Owner Susan gave a warm friendly and relaxed welcome.
house well maintained both inside and out.
great locaion 10 mins from princes street by foot.canal basin 300 meters,,close to castle
spotless rooms and hearty breakfasts.free parking at rear which I found very secure.
on regular bus route ,plan your day hassel free ,should you need a help to get back after a long hard day
staff very friendly with helpful advice.
could not wish for anything else other than sunshine.

We also stayed here at the time of the festival. The price at £120- a night for a room with one double bed and a shower was slightly expensive but this is the peak period.
The breakfast was not disappointing being healthy and wholesome. The breakfast room was cramped due to the layout but high ceilings give a feel of space.The positioning of the fruit juice /cereal etc in the busy narrow passageway made it difficult to serve yourself but again this is due to the layout of the original house,nothing has been altered , it is a chance to enjoy a typical Scottish Manse.

You will find the owners more than willing to take on board any of your requests, noithing is too much trouble for Susan and her staff.
Good luck for the future .

Room Tip: Rooms are very clean, bedding excellent and bathroom is one of the cleanest anywhere.

Starting with a warm and welcoming greeting, lovely, spacious room and ensuite and the wonderful cooked breakfast everything was perfect! should our travels ever bring us back to Edinburgh we will definitely revisit!

Had a wonderful stay at the Town House. Location is perfect for exploring all the tourist attractions in and around Edinburgh City centre. The rooms are very clean and beautifully appointed, and the breakfast was first rate. The owner (Susan) couldn’t have been more friendly or attentive. I would have no hesitation in highly recommending this guest house to anyone.

Certainly would never stay here again.

This b&b is very professionally managed. Travelling with 5 friends so was not enough room for us all in the house. The owners have another apartment down the road. Although the main house has a lot of character the annex is more like an IKEA apartment. This is not a complaint, in fact I liked staying here as the rooms were large and comfortable with a shared living room. The down side to the annex is that in the morning it is a couple of blocks walk to the main house for breakfast, there is no individual TV in the rooms, and the main TV in the living area was not working properly and has probably not worked properly for ages. There did seem to be any urgency to have it fixed. Also the main bedroom has an on suite bathroom but the other two bedrooms have to share a bathroom.
The location is great and just a short walk to the Castle and other activities and they do a pretty good breakfast.

This house is in a fantastic location, easy walking distance to Edinburgh Castle and the Royal Mile. Our host Susan was genuinely warm and welcoming, making us feel completely at home. The room was very comfortable, and breakfast was delicious.
