We stayed here as a group of 4 friends for a Saturday night out in Edinburgh. This hotel is in a fantastic location just off Princes Street. The room we were in slept 4 and there was plenty of space and a lovely bathroom. The room was spotlessly clean. Breakfast was lovely even though we had to wait for a table as the dining room is a bit small. Friendly staff. Can't believe what good value for money this stay was for such a central hotel. Will definitely be back on our next Edinburgh weekend.

In a great location very close to pubs and restaurants and attractions. Very friendly staff and always helpful. I had a single room with a private bathroom. All recently decorated. There is no lift but don't be put off by this - the stairs are manageable. Wpuld definitely stay there again

The good: Excellent location- walking distance to everything. Felt safe (solo female traveler). Fantastic breakfast. Clean, comfortable. Overall a pleasant experience.
The indifferent: Lots of stairs, however this is typical for B&Bs in UK.
The bad: Not the Guest House fault, but you may want to bring earplugs, as street noise was intrusive at times. (Drunk revelers singing loudly in the street.)
I would stay here again.

Room Tip: Perhaps find out if there is a room that doesn't have a window facing the street, as street noise was intrusive at times. Or just use earplugs.

My friends and I stayed here for one night in the large family room.. Was just perfect for our ladies night out.. Central location.. Spacious, clean & tastefully decorated room. With comfortable beds, warm duvets & lovely pillows we all had a good nights sleep.
The bathroom was perfect for us ladies .. Good shower and a bonus as towels and toiletries were supplied.
It is good to note that this guesthouse is in the main thoroughfare of Edinburgh city centre so some noise is to be expected.. and as other reviews point out.. be aware there are stairs/no lift. However.. we did not have an issue with this.
We all found the staff friendly and helpful. And with a lovely fully cooked breakfast in the morning we all left with smiles on our faces..

my mom and I stayed here back in 2011. It is in a great location and the breakfast was delicious. Staff was very friendly and our room was nice and clean. Lots of stairs so if that is a problem I'd look somewhere else.
