Initial impression was very good. Bedroom comfortable but a writing desk would have been helpful.Hallway cluttered with equipment and laundry awaiting collection. Pleasant bar but drinks expensive. Food acceptable. Staff were friendly and helpful although
they had to juggle several tasks - barman, waiter, receptionist etc.

My wife, two kids and I stayed in the Ettrick Hotel for my birthday. We stayed in the amazing James Suite. The room is enormous luxurious and provides a huge amount of space for a family of four. We didn't eat in the hotel, however if the cooked breakfast was anything to go by your in for a treat. The staff were polite and efficient. I would highly recommend staying in this hotel when visiting Edinburgh.

What a fantastic hotel. Excellent bedrooms. Food superb. Staff extremely friendly and helpful. A very welcoming hotel to stay in. Excellent bus service into town, buses that go everywhere and very cheaply. Going back again in the summer can't wait.

I enjoyed a delicious Christmas Dinner here in a very festive atmosphere followed by a overnight stay in the hotel. The room, although small, was extremely comfortable and of a high standard at a very reasonable overnight rate. I would highly recommend this hotel and it is within easy distance of Princes Street and the centre of Edinburgh as it is close to an excellent bus route and, for those who enjoy walking, it is a very pleasant walk to Edinburgh City Centre.

We were in a group of 8, took 4 rooms at this hotel during our holiday to England in July 2013.
Starting from the location, rooms, breakfast everything was perfect. The owners personally took care of all our needs.They had a large parking space, with a bus stop just next to the hotel which took us directly to the city center in 20 mins.,so we had no hassle to park our cars in the city area. Clean, big and airy rooms,nice bathrooms, with excellent views were an added attraction in this peaceful and leafy suburb hotel in this beautiful city. They had a nice garden sitting area too. The staff was very helpful and the bar and the restaurant was also great. Overall, a great place to stay for one and all. Would surely like to visit again and would highly recommend this hotel to all visiting Edinburgh.

Room Tip: The suite was very big and nice and sunny with 4 beds, as well as the other rooms were also good.

Decided to stay over in Edinburgh on a theatre trip... but point blank refused to pay the city centre exorbitant prices!!!
Booked this at 24 hours notice and received a decent discount.
It may seem a bit out... but it is right on the main bus route and coming back, a taxi was only about £6 or £7.
Check in was good... staff helpful and explaining bus routes... even drawing a map.
The room... well, I say room... it was a shoe-box in the attic... was perhaps a tad on the compact and bijou side... but it was clean and comfortable.
Loads of stairs to climb... not for the unfit or people who have mobility issues.
Bar service at night was fine.
Breakfast was more than adequate... not the best I've had but certainly well enough cooked and sufficient.

All in all, if doing another impulsive overnight theatre stop, I would consider this hotel again... I'd just hope for a room that I didn't bang my head off the ceiling!!!

Room Tip: avoid the attic if over 5 foot tall!

if i were to write this short review 2 years ago, or even 1 year ago i would not read well, I travel Scotland working and stay within different hotels for different reasons, the reason i kept faith with this hotel was more for location, im glad i did as the level of service keeps improving, the accomodation is varied as some of the rooms are very modern with large comfortable beds, some are quite small, but all in the hotel is in a very good location which is quiet during the night, good for my zzzzzzzzs, the bar area is more like a meeting place for locals, gives a really good feel for Edinburgh and creates a good relaxed area to watch whatever is on the large TVs, i dont really have much negatives to this hotel now, the value for money is about as good as you will get within central Edinburgh, my only negative is the breakfast, the food has been good but i like more fruit and healthy items to start my day, the fresh fruit as written on the menus is tinned peaches, dont think it would take a great deal of effort to upgrade to what is written, to finish on a good note the evening food is good value with large portions ( maybe a bit to large ) and cooked very well,
