lovely friendly cozy small hotel...spacious amazing old designed room..the staff were all indian.. they were so friendly and helped us alot..the bus station is right infront of the hotel..where bus 31 or 23 can take u direclty to princess street..amazing value for an amazing room

Room Tip: if u will book tryto take either rooms number 5 or 10..the only rooms on the main street ;)

It's a small family owned and managed guest house..it's very clean and rooms are spacious. Rooms have free Wi-Fi and flat screen tv. The only thing I didn't like about the room is that sometimes there's no hot water in the shower!!
There's no AC in the room but I was there in August and weather was somehow cold so you won't need an AC anyway. There's a heater and extra blankets if you felt cold.
Breakfast is very basic, toast, butter n eggs. I used to have breakfast outside the hotel everyday.
staff are extremely helpful and friendly.

there's a bus stop right across the street, you take bus 24 which passes almost every 20 minutes to princess street where almost all shops are there, bus takes around 10 minutes to reach princess street.

also the airport bus passes right infront of the hotel.
I highly recommend this hotel

Room Tip: No one helps you with your bags so if you have any health problems as for a room in the lower floor...

We arrived in Edinburgh for the Tattoo. The guest house made us very welcome on arrival and were on hand to help us with any of our questions about Edinburgh. Room was fairly adequate whilst not being being too cramped. Breakfast was fabulous and nice and hot as well, cooked to order. Price of the room was bumped up because of the time of year by about 40 per cent but I suppose that is the norm for all Edinburgh hotels during August. Easy walk into the city centre - about 15 minutes.

An excellent, family owned and managed hotel located 10min walk from Haymarket Station, Murrayfield and the West End. Situated on the main bus route too and from the airport to the city centre (Bus stops outside hotel). Charming, clean and spacious rooms with free parking and a friendly staff.
Flat screen TV, free Wi-Fi, comfortable beds and a great full Scottish breakfast!
I personally stayed here for over a year whilst working in Edinburgh (Mon-Fri). Much better value, friendly and a lot more comfortable than the normal city centre hotel chains.
I would recommend this hotel to families, business trips or anyone visiting Scotland's capital, the historic city of Edinburgh.

Charming location and spacious rooms (esp. bathroom), free parking, friendly staff, breakfast "a lá carte", 3 bus lines in front of the door to the center (10-15´ ride). Room rates pretty high in August due to festival season, but the Tattoo was worth every pence.

My wife and I stayed here for two nights to see the Tattoo. Parking was easy and the hotel is well situated with bus stops outside. Using the bus (3 different ones to catch) is the easiest and most cost effective way to get into Princes St. It costs £1.50 (single) and only takes 5 minutes. Buses are every 5-10 minutes at worst. The longest we waited was 8 minutes).
The staff were welcoming and helpful. Our room was very nice and spotlessly clean. Nice touches were the bottles of water and huge fluffy towels. Free wi-fi and a good flat screen TV were nice to have. If I was being picky the lack of drawer space to put shirts etc. was a nuisance.
Breakfast extensive and good. Service ends at 9.00am so don't lie in or you will miss it. The breakfast chef's check trousers could have done with an oil change (they looked filthy) which was a little off putting but the kitchen itself looked spotless.
Overall this is a very good place to stay. Well located, parking, comfortable, friendly and decent value.
I was surprised to be asked to pay the bill in cash or pay a £3.00 surcharge to use any kind of card. I had booked through Booking.Com and a 50% deposit had been taken from my Amex card with no problem.
Almost 5 stars, chef in clean trousers, a chest of drawers in the room and bill paying by card without surcharge and it would be there.

Great ammenities for a bed and breakfast. Spacious and clean throughout. The little things made it nice for a B&B, free water in rooms, nice big long towels, flat screen T.V., free wi-fi, pretty crown molding,etc. The staff was extra nice. The breakfast was great, full breakfast as well as continental included. It is about 10 pounds for a taxi to city center or we found 16 pounds for all day parking if you would like to drive. The bus was also directly accross the street for 2.50 for the entire day.
