Decided to stay out of town a bit as the price was so low for Edinburgh. Single room, small room, but small budget, so happy. Short walk to train station - city centre in no time. Perfect place to stay to sleep.

Thank you for your comments. Many guests enjoy our smaller rooms and their smaller prices. They certainly offer a good discount from our standard rates while offering all the facilities that the larger rooms have, just not the space.

My partner and I had booked tickets to see Sam Smith in concert in Edinburgh and needed accomodation to suit. When I looked around at prices I was a little alarmed this was going to be an expensive trip - but with a little research I found this gem.

The free parking is a great money saver - given that most places in the city either dont have parking or charge for it, you could be saving £20

The gym, sauna and pool are brilliant - we were able to get in 3 workout/relaxation days during our 2 night, weekend trip. Staff were helpful and the kit available was better than expected. This is a big deal for us, and the place is open late to have a nice sauna after a lot of city walking....

Rooms were clean, spacious, equipped with tea/coffee facilites and other bits and bobs such as hair dryer etc - we slept well and found the beds comfortable. Fresh towels when requested and a nice clean bathroom...

The bus stop just outside, literally that is, within 50m is great - a £3.50 unlimited pass to the city (10 mins away) is a great and convenient way to travel - buses run late and roughly every 20 mins. We used it to go to and from the city for shopping, then headed back out for an evening meal on the same ticket - only needing a taxi for the late retrun trip - this is circa £14

The overall service on front desk and other staff was superb, everyone was helpful - directing us and helping with questions. Couldn't ask for more really.

The on site restraunt we didnt try, but the pub/bistro served some very good food for the prices ... it was an ideal filler

In fact we were so impressed we've found an excuse to go back in May for another weekend stay. If you book early and find a deal this place is a steal when considered against other Edinburgh hotels!!!!

Booked this hotel for business after reading the reviews. I was not disappointed, I took my wife with me and the hotel is placed perfectly for Edinburgh by bus, which picks up outside and train which is a 5 minute walk away. Portebello beach is within walking distance with Leith and Musselborough within a short drive. The staff in the hotel are very pleasant and extremely helpful. The hotel has a pool,gym,sauna,jacuzzi etc. The food was of a good standard. I would say this is one of the best value for money hotels I have stayed in. Next time I am in the area I will not hesitate to stay here again.

Having stayed previously and liked the hotel I choose to return the quality of the room was excellent. The hallway leading to it, was under repair and well deserved it. Eating in the bar the first night the food was good and as ordered. the second night I choose the go to the restaurant. the same menu was handed out as the previous night. (for the same price). Service was good Would have liked a different menu but just me. Went to the pool it was cold but good to see it was laned of which allowed lengths to be complete in comfort. Breakfast was nice and service quick as apposed to some hotel which seem to take for ever to do poached eggs. Location is good asked at reception for other restaurants in the area was told there was none with in walking distance.

We have two menus on offer each night. Our Options Bistro menu is served in the bistro and in the adjoining barZest , which are both serviced from the same kitchen. Our Lauders restaurant (where breakfast is served) offers a completely seperate table d’hote menu. There are folders with local shops and restaurants, plus guest reviews in reception. It is true that there are no restaurants in easy walking distance , unless you are particularly hungry! These are several within just a few minutes drive.

We've just returned from a 2 night stay at King's Manor.
The reception staff were very helpful in sorting out a room which could be accessed via the lift, as I'm disabled and hadn't realised there were more than 2 storeys.
Our room was very spacious & spotlessly clean. We had a superking sized bed, and it was incredibly comfortable. There are tea & coffee making facilities in the room, along with a hairdryer, ironing facilities and a telly with Freeview channels. We even had a view over to the sea.
We found the service in the bar & bistro quite slow, but the evenings were both busy, so only to be expected.
We absolutely loved the adjoining Fountain Spa. The pool and spa were lovely. Don't forget a pound coin for the changing room locker like I did first time!
We'll definitely check the hotel out again for our next visit to Edinburgh. Hope the price remains as competitive
