We spent two nights in a "family room" at B+B Edinburgh last August as we were in the city to attend the notorious Tattoo.
Three adults wishing to share a room and staying less than three consecutive nights during the August festival period can really have a hard time finding appropriate accommodation in Edinburgh (and we booked eight months in advance). We were happy to find a family room at B+B, although we found the rate rather high (140 GBP a night).
About the name of the hotel, don't be confused by the "B+B" name. This is a (small) hotel and not a Bed and Breakfast.
The location is both charming and very convenient, located in one of those typical Georgian streets of Edinburgh. We found the hotel to be within easy walking distance to the western end of Princes Street.
We contacted the hotel before arrival to enquire whether it was possible to be given a room on a high floor, with a view towards the castle (after reading previous reviews on Tripadvisor) and we were given a room on the top floor with a splendid view of the castle, very good service there.
As written above, the hotel is located in an old Georgian building. This means lots of charm, a wonderful staircase, reading/relaxing lounge and breakfast area. All the common ares are generally looking great, with plenty of character. This "old-world charm" comes at a price, though, as most areas (and I guess rooms) tend to be small and narrow. The elevator is quite an experience: not only is it tiny, it must also be one of the slowest elevators I have ever seen (did not bother us though).
Our room was not exactly a family room, rather a double where the sofa had been converted into a third bed. The room felt small for a family of three, not sure whether rooms on lower floors might be larger. The converted sofa was pretty uncomfortable to sleep on too.
The windows can only be opened by a few inches and there is no airco in the room. Considering you are under the roof of the house, the temperature was just a bit too warm to be comfortable, although the outside temperature was pleasantly cool. I imagine the windows not fully opening are the result of health and safety regulations rather than a choice of the hotel, however it might be necessary to add airco to the room as I cannot imagine how hot it must be inside during the hotter summer days.
Adequate in-room Wi-Fi but no safe or minibar, pleasant decor. No complaints about cleanliness.
As the rest of the hotel, the bathroom is both "past-times charming" and consequently unpractical. Rather small, with the notorious British separate cold-hot water taps and a shower my sister and mother found inconvenient: no alternative to the ceiling-fixed shower head (no flexible shower head) and no showercaps available at the hotel meant no way of taking a shower without having your hair completely wet, which some ladies tend to find annoying (not a problem for me though).
There was considerable traffic noise at our side of the hotel (I suspect the other side might be quiter), but I'm unsure whether this might be temporary as road works in the city seem to divert a considerable amount of traffic into the street of the hotel.
Staff were friendly and helpful, tasty breakfast is cooked to order and served to your table.
Our stay at B+B Edinburgh was pleasant, although we found some previous over-enthusiastic reviews a bit exaggerated, as we felt this hotel offers good quality 3-star accommodation but is no 5-star palace. If you do not intend to attend the Tattoo or festival, I would suggest avoiding August, as rooms are clearly way overcharged: we felt 140 GBP a night was too much for value in this case. However, this is true of nearly all accommodation in the city, not only B+B.
