I stayed for 2 nights in September. Fairly normal hotel, Checkin friendly staff, breakfast was good but don't go too late as they run out of food and recooking takes time.
Cost £75 per night, but was on a business stay, so I didn't pay.
What I loved was the gym and spa facilities attached to the hotel. If you stay at the hotel, there is no charge. Gym room was OK with 5 tread mills, 2 rowing machines and a few machines for targey weight training. They also have a lengths pool, jacuzzi, steam and sauna rooms.
Wish I could have spent more time using the facilities.

Thank you for your kind comments following your recent stay. Our Breakfast buffet is kept as fresh as possible by cooking small and regular amounts with a limited ‘ back up’ supply in the kitchen. On rare occasions the demand for an item outstrips our ‘back up supply’ and there can be a delay in cooking fresh items. We feel this policy of keeping small amounts on hold to ensure freshness, even with occasional short delays, is preferable to cooking large quantities and letting go stale and dry by holding under heat.

Booked a club room which cost £139.66 for 2 nights. The room was very spacious and very clean with a lovely bathroom. There was a flat screen tele and play station 2 which was very handy for my 5 year old to relax and watch dvds whilst i got ready etc. We also had free use if the hotels leisure facilities and had a great time in the pool. We ate in the restaurant which had lovely food and generous portions. The staff were very happy, polite, friendly and helpful which added to the enjoyment of our stay. Great location - We got a bus into city centre from right outside the hotel and it only took about 10/15 mins and a taxi home which cost £11.50. Overall excellent stay :)))) will definitely return

I have now stayed several times on business. The club rooms are excellent: spacious, well-appointed, comfortable. A good night's sleep is guaranteed. The food is acceptable: breakfast is pleasant and staff go out of their way to ensure you have things the way you'd like e.g. boiled egg cooked exactly to specification; the restaurant food could be more exciting, with perhaps more seasonal choice; bistro is good. The spa is a great way to begin / end a busy day at work. The staff really make the difference though. They seem to genuinely care that you have a good time. I would happily stay here again.

Room Tip: Book one of the club rooms: it really is worth it.

A very enjoyable stay - pleasant staff and a large, clean room and we felt that our dog was really welcome. Have already booked another stay. We did not use the leisure centre due to having lovely, sunny weather but look forward to doing so next time.
Room service food from the bistro reasonable in quality and price, also numerous excellent restaurants in nearby Leith - we recommend Tapa Leith. Very handy for both Edinburgh and beaches.

Another great stay at this hotel having stayed in the summer with my wife and boys. Not such a large room this time but very adequate. Everyone in the hotel were very freindly and helpful. Ate the first night in the Bistro which was very good. Used the leisure facilities which are excellent. Went into Edinburgh with the train which was so easy, and the station is just around the corner from the hotel. Will stay again in the future.

Room Tip: Ask for the clubrooms.

First time at this hotel. It was booked by someone else for me and I was very pleasantly suprised. Huge Club room with a large King Size bed, which was very comfortable.
Ate in their restaurant which was very good.
I would stay here again, and recommend it.

Room Tip: Club room, away from lift.

Spending two nights here at the Kings Manor Hotel. So far we have found it most acceptable. The receptionists were extremely pleasant and helpful. We were about 15 minutes in the room when we got a call to ask if everything was OK with the room - very nice. We're on room only as cost of breakfast quite hefty and lots of places near enough to eat. Haven't used restaurants either. The centre of Portobello is within walking distance - lovely promenade there. We also walked down there for a meal at a tapas restaurant last night - Malverosa. Very nice.

All in all a good break.

Thank you for posting a review of your stay. Breakfast, when pre booked, is only £7.00 per person , which we consider to be excellent value. We are fortunate that there are a range of interesting places to eat nearby as well as the International standard eateries in Leith and the city centre. Take full advantage of the guest review books of restaurants, attractions etc in reception , both to help you to make the most of your stay, but also by leaving reviews to help future guests
