Met all of our expectations - great check in - lovely service - nothing was too much trouble - noises ground floor but funny CRAC at 4am - right on royal mile - tesco round the corner - good takeaways 5mins away - we will be back - have stayed in many 5 star hotels in Edinburgh centre - this was better on all fronts - well done all :0)

This was a very "corporate" style apartment hotel. It was well equipped and serviced daily. It was much bigger than I expected, but it was also more expensive than I planned. It turned out to be a luxury for the end of our trip. Wifi was an extra cost and my back up plan to use starbucks a few doors down didn't work out because reception there was terrible. It was a problem because I needed to check in for flights. I was able to use lobby computer.

Room Tip: I enjoyed using the stairs rather than wait for the elevator, so I would choose 2nd or 3rd floor.

We were booked here by a travel agency that required land in order to give the airfare deal, so the price was higher than I would have chosen ... But the location just off the Royal Mile made it a breeze to economize with a lunch or dinner at home. If bed layout is important call in advance - both of our rooms had 2 single beds. Combo washer/dryer was nice once we figured it out. Living area was comfy. Charge for wifi per unit was too high so we waited to go to the restaurant down the alley. All in all, this was WAY better than being in two hotel rooms, as we could all be together in a nice homey environment. The location also meant we could walk anywhere along the Royal Mile - Castle, Palace, Arthur's Seat, Parliament (weekday debates were great!) ... Save bus fare for trips farther afar. I'd definitely stay here again.

Holyrood is located in the university section of Edinburgh. There is a nice cafe next door, and its a pleasant walk to the Royal Mile. They offer a garage. But, they were certainly not gracious with their breakfast (hefty charge for dry cereal, milk, juice, bread left in the kitchen, which we sent back) and paid WiFi connection (only one device.) Reception folks were OK, certainly not outstanding. Was clean, though.

Nice, well equipped and spacious apartment ( we took a quad - 2 room one). Extremely clean, comfortable and self sufficient. Sufficient toiletries, tea / coffe sugar sachets + a nice initial stock of milk made it very inviting. Tesco just in the backyard so made it very easy to replenish supplies (necessary with young kids). Location excellent; just off the Royal Mile, so you can see the main city spots while walking around - no need to book expensive city tours beforehand.
The one major drawback (god forbid you need it) is the lack of any kind of staff to handle even the most basic emergencies. There is only one receptionist for the entire apartment block after working hours and that too a summer-job student. Their bathroom door malfunctioned and got locked in. Ultimately, had to go to their tool room and do a DIY job to open it after an hour. Quite unacceptable in my opinion that there is no emergency / support staff.

Room Tip: choose a room on the higher floors.
