This hotel is located near the Meadows, in the center of the University of Edinburgh. About a 15 min walk away from the city center, I would consider this serviced apartment/ hotel fairly centrally located.

The hotel is brand new, only opened in the second week of November 2011. All the amenities were of course in mint condition when we were there in November - everything from the iron(board), hair dryer, a fan, microwave, oven, utensils, sink, in-room safe, sofa bed. The list goes on.

The hotel also caters free buffet breakfast every morning for all guests. The selection is adequate, although I wouldn't say wide. When we were there, there was no change of menu, but you could have a selection of cereal, yoghurts, cheeses, hams, bacons, eggs, beans, sausages, paninis and other breads.

The staff was excellent - everyone was professional, and willing to help. This always makes for a lovely stay anywhere.

My only compliant was that the heating along the corridor was over the top. And it just couldn't be turned off. The rooms themselves were not air conditioned for summer, but there's a (large) radiator. Because the rooms were so new, they were also a little dusty. I sneezed quite badly the first night, but it was okay after I got used to it.

In a nutshell, stay there. Big rooms, lovely breakfast, great staff, central location in a new hotel. Would recommend anytime for anyone going to Edinburgh!

My wife and i stayed here for one night in November .The hotel had only been open a few weeks and everything was of course new . The staff were very pleasant and helpful at Reception and the room large and comfortable and as it is a Residence had fridge , microwave etc .Breakfast buffet was included and was the usual mix of hot and cold food and was very nice . We would certainly stay here again .

What a superb experience. We stayed for four nights at the end of November. The cab driver had no problem finding the hotel from the station and it cost about £5. The facilities are immaculately clean as the hotel only opened in November 2011. The rooms are spacious (we had the basic studio and there was more than enough room) with a flat screen tv, kitchen area (with dishwasher, microwave, fridge, kettle and all the utensils you would need for a longer stay.) The bathroom I thought was fine with a massive walk in shower with a very powerful shower head and the water was hot, contrary to another review) Its in a great location, about a 10 minute walk to the Royal Mile with plenty of pubs and restaurants along the way (Try the restaurant called Under the Stairs..a real hidden gem)
There is a Sainsburys Local , Starbucks and another upmarket cafe right next to the hotel. The breakfast in the hotel was an added bonus as it isn't clear on the website that it is included in the price. We paid £38 each a night (incredible value). The bar is on the higher end of the price scale (3.60 for a bottle of Peroni)
It is true that the temperature in the hallways is high but how long do you spend in the hallway?
I thought this was one of the most comfortable places I have ever stayed in and would highly recommend it to naybody coming to Edinburgh. All staff were extremely helpful with directions, what buses to catch etc..

Room Tip: We stayed on the fifth floor. It was extremely peaceful despite a gale blowing outside!

This is a lovely place to stay. Rooms are new & clean, comfortable beds & choice of pillows is great. Staff were very helpful and friendly. It is a 5 to 10 mins walk into the city but a plesant one. Breakfast was really good and again the staff make sure you have everything you need. Also a nice touch is take away coffee and pastries. Very good value for money. Only issue is the heating in the hallways its far too hot...

The good...

Quiet and pretty location, right next to a large park with a sainsbury's, starbucks and a great bakery all within the brand new complex. It's also 5 minutes walk to the fantastic museum of Scotland (massive place with something for everyone including plenty of interactive exhibits). I walk fast but I'd struggle to get to royal mile in 5 minutes though, more like 10 and 15-20mins to the station rather than the 10mins stated on their website.

The staff were very helpful and welcoming. When we complained about the water, see below, we were offered a free drink (from the very expensive small bar downstairs).

Free breakfast served until 11am with hot food, cereal, cheese, pastries, proper juice etc. Not up to the full service Marriott standard but pretty good given the price.

The room was a very good size, although the bedroom itself was a little snug. Large couch, 2 large tv's and a good sized kitchenette and work area.

The niggles...

The bathroom is microscopic. They would have been better prioritising the bathroom over the living area, which seems excessively large in comparison. You can just about get out of the shower without hitting the toilet!

Lack of HOT water in the shower....The water was luke warm which is not what you need after a freezing cold day in Edinburgh. The receptionist was very lovely but unfortunately couldn't adjust the temperature. I gather this is something they're going to look into though.

I probably should have realised from the website, but there is no aircon in any of the rooms. The heating was on full whack which we immediately turned off and opened the windows. Except the window wouldn't stay open...fortunately wedging the bible in it did the trick though.

Taxi's cost a small fortune in Edinburgh and there doesn't seem to be a quick route to the hotel (£9 for 2 miles)...I'd suggest walking.

Saying all that, I would stay again based on the quietness, room size, price and service. Just please transfer the excessive hallway heat to the water supply so we can have a hot shower next time :)

Gone are the days with no higher end hotel for the Edinburgh business traveler or vacationer. This hotel comes with all the normal support an American hotel provides and is not short on space like most European rooms. Staff are really pleasant and the furnishings are very nice. Stayed a week and had a great time! The hotel has to fix the unbearable heat in the hallways as it is most uncomfortable waiting for the lift.

Room Tip: All rooms are quiet.

The hotel location is a short five minute walk from the Royal Mile, property is brand new and many of the rooms are still unused, the hotel staff are great (if you need any help, ask for Claire), and the free breakfast is refreshing. Only issue is the out of control heat in the hotel hallways. Compared to the other higher end Edinburgh hotels, this new property is the BEST including best value.

Room Tip: All the rooms are very nice, but make sure you open the windows to air out the "new room smell...
