From the pictures on another hotel website, it looked ok to stay but we were very wrong. The walls are so thin I could hear the people in the next room talking. The room was dirty and very dated. The beds were uncomfortable. There is no way that it was worth the price we paid.

I had read lots of reviews on this hotel before i left and was terrified as they all spoke about the dirt etc. We were lucky we got a newly refurbished room on the third floor. Yes the workmen started work at 8.30am but at £124 for two people for two nights within walking distance of the centre of Edinburgh it was good value for money. Carparking is £5 for 24hrs onsite last time we were in Edinburgh it was £13 a day for off site parking. My advice is ask for a refurbished room and realise if it is this cheap you are going to be missing some home comforts.

I stayed at this hotel for two nights with my fiance. The hotel itself is easy to find, parking is on site for £5 per 24 hours. Reception will advise how to get this discounted rate at check in.
The rooms were clean and tidy, lovely sheets on the bed, great shower.
I did have a slight issue with my room being right by the road, the traffic could be a little loud at times - if you are a light sleeper be sure to get a quiet room.
The hotel is a 20 min walk right to the grassmarket area, over a little river (on a bridge) and basically straight up one road. Very convenient.
I enjoyed my stay here, it is an excellent price and there isn't anything more you could need.

We stayed at this hotel earlier in the year and complained as the room was filthy, it had a huge stain in the corner of the room that was floor to ceiling and in the morning we had no hot water. When we went down to reception to check out there was no mention of why there was no hot water until we asked and then we got a bit of a pathetic 'sorry the boiler is broken'. After complaining by email we received a complimentary night at the hotel and the manager stated that he was very sorry about the room and that the hotel was being refurbished and wanted to invite us back after the refurb. We accepted and used the complimentary night last month. We arrived expecting a totally refurbished room but instead we got a room that looked exactly the same as our previous stay. When I went to reception to say that we were supposed to be staying in a refurbed room the receptionist stayed that the refurb meant that the rooms had been painted. We were given another room which had apparently been 'refurbished'. The only thing I could see that was different in this room was that the wall behind the bed had been painted a different colour, the rest of the room looked exactly the same.
Two positive things about this hotel were the location and the breakfast. The rooms do not reflect the price that is charged.

We had a reservation at a nearby hotel but there was a mistake in the number of people and we needed another hotel to accommodate extra people. The photos did not look too bad so we booked it.

Location: Nothing wrong. Its not in the city centre and we knew that.

Building: Weird. It looks like some old school dorm building converted to hotel.

Room: Its a room. That is all we can say. It has nothing. It doesn't even have a phone. Yes, it does not have a phone. Our phone battery died, so we couldn't set an alarm. So, while checking in, we asked the hotel for a morning call but was told it does not have such service. Therefore, we asked family member at another hotel to call the room in the morning. They called the hotel, but was connected to a central reservation centre, then had the call transferred to the Edinburgh property's reception, asked to be connected to the room and was told "we don't have phones in the room." Trust me, I stay at a lot of hotels across the world and this is the first time I saw a hotel room without a phone.

Plus, the walls must be empty at this place. We could hear EVERYTHING. We heard cars outside (as if they were driving right next to us). We heard people speaking (as if they are talking into our ears). We heard everyone walking in the hallway (as if they are stomping next to our heads).

We checked in past midnight, literally just slept (well, we tried) and left early morning to go to the airport. We were so happy that our stay was so brief. Just don't stay here. Just don't.

Room Tip: Just don't stay here.

Only thing I found disappointing about this place is that it was most definitely NOT in the city centre as advertised, but it is in a lovely spot. Quite simple decor, but pleasant, clean and hygenic - always a necessity. Restaurant was nice, staff were fantastic. Overall my husband and I enjoyed this hotel, despite the refurbishments going on at the same time.

Firstly there was no mention when booking this Hotel that they were undergoing reburbishment. Our room was reasonably clean just very very dated the mattress needed renewing desperately as everytime you moved a spring poked in you. The bathroom again was relatively clean except for mould on the ceiling and pink mould all along the bottom of the shower curtain.
The restuarant well wot can i say it was like going into a sixth form dining hall. Was absolutely disgusted that on top of all the money we had just paid to stay here for 3 nights we had to pay a further £5 for 24 hours parking which in total was a further £15. The reception and bar staff were very friendly. The service for breakfast was so disorganised.
This is the first and last time of staying in this Hotel will never go back to it.
This is also the time i've left such a negative review.
Would never recommend this Hotel to anyone unless your desperate for a room don't waste your money
