Residence Inn by Marriott is brand new in the Quarter Mile district. About 15mins walk to Royal Mile. We had a 1 bedroom suite. Very large. Extremely Clean. Great kitchen. Bedroom was a little small bit having the separate living room made up for it. Fitness room was nice with standard weight and a few cardio pieces. No pool :(. Staff very friendly and helpful. Breakfast was just great. Many options. Eggs, sausage, beans, many pastries,toast, ham, cheeses, fruit salad, yogurts, cereals,juices,ect. They had to go containers and bags to pack a lunch as well with fixing to make sandwiches. I would say it is little out of the way as we previously stayed at The Hudson which was steps from Princes St. We would most defi Italy go back to The Residence!!!

The hotel is well located and about 15 minutes walk from the station. It is well placed for visiting the main attractions. As the hotel is quite new, everything was clean and in working order. The reception staff were excellent. As we were arriving a couple of hours before check in time I had been told we could leave our bags with them. However, on arrival we were told our rooms were ready for us, a very pleasant surprise.

Breakfast, included in the price, was a help yourself buffet. The cooked element was not the most extensive range I have ever had, but it was all well cooked and very tasty. In addition there was a good range of cereals, pastries, fruit, yoghurt, juices etc. Whilst those on business seemed to rush in, grab breakfast and rush out, we were able to take a pleasant leisurely breakfast and felt under no pressure to eat up and move on.

The room was spacious, and the kitchen area was a nice touch. Our only reservations were concerning the bathroom. Opposite the toilet is a floor to ceiling opaque window. As we weren't sure just quite how opaque the window was, and not wishing to give the good people of Edinburgh a rather unusual shadow show, the blind stayed down all the time. Also, for some reason, the shower and toilet are on one side of a sliding door whilst the sink is on the bedroom side of the door. This meant that if you went to the toilet in the night, the light came on both in the bathroom and in the corner of the bedroom where the sink was. The noise of the sliding door also was loud enough to disturb anyone sleeping in the room. Removing the sliding door and replacing it with a conventional door on the bedroom side of the sink would be a simple and logical solution. Despite this, I felt the plus points of the hotel far outweighed the minor negative ones, and I still think it justifies 5 stars.

We stayed here for 2 nights with a 6 yr old in May 2012. The hotel is excellent. The rooms are big, the hotel is peaceful and is in a great location. It is about 10 minutes walk from the Royal mile and the castle and 5 minutes from the National Museum of Scotland. The hotel is perfect for families as the rooms have a small kitchen and it is very close to a large park for the kids to run around in. Next door there is a restaurant / coffee shop, a Starbucks and also a Sainsbury's. The staff were also excellent!

Ditto other compliments about nice new modern style, lovely friendly staff AND some fluctuating water temperatures. Also there does not appear to be AC in this hotel, tho fans are provided ...? But it is a great value, great location. Outlet averse Europe/ UK can be problematic, especially to US travellers looking for that traditional bathroom mirror outlet. Didn't have a problem with the small breakfast area , but if we had, we would just do what we do at RI' s in the States and take food back to the room. After all, each room comes equipped with microwave, plates, toaster, fridge, coffee maker- how hard can it be? The free and hot small breakfast will easily save 15GBP A day. The best and funnest part - for Marriott fans like us- is that as opposed to RI's in the US it has a full bar service which is open all night.

This hotel is situated just off "Middle Meadow Walk" and is only a 10 minute stroll to the "Royal Mile". The apartments are clean and smart and the staff are very efficient and friendly. There is a great breakfast selection included in the room price. This is served until 11am at weekends. We really enjoyed our stay at this hotel and will definitely return.

It's a new property, so there are the occasional bumps to deal with, but we couldn't be happier with our choice. Marriott did not build the hotel, so they have to deal with retrofitting the existing new property. As a result those of you familiar with the Residence Inn brand in the States will find it not quite what you are familiar with. It is sort of a cross between a Courtyard, Residence and an upscale Fairfield Inn. You can find elements of all three here pieced together tastefully and efficiently.

The desk staff is friendly, knowledgeable and anxious to please. Breakfast is hot and included in the price, that should save you about £20 per day easily.

The property is clean, quiet and comfortable. The only complaint I have is that the shower temperature can fluxuate a bit. Fortunately, the shower is big enough to let you step out of the water stream quickly IF it gets uncomfortable, but still stay in the shower (the stall is l-o-n-g). My wife had a problem finding mirror that had a power outlet got the hair dryer near by, but our friends down the hall had no such problems (remember my retrofit comment above). When we talked to the manager (Colin) about our issues, he listened and took action (we saw an electrical contractor working on standardizing electrical outlet layouts). He also sought us out the next day to make sure we were happy with the fixes. THAT is customer service.

I recommend this property wholeheartedly.

Nice new hotel very convenient location short walk from the Royal Mile. It is in a new development area and will be nice when finished. Starbucks and Sainsburys are just around the corner. Rooms are nice, has kitchen area which we did not use but would be useful if you stayed a few days. Reception staff very helpful and friendly.Only complaint would be the the breakfast area is far too small for this size of hotel. You are basically eating in the reception area which I felt was very strange and not really a pleasant experience. However I would stay here again as its a great location.
