Our room was beautiful and breakfast was delicious. Carolyn was very friendly and caring.
Everything was absolutely amazing, we really enjoyed our stay.

We stayed for 2 nights at 12 Belford Terrace. It was a very comfortable stay. Carolyn is a warm and lovely host. The room was spacious with an ensuite. The breakfast was excellent. The location too is pretty good. About a 10 - 12 min walk from one end of princess street. We enjoyed our stay here.

If you are looking for a lovely and cozy place - choose Belford Terrace! Singles get the room which is overlooking the garden. You have TV, tea facilites, hair dryer. Bathroom is not en-suite, but right beside your room. Your host has dogs but I fell head over heels for this place and stayed there 2 times. And will definitely choose it again and again and again.
Walking distance into town: 15 to 20 minutes, but you can stroll along the Water of Leith and forget everything. I just love Edinburgh!!

I stayed in the room overlooking the beautiful garden and Water of Leith beyond and it was very comfortable and big with a modern en suite shower room.
The house is located about 15 minutes walk from the west end of Princes Street making it very convenient and quiet... and the breakfast was great!

Very nice place to stay.

Parents, five year old daughter and labradoodle were warmly welcomed. Our room (one of three) was spacious, comfortable, and very nicely appointed. In the room were tea and coffee making facilities and good quality biscuits, and a comfortable sofa to sit on. Very relaxing. The en suite shower room was narrow but nicely appointed, and had high quality shampoos etc supplied.

Mrs Crabbie was away, but we were looked after by a friend of hers who was efficient, sincere and kind. Our daughter and our gentle big labradoodle were both made to feel really welcome, not just tolerated. There were two resident dogs, one elderly and blind. Our hearty breakfast was cooked and served in a fine big basement kitchen. Other guests chose to eat at a table in the pleasant back garden. We would have liked to stay longer, but there was no availability.

Free car parking by permit available from the B&B was possible at a sports club a short distance away on Belford Place. I had been concerned about the security of the car park, but had no problems - the sports club was an up-market tennis club.

Please note that the location of the B&B is not accurately represented on the tripadvisor map. Belford Terrace is part of Belford Road. Mrs Crabbie's B&B is on the left, as one drives away from the city centre, shortly after crossing the Waters of Leith bridge. It is at the far end of the short, staight, level terrace of fine period houses that immediately follow the modern Menzies Belford Hotel. Immediately after the B&B, which is on the corner of Belford Road and Belford Place, the road swings right and uphill to two magnificent galleries of modern art, which incidentally are free, and well worth a visit.

We walked to and from Princes Street, along fine Georgian streets. It's about twenty minutes' walk. We enjoyed both Edinburgh and 12 Belford Terrace, and hope to return to both.

  • Disliked — Finding it by car was a bit difficult for an Edinburgh novice (see my review for directions).
