We stayed at the Holyrood with a 1.5 year old and it was a very positive experience. We wanted a separate bedroom for my son and kitchen with washer/dryer but were really surprised by how great it was overall. The rooms were a good size, everything was clean and modern and the kitchen was way more stocked than I'd expected. The hotel supplied a travel cot and highchair (at pre-trip request) for my son and they looked brand new. The staff were helpful in so many ways.

I'd read reviews about loud pipes and squeaky floors. I didn't notice the pipes. Yes the floors squeaked a bit but I could walk around while my little one was napping and it was no problem. Do not let comments about squeaky floors put you off. This is a fantastic place to base yourself from and I would stay here again in a heartbeat.

We were more than satisfied with our overall stay at the Holyrood Aparthotel. Our two bedroom appartment was clean and spacious and all the basic equipment was provided. Location was perfect and the stuff very helpful.

We stayed here for five nights and had a great experience. Rachel and the rest of the staff were beyond helpful and helped us with car for hire reservations and restaurant reservations. Anything we asked for they helped. The breakfast included on the first day lasted us 3 to 4 days. The location was spectacular with a hotel and restaurant next door to eat and we were right off the Royal Mile was took you everywhere in town. There was also a hop on hop off bus stop on the street in front of us.
IF you do stay here, please note that if you face the courtyard, front of the apartments, it gets roudy and loud at night. We were woken up by drunk guests every night, so make sure to ask for a room facing away.
The place was clean, spacious and we enjoyed our stay very much.

Stayed here for a weekend with a group of friends. The apartments were spacious and well equipped - even had dishwasher tablets. Having 2 bathrooms was a bonus and the beds were clean and comfortable. Breakfast Hamper provided on the first day was a great extra. Free access to internet via computer at reception - You had to pay for wi-fi access in rooms
Apartments location is good - close to the Royal Mile but little noise as set back from the road. If accessing on foot, best to go through the lane in Canongate - much quicker than going via Holyrood rd.
Perfect for either a family or a group of friends.

2 bedrooms, pull out couch in main room and 2 bathrooms worked well for our family of 5.
Kitchen was useful, washer/dryer came in handy and the location was perfect.

My husband booked a 3 night stay for our 1 anniversary int he holyrood he got a great offer of one night free and they also upgraded us to the penthouse apartment for free it was fantastic was great to come back to after a long cold day sightseeing in Edinburgh. The space fantastic also it was very safe and reception staff could not have been more helpful. Also free internet access from a computer in reception area you could also hire dvds for your room with the fee giong to charity. All in all i would love to back here and have recommened this to many friends and family since our stay

I stayed here some years ago whilst on secondment for a nearby company. On that occasion I didn't particularly like the Holyrood ApartHotel because I found the apartments a little large and uninviting for a single business traveller.

However, having stayed in many hotels in Edinburgh since on our annual weekend away there, the ApartHotel sprang to mind after calling a few hotels up and enquiring as to availability - and being disappointed to find few had rooms remaining.

That was very much to our benefit.

We'd previously stayed in The Caledonian (Hilton), Glasshouse and MacDonald Holyrood (quite literally next to the ApartHotel). This time I remembered the ApartHotel and we booked up as soon as we found a room was available.

Quite frankly I don't think we could have had much better luck. On returning I swiftly remembered how spacious the apartments are, the facilities available to guests and the sheer convenience in respect of location. You have everything you could possibly need at hand and I must say that the lady at reception was welcoming, friendly and helpful.

Very few locations in Edinburgh will offer you secure electric-gated car parking for less than £10 per night and if the route through Holyrood is open you also have very quick (8 minutes) access to the A1.

We walked to Princes Street easily within 15 minutes but if the hill is beyond you then it's a £4 cab ride away. To be situated at the bottom of the Royal Mile without much of the noise that accompanies the major routes in the City we don't really see how anyone could have too many complaints.

The breakfast hamper was good, milk was in the fridge, the dishwasher, washer, LCD TV and DVD player, the kettle, the toaster, the microwave, the oven, the two bathrooms (one main and one en-suite), the option to have a takeaway meal delivered direct to your door or visit one of the many nearby restaurants - the only thing you won't get is room service which has never been really high on our agenda with the facilities the apartments offer and the value for money they represent.

If I had to be really critical then I'd agree with one reviewer who said they felt the wifi access should be included. That said, you can get online free of charge on a PC in reception if you really need to and the use of your own device isn't essential. I'd also agree that the apartments seem unusually warm and the windows (for safety reasons of course) don't open too much; but I really am having to try to pick fault there.

The heat wasn't at all uncomfortable (and excessive room heat is something I can't cope with at all) and we thoroughly enjoyed our stay.

If you're looking at 4/5 star accomodation in the City then this location is an incredibly good option (and much cheaper too). The hotels can't compete with the space, convenience and facilities and in future we'll not even contemplate trying elsewhere.

Highly recommended.
