“Huge disappointment”

We chose this accomodation based on tripadvisor reviews. We had booked and confirmed a non smoking apartment. On arrival we were placed in one of the smoking apartments! The entire place smelt disgusting, the hallway leading to our rooms were so bad at times, my daughters had to place their hands over their noses to try and avoid the smell. We spoke reception who were eventually able to offer us another room, if we packed up our rooms, left our luggage in reception for 4 hours until our room and the new one were cleaned, as it was the day before our departure we didn't see the point. We reported a terrible smell (like decomposing or maybe a leak in the sewerage ) that was In the main bedroom, after two phone calls to reception to ask if the issue was being addressed we were told that we would be informed once maintenance had got back to them. That call was never received. The noise from the rubbish trucks that started at 5am, the construction works. I need not go on. The plus side was the location and the food that was placed in the kitchen on arrival. My family would not stay here again.

I am very disturbed to read such a poor review of the Holyrood Aparthotel and I can assure all potential visitors that the points raised have been thoroughly investigated and addressed. Although the guest in question did raise the issue of a bad smell in the bedroom, we were unfortunately not able locate it ourselves and could smell nothing untoward. Fortunately, no other subsequent guest in this room has mentioned it so whatever troubled the guest in question appears to have left when they did. I can also assure guests that rubbish collections at the hotel do not start at 5am but usually after 10am, and whilst we did have an issue with street noise whilst the building next door was being renovated, this disturbance ceased as soon as the project ended. Holyrood Aparthotel is once again as peaceful as it ever was.

This was an amazing find for my family's 1st trip to Edinburgh. It's conveniently located for the main tourist sites: the Royal Mile, Holyrood, Scottish parliment and Arthurs Seat. The staff were really friendly and helpful and the apartment was nicely fitted including a full kitchen.

Only downside was that the doors were not balanced so they always slammed shut unless you holding on to them. Also, we stayed during the March heatwave so finding the thermostat was a bit of a challenge (it was in a cupboard in the entrance hall).

We definitely would stay here again if we ever go back to Edinburgh.

My husband and I, along with our son and sister-in-law stayed here in August. The apartments were spotless, well appointed, and even included fresh milk and juice in the refrigerator. We had a two bedroom-two bath apartment and it was great being all together. There was a flat screen tv and Internet access, and the building sits in a quiet location, just a half block off of the Royal Mile. Easy access to all of Edinburgh's attractions. We would highly recommend this place!

we recently stayed here for the fourth time and never again. They have building going on around them, that runs seven days a week, but mangement do not care.
Report noisy extractor fans and the say we tried to phone your room, but you were not there. Obviously pen and paper do not work.
on the same trip we stayed at the Staybridge Newcastle and this highlighted how unkept this entire property is. The savings on pen and paper could perhaps be used to freshen up the rooms.
my advice stay away.

My family of four stayed here from August 6-9th. The apartment was lovely. Its wonderfully decorated with a comfortable and homely atmosphere. The location is superb. However, we had so much trouble sleeping as it was terribly noisy all through the night. The seagulls kept us awake, the noise from the construction site opposite and the very very loud sounds of running water and other noises from the plumbing. Our good days were spoiled by bad nights. The Managment can add fans to the rooms during summer-they would block out the noise and keep the rooms cool. They can also consider soundproofing the windows, and doing something about the noise of the plumbing. Then I am sure there would be absoluntely no complaints by other guests and the place would definitely become one of the best places to stay in Edinburgh. You can do better..with that wonderful staff and great location...you are already half way there!

Room Tip: I have heard they have squeaky floors..perhaps a room on a high floor?

We may have been unlucky but although the apartment we had was lovely, it was very hot. ( Edinburgh was having a bit of a hot spell but only 21 degrees) and also noisy, from rubbish collectors, late night 1 am partygoers and builders in neighbouring buildings. We had real trouble sleeping in the heat and then were woken up by the noise. The hotel staff lent us fans on the last night bit we still had difficulty sleeping.
Apartments are lovely and very well serviced each day, with clean towels. Kitchenettes and appliances were all clean and modern. Both our rooms had twin beds not doubles.
Would stay again but note not cheap in festival season at £290 per night for 2 bed apartment.

Room Tip: Ask for room as high up as poss to avoid noise !

Location is really good for royal mile, handy for shops. At foot of hill there is a tesco which opens at 6am ideal for groceries.Room was very clean and had everything you would need for a few days break.
Downside parking expensive if you can get it.
Staff would not let you check in before 2pm even if the room was ready. People all waiting to check in, surely all rooms couldn't still be getting cleaned.
Some staff very unhelpful but the young man was very nice, no name badges so didn't know any names
