“A delightful period townhouse in an excellent location”

Having put "excellent" in every box for the overall rating I think that sums up how we feel about this hotel and it's owner. John is an excellent hotelier and really knows his stuff, we couldn't have been made more welcome. We had a long drive down from Inverness and were greeted at the door by Amanda who welcomed us in as if we were visiting old friends. The whole style of the place is elegant and comfortable, our family room still had it's original gilded mouldings on the ceiling and it was big enough to hold a dance. They don't do dinner but there is wealth of excellent restaurants to choose from nearby, and when it comes to breakfast it's a feast. The Edinburgh Fringe Festival was on whilst we were there, but the area around the hotel is nice and quiet at night but only a five minute walk away from Princes Street with it's bustling crowds. We will make this our hotel of choice whenever we are in Edinburgh from now on.

Spent 2 nights in ground floor room. Compact but perfectly adequate - clean and comfortable. Breakfast huge and tasty - and the plates even bigger! Well located for city centre and station. Cinema nearby and excellent Thai restaurant 2 minutes walk away. Owner let us leave bags (we had a late pm train journey home) and phoned for a taxi for us when we collected them. Staff friendly. Would definitely recommend.

We stayed there for 3 nights, when I made the reservation I asked for a room described on the website with "garden view" when we got to the room (only room on that floor, in front of the breakfast room, so you could hear the door banging every morning when other guests came down for breakfast), the room was clean, but the bathroom was dissapointing. The shower had a crack on the floor, that you could basically see and the ceiling of the shower was transparent and looked very out of date. the floor was covered by tiles, which were not actually fixed, so everytime I walked in there, I had to be carefull, since they were moving all the time. There was also a funny smell coming out of the bathroom, but an airwick was strategically switched on next to the bathroom door to cover the smell... I turned it off, but the smell became even stronger!, the hotel was full, a change of rooms not possible and well, I wouldn' t recommend to stay in this room, probably other rooms might be better, don' t know, didn' t get the chance to compare, since the hotel had no vacancies during our stay.
The breakfast was very good. The girls serving were friendly and they reviewed with us what we ordered every morning and offered us suggestions, that I thought was a very good service. The portions are great and all the products are fresh, the breakfast is freshly cooked every morning, reason why you might need to wait about 10 min but it' s worthy. The room had a flat screen tv with DVD and the hotel had several movies to offer, if you' d like to watch a movie, which I thought was a clever idea from the management!.
Overall, good concept, good breakfast service and breakfast staff, just dissapointed with the room, I wouldn' t mind for 1 night stay... but for a longer stay, I was not at all impressed.

We are sorry to hear that you weren't entirely happy with your stay. Please be assured that this was a temporary maintenance issue which we have since resolved.
We are sorry that you did not talk to us about your concerns while you were here as we could have moved you if we had known you were so unhappy. It is our intention to reslove any guest complaints as quickly as possible and to this end, we have stopped the breakfast room from banging and fixed the problems you described in the bathroom, caused by an unexpected leak.
Again, please accept our apologies that on this occasion your stay did not live up to expectations.
We are glad that there were aspects of your stay that you did enjoy and we hope that you will return so we can give you the full Clan Campbell experience.

Just returned from three nights at the Clan Campbell Hotel. It's a great little hotel in a good location. We walked everywhere from it and yet it's in a slightly quieter area when it comes to sleeping.

The staff were great. They were happy to chat and gave advice about everything. They couldn't have been more helpful when sorting out our return to the airport.

Breakfast was amazing, possible the best part of the visit.

The room was a little on the small side but fine for our needs and exactly what we expected for the price we paid. The only thing I would say is that I did keep whacking myself on the bed as I walked past and my leg is now covered in bruises. That probably was more to do with my clumsiness than anything else though. We were on the top floor which did mean a lot of steps to carry a suitcase up but did mean I could justify a dessert to myself every night!

Overall, I would recommend this hotel to anyway and the staff really made our visit

fantastic breakfasts with great choice, very friendly and accomodating host, old style hotel, warm homley lounge area, huge dvd library for the kids to use in our room, 20 minutes walk from centre of the new town/waverley train station. Really nice and simple!

This is a great place. Perfectly suited for the city centre and all it's attractions, just a short walk into town, shops and restaurants. John, the owner was on-duty and really helpful, suggesting great ways for us to spend our time and places to eat etc... Breakfast was the biggest and best we have had anywhere, with huge portions including Haggis on the breakfast plate. Our room was huge, although it was a family room, lovely and warm, lots of hot water. We loved the old fashioned style and beautiful period features and would definetly return. Thanks for a great stay.

This is a real gem in a superb location for most of the best sites in the city, all in walking distance. It is warm and welcoming and a refreshing change from the newer, pretentious and overpriced "boutique" hotels.It is great to have a personal welcome from John and his very attentive staff. Also John cooks a superb breakfast to set you up for a day's shopping. Wonderful for a short break/theatre or business visit.
