“Edinburgh Theatre trip”

Excellent location for Edinburgh Playhouse and shopping. Just across the road from the bus station. Menu is small but food was delicious. Bar/lounge is lovely and drinks very reasonably priced. Only downside was our room was on lower ground floor, view not pretty, directly underneath the restaurant and next to the pantry so bit noisy, could hear ice being collected and feet/chairs overhead. But all in all wouldn't hesitate to recommend if visiting Edinburgh for business or pleasure

Room Tip: 3801 large but can be a bit noisy and not a nice view, may be worth paying a bit more for a superior...

This is our 2nd visit to this hotel because we really liked it the 1st time round. It is in a great location,not to far from the bus & train station & close to lots of bars restaurants & shopping. We were in a great big room at the front of the hotel which was nice but it could have done with a few wee touches to make it a bit cosier,it did feel a bit cold. The bathroom was fantastic a lovely big bath & separate shower but there was a big empty space where the bathroom mirror should obviously have been. I think an effort should have been made to have had it put back before we arrived. The hotel is on a very busy main road which is not a problem until about 5 or 6am when it is very noisy!!!! These are just a few small issues but on the up side our package included dinner & breakfast which was fantastic,the staff were very nice, in particular the manager of the dinner & breakfast area, he was very attentive & i think he deserved a mention for being so nice. The main areas of the hotel incl the bar are lovely.
Overall it's a great hotel & we would go back again but would request a room at the back of the hotel just purely due to the noise level from the street.

Room Tip: Request a room away from the main road.

Stayed 3 nights in November. We chose their cheapest room.
The hotel is excellently situated. We took the bus from the airport and it took a mere 15 minutes to walk to the hotel from Waverley station, the final stop on said bus.
The staff are absolutely lovely. We highly recommend eating dinner there at least once because the food is truly excellent. The breakfast is also rather good for how much you pay - for under £10 the breakfast is practically all you can eat included cereal and yogurt, breads and croissants, a full scottish breakfast, smoked salmon... I had the full scottish breakfast, two croissants, tea, juice... Quite a lot of food and in a lovely breakfast room.
My only qualms were the lack of newspapers - only the Scotsman and the Scottish Daily Mail available; if you are in one of the higher priced rooms which I believe are on the top floors there is no lift. The wifi is free but has a 200mb a day download limit which is basically useless. One day we had a lie in and we wanted to stream some TV but it was impossible. Not the most annoying thing in the world but!
If you are, as the website describes, only intending to use the room for sleep while in Edinburgh, the smaller rooms are more than adequate and I highly recommend them.
If and when we return to Edinburgh we will definitely stay here again.

We stayed here when it was booked by our children as a birthday present (theatre trip). The hotel is very easy to find and perfect location within easy walking distance to centre. the staff were very welcoming, friendly and helpful.
Our room was at the back and was a little on the small side but was happy with all facilities (we didn't come to Edinburgh to spend much time in our room after all!) bathroom was not large but clean and shower was excellent with lots of hot water. Was a fair walk to our room which wasn't a problem. My only issue was that we had to walk through bar and restaurant. Don't like toddling through with my cases when everyone having breakfast.

I wouldn't hesitate to recommend this hotel and will almost certainly be back.

My finance, mum and I were visiting Edinburgh for a family birthday. I got a great deal at The Place 2 nights on a last minute website.
Cars could not get to the hotel because of the tram construction, so we were dropped a 5/10 minute walk down the road (a struggle for my mum who suffers from a severe bad back). I would have rather of been informed of this before we arrived.
However, when we did get there we were welcomed by friendly staff and a nice drink in the bar. The hotel decor is modern, attractive and clean, our rooms were the same and very comfortable. Just what we needed after a busy day walking around the city.
Every morning we had a beautifully cooked breakfast and tried haggis for the first time (when in Rome) it was delicious!!

The Place is the perfect hotel for a city break, meeting all our needs.

I’m sorry your arrival at The Place was a bit challenging – the tram works on York Place proved a bit of a challenge for us, but thankfully these are complete now and access to the hotel is very straight forward however you are travelling.

The hotel is well situated for central Edinburgh, and generally good, with helpful staff. It is a building on 3 or 4 floors, but with no lift! Whilst help was given with luggage etc, it is not suitable if you cannot cope with lots of stairs! The en-suite was shower only, and had a smell of cigarettes, and lacked a face flannel. There was no room information, and presumably no room service. There was no suit case rack, and hence you had to get down on the floor to deal with your suit case. Wi=Fi is provided free of charge, but was very slow when I stayed. Breakfast was good with helpful staff.

Many thanks for posting a review following your recent stay.

We frequently get comments on the lack of a lift here, so excuse me if I hi-jack your review to explain things for all future readers and guests.

The new town of Edinburgh is a World Heritage site. The vast majority of the properties in the area are Georgian townhouses. The first elevator was not invented until the late 19th century, long after most of the town houses were built.

We don't want and cant have elevators in this building.

1. It would totally ruin the period appearance, nature, style and fabric of the building and we would not get planning permission to do so.

2. We would have to knock down substantial parts of interior walls, losing public space and a substantial number of bedrooms in the process. We would have to do this 3 times over to serve the 3 townhouses which comprise the hotel. It is structurally impossible to do this and utterly undesirable in any case.

3. To install elevators would cost millions of pounds, make our business non viable and totally ruin 3 historic townhouses which we are the proud custodians of.

We go to great lengths to ensure that people know we don't have a lift. We turn business away and actively discourage those who are not sure if they can manage the stairs. Having people in the hotel who dislike the stairs leaves us open to unjustified negative reviews such as yours. You should not book here if you cant manage stairs. This has been said many times before by posters on here and we completely agree to the extent that we say just that very thing in our marketing material.

To briefly answer your other points. We have rooms with baths here on a request basis. Requests are few and far between. We are an entirely non smoking hotel, in fact it is illegal to smoke in our building. Very occasionally inconsiderate guests ignore the law and smoke in the hotel. We impose penalties for doing so. If a room smelled of cigarette smoke we would have moved you immediately and closed the room down until it didn't smell. Room information is available on the hotel TV service in every room. We do not provide room service for health and safety reasons. Our Wi-Fi is more than adequate to perform basic functions. It does perform better on the ground floor than it does in some rooms and there is an upgraded speed available for those who need to stream or use greater bandwidth than a normal guest on a short break.

I have to apologise if the hotel was not to your liking and I am sorry that this is a somewhat lengthy reply, but we feel it is very unfair to continually be marked down on matters we are perfectly open and forthright about before guests book. It makes no sense to book a hotel with no lift if a hotel with a lift is an essential requirement.

We stayed here for 3 nights earlier this week. We got an excellent deal, so reasonably priced that we were prepared to find it to be a less than average hotel. We were completely wrong.
The hotel was centrally located, only a 5 minute walk from the city centre. As you arrive at the door, the first thing you notice is the clean modern bar with its snazzy lighting, which immediately made a great impression on us. Our rooms were downstairs, and unfortunately there didn't appear to be a lift, but the staff insisted on helping us with our bags.
The rooms are quite small, but were clean, warm and comfortable.
All the staff we met over the three days and nights were an absolute pleasure to deal with. They were pleasant and friendly and extremely helpful in answering any questions we had.
The one downside for us was the breakfast menu. There was no bacon available! Because of this, we had to go out each morning to eat.
I definitely recommend this hotel and would be more than happy to stay there again in the future. I think its definitely ideal if you plan on spending your days out and about and need a clean warm centrally located base. However, if you plan on spending a lot of time relaxing in your room, then the rooms we had might cause a little cabin fever as they were quite small.

It’s a shame you decided to eat out in the morning purely because we don’t offer bacon – we have some fantastic alternatives such as Mcsweens of Edinburgh’s famous haggis, really tasty beef sausages, pancakes, egg’s done any way you like…. I do hope next time you’re here you’ll give it a bash?
