“Quiet and comfortable, excellent service”

For our single night in Edinburgh we stayed at Teviotdale House and found it to be absolutely lovely. The rates were very reasonable, and it was close enough to the bus station and the city center that we managed to walk everywhere we needed to go. We especially appreciated our private bathroom, the loan of an adapter with which to plug in our American appliances and laptop, and the hearty breakfast in the morning which was courteously served early because we had a bus to catch.

Anyone who, like us, is hardy enough to walk for 30-40 minutes will find it close enough to walk to all the interesting parts of the city, while being far enough away to make for a safe and quiet place to spend the nighttime hours. I really can't imagine how it could have been nicer.

Ive stayed in many b&b and this was one of the best. Its a grand place and fully recommend it, I know I will be back. Its positioned close enough to the tourist section but far enough to be away from the noise for a good nights sleep. The local pub is also a gem! Good service and good food.

Stayed for one night at the Teviot House in the exclusive Grange Area of Edinburgh. With the 'meadows' just minutes walk from the door & perfectly situated for easy access to city center.
Room well appointed and owners couldn't be more friendly, like visiting old friends. Hope to return time and time again.

Found this small guest house on a late booking and was pleasantly surprised. Located in an established neighborhood of old Georgian homes, this location was walkable to most of the city center. There was a lovely view toward Arthur's Seat (one of the 7 hills overlooking Edinburgh). My son and I were travelling together for school visits and the room we stayed in for two nights was very large and comfortable and offered television and a small sitting area in a very large bay window. The cooked Scottish breakfasts were GREAT, moreover because this property could cater to food sensitivities and allergies without a problem. Everything was homemade including the breads.. wonderful!

We spent three nights here for a little holiday. We had the four-poster room, which was very luxurious and not unreasonably priced. The location is nice and quiet, ensuring a good nights sleep (though the fan on the en-suite was noisy and stayed on for a few minutes after the light was turned out - could have done with some way of turning this off when not required). The people were friendly and helpful, and had an array of tourist information and but times etc. to hand. The breakfast was pretty good - loads of choice - and the home-made bread that was used for the toast was superb. It was also pleasing that rather than the usual "hotel biscuits" being provided with the tea/coffee, Tunnock's Teacakes were provided instead.

The room was very nice, comfortable, and spacious.

But we got a weird vibe at breakfast, like the serving of it was an inconvenience, and the food was okay, at best.

Also, when we return to Edinburgh, I might try to find a room more conveniently located.

Room Tip: Room 12 is nice for small families.

We booked this Hotel / Guest house due to its location, price & car parking.
We were very happy with what we got.
We booked the 4 poster bed room, which was very well priced & very spacious.
It was wonderful.
The hostess, sorry could not remember her name, was very attentive & nothing was too much trouble.
Breakfast was very nice with a wide choice available.
It was lovely.
I would recommend this to anyone & everyone visiting Edinburgh.
We will certainly be returning here when we come back to Edinburgh.

One slight negative...The shower was not very good, but did work.
