“First Class”

We spent three nights here and would not hesitate to come back. Lots of reasons in no particular order. When dropping our bags off early the female receptionist invited us to the library to have coffee and shortbread -felt at home straight away. Our room had amazing views. The bath had lashings of hot water. The bed was sooo comfy. The Library and the Lounge bar an added bonus. The decor was bright, furnishings abit whacky.The girls in the breakfast room were great. For us the location was perfect- it is in a lovely area in walking distance of Princes St. We even walked back from Leith along the Leith.

Room Tip: Not all rooms at the front have the fab views.

Thank you so much for taking time to review, it is really appreciated. It feels like you have really got into the spirit of B+B Edinburgh! There are some super eateries in Leith as well as the Royal Yacht Britannia - and yes, the walk back along the Water will bring you right to the back door of the B+B!

Sounds as though you needed that comfy bed after that stroll! Thanks again and remember our sisters in Dorset and London if you are on your UK travels. We look forward to welcoming you again.

Stayed for one night last week and was blown away by how good this was. We were a couple with a teenage daughter and we were given a room with a double bed, a fold down double bed and a separate room with bunk beds! The room was beautifully laid out, with a partition in the middle. The view from the main king size bed was nothing short of breathtaking - it was the first time I had ever stayed in a hotel room and not turned on the television, the view was that good!

Very comfy bed, great night's sleep, and lovely complimentary tea, coffee and shortcake. The hotel also has a library area where tea and coffee making facilities are also available 24 hours a day for no extra charge. Very nice to sit in this library area and wind down after a night out.

The breakfast was sensational too, scrumptious food.

I would thoroughly recommend staying at this boutique hotel. Our room was about £150 but well worth it and very competitively priced in central Edinburgh. There are Pay and Display car park spaces nearby too, and you can also pay for these online.

The staff were very friendly at this hotel too and I will definitely be returning again. If you wish to stay in Edinburgh, this is the place.

Room Tip: See if you can get the "Family Suite".

Thank you so much for taking time to review - we are delighted to appeal to the whole family. We have attempted to 'break the mould' of the the traditional B+B experience by providing a lovely library area, business centre and bar and whilst we are not a 'hotel' , the ambience and pace is more like a hotel than guest house.

Thank you for sharing really practical, helpful tips for other travellers - we know how useful this is when choosing where to stay. Look forward to welcoming the whole family back one day.

this hotel has a website so misleading its ridiculous. we were booked in to stay here in march this year. however we didn't stay, it was that bad.
the location is not great. quite a walk to the main area. the staff were rude and un-accommodating. there were bags everywhere downstairs - they had no secure place to hold them.
the "reception" was a single desk covered in papers, with no order. the room where the coffee was was messy, the toilets were disgusting. we had had a long flight we just couldn't consider staying here. so simply we didn't. we went and found a different hotel and it was the best decision we could have made. spend your money somewhere else, you will be disappointed if you go and stay here.

Dear Sir
We are sorry you didn’t find us to your liking but, as we’ve discussed at length with your travel agent, we feel you’ve been mis-sold a full-service hotel experience when that’s not what we provide. We are not a hotel, we are a B+B and are extremely proud of the reputation we have earned on this and other feedback forums. We are very visual in all our marketing but especially on our website - we aim to manage your expectations and deliver what we say. All our photographs are un-editted and many show our reception area. We like the open plan lobby - it allows us to truly engage with our guests and be transparent in all that we do. As you did not stay more than a couple of hours with us, we do not feel your review is truly representative.

However, we do not feel it good manners to openly discuss all the points here as this would undermine your agents involvement but please do not hesitate to contact me personally via the hotel or website – with best wishes.

Right in the smack of that old beautiful city of Edinburgh. Or at least two blocks away. Old but tastefully refurbed house with a friendly and well-educated staff. Rooms are fairly big (for the price) with a nice view over the sloped garden. The library and the whiskeybar offered an interesting ambience and the barman took his job seriously. The breakfast was maybe a bit dull (but hey, this is the UK). Provided with a borrowed biciycle from the hotel I scoured the surroundings down from the river up to the castle in awe. I will return.

Thank you for the review - great that you have explored Edinburgh by bicycle - you can cover so much more ground this way! We are in the process of preparing some city guides for guests borrowing bikes so next time you come, perhaps you can try one out!

The hotel is beautiful and we had a great stay. The staff can't do enough for you. When it was raining they even gave us an umbrella to take out with us. The room was nicely decorated and we had a great view of the city. The breakfast was the best part. Rather than a hot buffet all the breakfasts are individually prepared for you so you can choose what you have. The location was good. Its about 15 mins walk to the high street and about 25mins walk to the castle

This was a fabulous place to stay for our first trip to Scotland. The staff were friendly and helpful throughout our entire week long stay. My husband and I stayed in a lovely room on the third floor with a picture postcard view of Dean Village. My son and daughter in law had a room on the 4th floor with a view of Edinburgh Castle. Breakfast was a daily treat. This hotel/B&B is located close enough to everything (old town & train station) yet out of the touristy area. We felt more like we were going home each day than going back to a hotel.

Room Tip: The rooms in the back of the hotel seemed cooler than the front rooms.

Me and my mother stayed at the wonderful 'B&B' this past weekend. Don't be put off by the name as it is more of a boutique hotel than a B&B.

Our room was on the fourth / top floor and although it was on the small side there was definitely enough room for the both of us. Also, we were there for the weekend and spent a lot of time site seeing and enjoying the beautiful city. Having a big room wasn't top of our list of priorities. Funnily enough, as the my mum was speaking to the cleaner and she told her that although the room is small, it is her favourite due to the view and its ambience.

The 'B&B' is tucked away from the business of old town but close enough to the bars and restaurants of Rose and George Street. The Edinburgh Conference Centre ("ECC") is also a ten minute walk away. So if you need to be at the ECC for any reason, you should definitely stay at the 'B&B'. I really cant speak highly enough of my personal experience of this B&B, the library, the refreshments (free water and tea), the bar, everything. Others may not have had a great time but we certainly did.

Final point, the breakfast is champion!

I am in agreement - the top rooms are 'secret' and away from it all. We are thrilled you have enjoyed our ambience and the B+B experience. Our philosophy is simple - we aim to provide excellent Bed and Breakfast in all our properties but with Edinburgh, we have a real gem - the bar, Findlay Room and library are magic and create a more 'hotel' experience.
