After feeling apprehensive about our weekend away here after reading some reviews on here I was pleasantly surprised with our visit.
Yes the room was basic, the bathroom also but it did what we needed it to. The bedding was clean and fresh and the staff seemed nice and very helpful.
I would stay here again.

I stayed in the hotel recently and found the single bed had stains on the bed cover and smelt as though it had not been changed since the last guest. Under the bed had rubbish on the floor and had not been vacuumed for some time. Bathroom floor was sticky and had hairs on the floor. Extra charge for breakfast where food tasted as though it was the cheapest ingredients they could find. Stairs going up to rooms were really dirty and were not cleaned at all during our stay. Extra charge for Wi-Fi. On our last day we overheard staff discussing a mouse problem. I will definitely not stay there again.

The Mrs and I stayed there with our grandaughter for two nights in September of this year.
We had read the poor reviews here but as we were on a budget thought we'd give it a go.
Nice enough room with clean sheets and towels and a brand new bathroom suite with power shower. Carpet was a bit stained and grubby but it was obvious that the owner is gradually upgrading the rooms so maybe next visit this issue will be addressed. Breakfast was fine, and the staff were friendly.
I had to laugh at the review where the reviewer complains that the hotel is too far from the city centre. Perhaps next time they could book a hotel in the centre? It would be impractical to demolish the building and rebuild it in the centre.
In summary this is a budget hotel situated a couple of miles from the centre of Edinburgh. There is an excellent bus service that can whisk you to the centre in about ten minutes.

I previously phoned to book a party for my daughters 13th Birthday which was to be held on a thursday night during the holidays 6-10pm. They had confirmed with me that they would accommodate this for us and we were to arrange our own dj, which we done. Upon phoning again to pay our deposit I confirmed this again and they took my card details. A week later the owner phoned and was very abrupt and just stated I am not holding this party No apology or a reasonable explanation and hung up on me while I was still talking to him. He was so Rude saying he had previous trouble and will not hold this party. Surely in this line of business and holding parties this is par for the course, I am assuming the trouble was started by older group of people who had been drinking alcohol. This was for a 13 year old where adults present to supervise. their whole attitude and very rude manner I would not recommend this place for a booking as they are likely to phone and cancel it as they feel like it. THEY ARE DISGUSTING

The good: Stayed 3 nights. Excellent location as there are very frequent buses which take 5/10 mins to get into the city centre . The bedroom was clean on the face of it but I didn't want to look too closely! Staff pleasant enough. Didn't have breakfast (preferred to go into the city for it) so can't comment.

The bad: Bathroom! En-suite shower enclosure wasn't nice at all, needed regrouting or replacing. Toilet wasn't securely attached so wobbled every time you sat down. Big gap around the basin housing unit. Hall carpets were badly stained on every floor. Paid for internet access in the room but couldn't connect for more than around 20 seconds at a time. Hairdryer was missing.

do not, under ANY circumstance use this hotel. The pictures we viewed were nothing like the property. You have to pay these people in CASH when you arrive or be charged 5% if you use credit. There were 4 of us. The room was suppose to be a family type suite. This room was to be able to accommodate 4 people. NOT SO! This room was so narrow you could not fit your luggage and yourself in the space let alone 4 people. The beds were next to each other with barely enough room to navigate. Our "room" was on the second level. You come into the hotel on the ground floor. NO ELEVATORS. You literally drag your suitcases up the stairs and around corners to get to the room. By the way, we were there for 2 horrid nights.....the room was not cleaned. Bathroom not wiped up, beds not made and trash not removed. I would hate to see this place if the people in it were slobs.

This hotel we booked just for 1 night (happy for this) and was disappointed to find the hotel very far from city centre, not at all up to Hotel standard (bathroom crammed and looked very dated). Good news is that staff was friendly- but honestly there are better hotels near the city centre for the same money (90 pounds) so spend your money elsewhere.
