a large part of that was due to John's hospitality. The house is approximately 200 years old and filled with character. The staircase is quite grand but easy to maneuver with luggage. Our room (#7) was HUGE. We had two beds (a double and a single), a nice, clean bathroom, and all the amenities you want in your home away from home. After having stayed in London the week before, things like an iron, a REAL hair dryer (not the ones made for hotels that eat your long hair), a trouser press, and normal sized TV were welcome sights. Breakfast was good, fresh, and hearty (eggs, bacon, cereal, porridge, beans, etc) and served in a nice breakfast room downstairs. I believe a vegetarian option is available as John offered yougurt one morning when I wasn't up for the full breakfast. On a side note, while in the UK, my husband was determined never to drink the same beer twice. He wanted to try everything. John helped him in his quest by purchasing a couple of interesting options for the bar during our stay. Did I neglect to mention the bar? There is a private bar for hotel guests on the main level. It's a nice place to relax and catch a movie with John after a long day of sightseeing. We can't say enough good things about Clan Campbell. If you are looking for the Hilton or the Marriott, stay at the Hilton or the Marriott. But if you are looking for an authentic, Scottish experience in a quiet neighborhood, then stay at Clan Campbell.

This place is exactly the type of hotel that I always hope to find when I travel. It's got just the right mix of character, value, location, and comfort.

The building is charming and very clean, with large rooms, nice bathrooms, and good beds. John is a great host, and anyone will be comfortable here, whether they want to hang out and talk, sit and read a book, or hide in their room.

The location is good if you don't mind walking about 10 minutes to the central part of town. We easily walked from the train station with all of our stuff and covered a great deal of Edinburgh on foot using Clan Campbell as our base. The hotel is on a very quiet street, which I appreciate.

And the breakfasts are great! I definitely recommend that you try a bite of the black pudding, and there are plenty of other options if you're not feeling a little adventurous.

John doesn't make reservations online, but definitely look up his webpage and send and email. I got a quick reply and had my confirmation with no fuss at all.
