The location of this hotel is OK but not brilliant. There is a bit of a walk past the resident drunks in the park up to Greyfriars and then beyond up to the Royal Mile. There is no A/C in the rooms and the air does not circulate well when the window is open. We were on the 4th floor and the noise from construction/ weird window cleaning machine was terrible from 7.00am every day including Sunday. We felt the breakfast was good but the location wasn't so good in the hotel lobby. This was obviously due to space restraints. Also the car parking was expensive. There is also only one lift so we walked up and down the stairs more than we used the lift, which was fine for us going down but sometimes a little trying going up.

The person on the reception was friendly enough but her English was not so good.

Overall I wouldn't stay here again for the prices charged.

Overall qute disappointing. 2 day stay in a rare Scottish heatwave. There's no A/C so needed the windows open a little. Shame no warning about the nearby construction noise and vehicle movements at 7am. Bathroom design and room layout is poor for a RI. Breakfast is also poor. In fact we went and had breakfast at the nice place across the street (Peter's Yard?). When you choose to pay for breakfast when a free one is available it says a lot.

On the positive side, the location is great, with most of central Edinburgh within walking distance.

Room Tip: Don't go in the summer.! Lack of AC is a very poor choice, even for Scotland

Following a recommendation in America, I nearly always use residence inn hotels in the US. I was very pleased to see they have brought the brand to the UK. The hotel brings over all the great service and attentiveness that the US brand carries. They do need some more substantial curtains however, as the office building across the way has a very clear view into the rooms.

The hotel is nice to look at, but during one of the hottest days of the year' with only a 6-inch by 20-inch window for air circulation is TERRIBLE. The engineer responsible for that decision should have been run out of town. Our room was hotter than it ever was outside and did not get cooler in the evening because there was NO airflow. I would stay here again, but NEVER in the summer.

We will definitely stay here again. The property is brand new and modern, staff was excellent, and the location could not be better. Full bar and free breakfast. Walk to nearly everything. All you expect for Residence Inn and more.

Stayed here for 3 nights and loved it. The room was spacious, but didn't get a room with a bath. Bed is lovely and cozy. Biggest pet peeve was there was no air conditioning. It is cold outside & the hotel is heated all the time & it was a bit unpleasant.

Breakfast was alright but the food was cold so we weren't impressed.

Otherwise the location is good, staff are very helpful & hotel is new & very clean!

I stayed here in the middle of June with my wife and our 15 month old daughter, when we booked this we were slightly apprehensive about its location as we usually tend to stay closer to the Royal Mile/Princes street etc however when we arrived we were more than pleasantly surprised. The hotel is set in the new Quartermile development which is right next to the Meadows, an excellent open space perfect for walks etc - this is only a 5-10 minute walk to the Royal Mile, Castle, Grassmarket and all of Edinburghs other attractions, in this respect the hotel is in a perfect location but also far enough away from all the hustle and bustle of Scotland's capital.
The hotel is very new and spotlessly clean, the rooms are very bright and spacious, we stayed in a family room which had two double beds, a cot, a settee, an eating area and a small kitchenette - it was perfect for the three of us.
Finally a word on the staff who really couldn't have done enough for us, they seemed to go the extra mile for us as we had our young daughter with us.

I previously would have considered the Marriott to be a no frills hotel primarily for business trips but I would strongly recommend the Residence Inn for couples or families also.
